    My Spanish style home was built in the 1930s but my seller upgraded the bathrooms/kitchen, got rid of the aluminum wiring and plumbing, and it passed inspection with flying colors. No asbestos or lead. I don’t mind that the house has been previously owned. I’m thankful! Now I can reap the benefits of their hard work.
    I love the history of it, the idea that this house has withstood so much time. I walked in there and felt like “oh, this house will protect me and my family”. I get it inspected annually just to be safe, but so far so good (knock on wood). Newer houses all look alike to me. There’s nothing special about them.
    I’m bingeing your videos between flights and you’re great. Very insightful!

      same..when we were still on the stage of looking for a house..old and new house games you different emotions. like when you enter a new house you are amazed by the fancy design with lots of space but when I entered an old house it gave me a homey vibrant that reminds me of my childhood when everything is simple and ultimately happy.

    I was taught that within homes don’t look at aesthetics. Look at the “important stuff” such as foundation, pipes, load bearing walls, ect. The “important stuff” are things that will cause either a HUGE cost or things that you can’t change. Where as Aesthetics constantly change over the years and are ever evolving.

    Interesting video. I just decided to move to an older home, I traded my house from the 90’s to a home in the 60’s. It’s been kept and loved by its owners very well. The last owner did a lot of updates too even added solar. I wanted a bigger yard and more character. I will no longer have hoa so my payments will be less

    Here in and around New York (New Jersey etc) our homes are as old as built in the late 1800s, early 1900s. They have SO much charm but man are they work.

      @J B We're about to do inspection saturday so i can follow up! I do currently rent in a 1922 townhouse in Queens, NY and i can tell you one of the biggest recurring issues we've had is the electrical wiring. In one case, an entire connection was straight up just.... missing. We have a ceiling lamp that can hold 3 bulbs, only 1 turns on. I've also been told plumbing is another often problem, so we're doing a sewer scope for our contracted house in addition to reg inspection.

      Yes, im from NJ. Many home are old as hell. I dont want to walk into a house full of maintenance issues so ill stay away.

      My whole street has early 1920’s homes. Mine is from 1920. I went into the basement and saw a dude’s name and a date in 1950 carved into wood. When we redid the dining room Sheetrock, again 2 names and a game of tick tack toe behind the plaster with a date in 69. It’s charm and it comforts me knowing that this thing has been a home for many families and kids before I. It’s been a lovely house and I absolutely love it for it. Would never trade it for a new one.

    Great advice. But just my two cents, I found the background music a little distracting, especially towards the end of the video where it got louder and louder.

      I used to have it much louder and I have since adjusted it. You are the first person to tell me that since i've adjusted it. I do make the last song louder so I can end it with a bang. But thank you for your feedback!

      @@Jmack1lla Of course then there is no difference. But isn't there a difference in the materials used in 1950 and 2020? Wouldn't that make a house more efficient.

    I love my tiny 70 year old home. All houses around are from early 1950s. Because it’s old I didn’t have to worry about ‘crumbling foundations’ here in CT. We can tell it was upgraded around 80s/90s, kitchen, finished basement, added detached garage and central air was installed which was a great find. CONS; it seems like it wasn’t upgraded since, just maintained. So all mechanicals have to be replaced sooner rather than later. We already have slowly started this expensive process but we’re still really pleased with the house.

      @@aaronvcgaming8856 at least with a older home you know they used quality materials and built them to last. Now they throw up a house in 3 weeks and cut a lot of corners.

    Older homes fit my design aesthetic better. Newer homes just feel extremely bland to me.

      Because they are. They all look the same and have no yard space-you could throw sugar to your neighbor and they could catch it in their house in these new additions.

    I would love a new home, but the locations are usually on the outskirts, which means you need to drive to get anywhere. Some of the streets don’t even go straight though, probably to reduce car traffic, but it makes it worse for walking and even annoying for driving. Maybe it matters less in desert environments, but I love being able to walk around town, which saves me some money, gets me some exercise and reduce the amount of driving I have to do.

    So I made a repair list after the inspection. Turned it over to the lawyer. Received by the seller. Waiting on a reply. No reply yet, but I want to back out. Is it too late to back out?

      Erica Trinidad hey I’m all for doing whatever you need to get in a home. You should also chat with another agent just to make sure you see what each has to offer, and if Redfin offers something better than go for it. In my experience, a realtor does a better job though.

      It can become difficult when there's an expensive special assessment. In my case there was soil slippage and our home was on the edge of a mountain. It became very costly in terms of the up front cost (4k & 2k within the same year, and then a few hundred dollars extra per month to the HOA). We had a sub and master association, hence the two separate fees. If you couldn't afford the fees you had to find a buyer that was willing to cover those costs up front on top of the sale of the home itself

      Paper & Plates that’s an interesting question because with new build you almost never have any leverage. After upgrades and everything you are at their mercy. Maybe if you find a spec home they haven’t been able to get rid of you can get them throw in stuff like the appliances for free (I got them to install a new refrigerator, washer, and dryer).

    In in Houston now have a new build .. my house was built in 2018 .. hoa cookie cutter 🤷🏽‍♂️ .. I love my house but in interest in moving to the “country” .. lol
    Not really the country but just out the city .. I want a decent house on a big lot .. like 2-3 acres but not to far from the city … anyways, We’ve been looking and pretty much all the homes in the market that are affordable are older home(50’s-90’s) .. so of course I’m thinking of everything that could be wrong… how long do wood studs last? How long does plumbing and electrical lasts? Etc… my house is new so I planned not to worry about any of that stuff for a real
    Long time .. what are some things I should
    Look for? Is it worth buying an older home or not worth the headache??

      I as doing the same in Nashville. I wanted a house with 2-3 acres. Our problem is that anything that's affordable doesn't have high speed internet! lol

      Great question. So many factors to consider in this equation, which house has more recent renovations? Which one has a better school district? Which one has a neighborhood with more lifestyle activities? A house that was build older but has had more recent renovations might be worth more than a house built in 1989 that was never renovated.
