Hi, I think it's better to specialize in an asset class and not jump around. Especially if you're a new investor. An apartment building is going to operate different than a motel or mobile home park. They are each a different type of business. I agree about LoopNet, good stuff.
Thanks! Have you read Matt's Book Raising Private Capital yet? If not go to www.biggerpockets.com/privatemoneybook to pick it up and also get a bunch of bonuses including an Ebook on buying apartment buildings!
Every property on Loopnet is in Costar. Costar owns Loopnet, Loopnet is a marketing sight for Costar. Costar has all the properties, Loopnet has a small portion of the properties.
@@michaelandpattistenson2559 So that means LoopNet search results may not show all the properties then? If a client looks for a strip mall then, LoopNet search is not good enough, eventually utilize the Costar to see the entire available properties?
@@daepark4681 Correct. LoopNet only shows the listings folks pay for. meant to be in front of the tenant or end user/byer. CoStar is the tool that professionals use.

Thanks for informative advice. I had issues agents do not bother call back on couple properties interested. Thoughts!
Sometimes you need to let them know you are serious, which will require a few calls!

Do you use CoStar at all? or have reviewed them?
We do use it, more for data analysis and researching properties that we've found to get the back story on them.
