Just catching this video, 6 months later. Nevertheless, I had to comment on the lot premium issue you brought up. I just ran across a community in Summerlin (not The Ridges and not Summit Club) with $800,000 (eight hundred thousand dollar ) lot premiums... for single-story tract homes on less than 1/4 acre lots. They do have views which are fairly comparable to Dragon Ridge, but... $800K? 😆
I know exactly where that is 😂 Yes, lot premiums can be HIGH ⤴️

I bought a new construction in March,2023! Very happy, with a wonderful agent who saved me at lest $50k and moved closing date about two weeks early than original closing date! Communications with your agent and your agent focus on you like her/ his only client is the key.

Unfortunately they aren't offering broker participation on this development (another agent tried and they said no!). What would you suggest? Hello Kaori, watching from Florida. I've been looking for a home since December 2022 only to be outbid by cash buyers and investors. I've decided on a new construction townhome, no haggling and it's new. I've notice that new build prices are continuously increasing. Should I wait until December to hopefully get some end of the year incentives, spec home deals, etc., that you've mentioned or should I go ahead a sign a purchase agreement while I can afford this home?
If you can get a good deal now, I would go for it. The longer you wait, you're not building wealth for yourself and your family. When you can afford it it is always a good time to buy 😉 December is a good month to buy spec homes, but right now in Las Vegas, spec homes are flying off shelves. Not sure how much inventory we will have this winter months.
Realtors must and should Communicators.
They "should" but many don't. Being able to be transparent and communicate well is a key factor in being a successful negotiator!
I have heard many reports of customer complaints of new builds in vegas post 2021 because of covid and supply chain issues which resulted in poorly built homes that had many faults after they moved in. Are there home builder companies you can recommend that have a solid reputation? I’m a fan of toll brothers and tri point

Not true about having a realtor being a must. I had to let go of mine because I was doing my own negotiation anyway. In fact, the builder gave me 10k more when I dropped my Realtor.
You need to hire a realtor with experience and knowledge and you construction that knows all the right questions to ask when it comes to negotiations. I've always been able to win for my clients.

Hello Kaori, I'd like to buy a brand new home in Las Vegas or in it's neighborhood city. Is it difficult to build a new home while living out of state? Is it necessary to travel back and forth a lot during the whole process of finishing the construction? Or is it better just to look for an existing new recent built home?

What at the final walk you don't see every little thing but will notice things after being in the house? Have you come across a builder that will let you use his discount when buying appliances, lights, cabinets, and handels at the places he buys those or deduct the allowance? What if you don't need a loan? Do all builders have a design center?
I'm in Oregon but relocating to Claremore, Oklahoma where I bought 3 acres I have no idea what I need to do to begin. When my husband was alive he took control when we bought our house I'm in now. I heard from a couple of people that live there that Kennedy Homes is a great builder. I went on his website and Facebook page to get as much information that I can. Can you let me know what all should we check on them like the CCB or BBB?

No HOA....... To Many Karens and a lot ( Not All ) are rip offs ......Just Power crazy people with their Views..... Have had too many run ins with HOA'S trying to tell me what i have to like and do.... I will never again join an HOA or buy a lot next to one, Too much stress.
