    Thank you for your honesty. There are other realtors, etc. that are still feeding the public inaccurate information and making Florida still appear to be the dream place to live with great cost of living offerings. Florida has priced the middle class out of the market and folks are living pay check to pay check trying to keep their homes and pay all these increasing fees.

      That’s always been the big problem with Florida. Housing used to be very cheap so Northerners bought second homes. And I’m not talking about rich people. Regular people. But they could never actually live there because of the poor job opportunities.
      It’s even worse now that taxes and insurance have skyrocketed. I know I’m not telling you anything you don’t know.

      Had two different electrical contractors come quote a job the other day, BOTH asked if I knew people looking for a job. No experience necessary, but willing to learn. If you've got skills, there's TONS of work here NOW. Problem is most people are unskilled labor at best. Welding, HVAC, electrical, concrete workers....TONS of work, pay based upon experience and skills though.

      @@percyblok6014 I am a HVAC technician. I take my contractors license test in July. Plenty of work but they don't pay very well. I'm on the top end of the company I work for at $32 a hr. It's still not enough and why I am starting my own business.

    Thanks for your honesty, 63 years on this earth, It feels like a punch in the stomach to see what is taking place and where we are headed, smh, what a scary shite show, I find this whole dog eat dog system disgusting and thats coming from someone with zero debt , self employed making 150 an hour , can't imagine being an average young person trying to get started

    Yeah I enjoy south Florida but it is way beyond materialistic. So many grifters and con men and women. It’s all flash no substance. I enjoyed Boca for a decade but I’m so over it.

      Same here!! I just left Aventura and the whole "view" thing was something I was over before I left, while most people there were obsessed with it. So glad to be out of there. I really came to hate the people there. The last several years leading up to my departure signaled it was no longer the place for me. I don't miss it for even a bit despite living there for 22 years and enjoying most of those years. But it really was time to go. Not looking back.

    Florida is still an incredible place to live. You just need money. It's becoming a wealth and resort state. Not a place where school teachers go to retire or you raise a young family.

      Correct. I'm one of those people who wanted to jump off the financial treadmill and I did it. I sold my condo in January to a hedge fund analyst from NY and am relieved to get out of there. Eventually it will be nothing but super-rich and no one to service their needs because it will be utterly unaffordable to the worker-bee class. I do believe with condos, specifically, the money is no object crowd buying them up will realize in a few years that these things are pure poison combined with the severe congestion and overcrowding of these areas and become disillusioned. I moved several hours up the east coast, near Melbourne. I like it here for now but am hearing of others here who fled higher cost areas, and a growing population here. I will keep tabs on that and am already working on contingency plans in the event rents do not stay flat. I feel like a criminal fugitive on the run.

      Florida is a sh*thole that ranks among worst in the nation for public education, wage to cost of living ratio, and quality of Healthcare, all of this is factual statistics which are easy to find online.

    As I check Zillow, it's a sea of red for homes for sale. I have never seen so much inventory!!! And the shadow inventory is probably just as many! That person should thank the gods it appraised less; now walk away and when they call you in 10 mins tell them the new offer is hundred K less than the banks appraisal.

      That's why I put my house for sale in 2022 right when the feds announced raising the interest rates. So glad I did! Otherwise it would be sitting on the market sitting there doing nothing like everyone else's.

      $250,000 per year household income in Florida well now afford you a regular neighborhood. It will no longer be a premium upscale neighborhood. You better be making $500,000 per year or more to get to those neighborhoods. It’s totally ridiculous. DeSantis has destroyed Florida! It is only for his elite friends at this point

      People that can continue making that 250k after moving here. Many that make that much in Ca. or NY. think they will just move to Fla and get a job making the same money will be very surprised.

    I think you are completely on point.. We moved to Florida for the sun and my job 6 years ago, things were much more affordable and I thought this would be our retirement home… everything went to shit… not sure if you cover north central Florida but we would definitely consider using your services… Thanks for your insight…

    The question isn’t whether or not there are people wealthy enough to live in FL. Of course there are. The questions are….are there enough of them? And who will serve their needs?
    The higher the cost of living, the fewer “wealthy” can afford. A lot of people that appear wealthy are not, and are one bad tenant away from foreclosures.
    I guess we will see. Clearly, there will always be an ABB type market in FL. People will always want to travel there. But if they are counting on the middle class to fill those slots, good luck with that. For the sake of this discussion, I am well above middle, and I’m not buying in FL, not sure I want to pay 6K for a weeks vacation either. I could go to Europe for that. Or the Caribbean for less.
    Better get used to dealing with 18 year olds running all the stores, restaurants, road maintenance…..they might be the only ones willing to live with 15 other people in a three bedroom apartment.

      It does once you get homesteaded but gets adjusted for each new owner.

      If you’re homesteaded, the tax increase cannot be more than 3% in a year. Also, if you sell in Florida and buy another home in Florida, there’s portability of the value of the old property so you don’t pay higher tax

    Apparently you are soliciting for new listings with this scare tactic video. Florida is much larger than “South Florida” so if South Florida is too expensive, pick a more affordable area in Florida. Just have to drive a little north. The Space Coast is great with many housing choices and good employment (no, I’m not a realtor) I’m guessing many more areas in Florida are the same. Sure, some people go to other states which is fine if you don’t mind colder months and not as much to do.

    How much is your license worth? How much are you willing to sell it for?

    Yeah, the median home price will naturally go up because obviously the only people who can close a purchase right now are those who have substantial amounts of cash. They think they're getting good deal because they can buy cash but they don't realize that when finally people are forced to sell they will be less worried about getting that high price and more worried about getting out fast. At that time, the people who are buying now with cash will be surrounded by neighbors. Desperate to sell regardless of the haircut and they will have to watch as the comps around them begin to slide like pigs in mud. I'm not so sure they're going to feel very clever when that starts to happen. Although they say it's different every time, one thing is always the same. The median always corrects back to the traditional ratio to median income in the area and it never corrects by incomes increasing sharply. The median always always falls

    Since the pandemic when l see the moving, the proud to be one of the greatest place to live l started to get worried about Florida because the middle class will feel the problems that Californian have it. Too much people and money moving in short of time. Always a bad signal

    Because of the inflation, the wages that are purposely depressed by the governments, policies cannot rise to the level of the actual cost. Bringing in foreign labor, depresses labor prices, and drives up rents and mortgages. Basic supply and demand economics.

    The Real Estate Market In Florida will never operate on normal trends comparatibe to the rest of the country. In every other state if you file for bankruptcy, the trustee forces the sale of your home no matter what to pay the creditors. Florida your home is 100 percent exempt with no max value of this, so people that are 63 years old and have 800k in credit card debt in new york, sell there new york home buy a million dollar florida home at double market value wait 14 months and then file bankruptcy securing a million dollar home and discharging all debt they accrued from a lavish NYC lifestyle for 30 years. Then the pension funds of new york own the florida rental market to charge 3k per month to pay the guy that just declared bankruptcy 120k.per year in pension income while right to work.florida wages remain stagant. The entire state is designed for rich people to not pay or take responsibility for any of there own bad decisons but to continue making the poor foot that cost. Florida is a state for tax evaders, drug dealers, and financial criminals.

    Tryna figure out why make such a negative video if you are into real estate? Florida is WAAAAAY over inflated. With no good paying jobs how does one afford such NY/Nj/CONN prices? They don't. Something has to give. Buyers will move more north. SC and NC and maybe even Georgia. I feel bad for Florida. Bubble this time is much bigger then the last crash.
