One policy that we have for multiple properties went up 30% which is crazy. I adjusted deductibles, coverage etc. would be interested in who everyone is using and what type of coverage you have. Interesting that politicians are now considering capping rent increases which as you point out impacts NOI and ultimately property value. They need to be looking at the insurance industry, but as we know that doesn’t get votes. Everyone needs to do research and go out and vote!!!

That's not the definition of money. Money is defined as a medium of exchange, so all currencies are money. Ironically, neither gold or bitcoin would be considered "money". They would be assets.
By most definitions, an Asset puts more in your pocket. Gold and crypto do neither they are inflation hedges and alternative currencies. Thoughts?

I'm from New York and currently own 750k in real estate in Baltimore City (no mortgages) 😊 I prefer city properties because there's room to grow and after 9 or 10 years you build equity. Honestly, crime is everywhere in America 🤷🏽♀️ I'm not afraid to invest around black people 😊 everyone needs a place to stay!!! P.S. - Those Baltimore Sec 8 tenants are difficult to deal with 🙏🏽 I don't rent to them. Y'all know what I'm talking about 😂
Thanks for your feedback! FYI go out and get a Business Equity Line of Credit on those rentals, lots of equity tied up there, equity that could be put to work without selling! We take our lines of credit and lend it out as hard money, Collateralized loan with a personal guarantee... 12 percent plus 2 points! You can do it too!
