I have a realtor, but I feel like all the benefits and incentives I got from my new build home, I was able to get them by myself. I felt the realtor didn’t do much to give me a better deal more than I already did for myself.
Thanks for sharing. It's a case by case situation based on the builder and the community and the demand. If your buyers agent is knowledgeable, understands the market, and what other builders are offering, there's always room to negotiate. Whether the builder agrees is a sperate question.
What benefits and incentives were you able to get?
@@Banana69999 Recently $15-20K in incentives toward interest buy down and closing costs. Last year, I was even able to get $50K incentives for a home between $700-800K. It varies based on the builder and the market conditions.

Yes, for new construction homes! Builders are more motivated to sell by the end of the year. Builders usually have quotas to meet.

Be careful with lender credits though.
For example, they may give you $3,000 off a $10,000 loan origination fee, leaving you to pay $7,000, whereas another lender may only charge you $5,000. So, it seems you are getting a deal, but with loan shopping and due diligence, you will see that you aren’t.
In many cases the builder owns the lending company they want you to use, and, they won’t give you the same lending incentives if you don’t use their lender.
Great insight and thank you so much for sharing. It's so important to go over the numbers with your buyer's agent! And you're absolutely right builders want you to use their lender, which in most cases are owned by the builders parent company.

@@Jay-fc4fg For Sale by Owner (FSBO) is a complete different way to sell your home. I don't recommend it. There's a reason why Sellers hire realtors, just like you would hire a lawyer to represent you in court...

In texas you can geduate high school take a 6 weeks course then take an license exam and BAM! You are a real-estate agent. APPLES AND ORANGES..

Builders agent don't want to share $ ,increase cost more $ for builder . So what happens they will increase the base price and give you bs reasons. It's happen to be.
Builders are increasing prices every time they release lots and spec homes.

you dont need to go to realtor, go straight to the builder sales consultant you will save 15 to 20 k.
That is not true! As buyers agents, we can negotiate more than if you go directly with builder.

The builder pays the realtor commission, so how do you save something you weren’t spending? Also, the sales consultant works for the builder. They offer the least amount of incentives and you won’t even know it. 🤦🏾♀️
