Keeping it real as always Mikey Pipes. I loved doing commercial work over the years. Installing heating systems in massive schools and buildings was fun to me. I miss it. I remember having a GC asking me why I was firing off all 4, 500,000 BTU boilers at the same time and if it was a good idea. I asked him if he knew if they were installed properly and if they would be running at the same time in normal use. He said he had no idea. I said that's why IM firing them off and not him. LOL Something about bringing systems like that, bringing heat to a building that never had it or hasn't had it in months is a cool feeling. Make the trades great as always Mikey Pipes.

Just another thought Mikey Pipes your incoming gas pressure was approx 7.4" W.C. (run pressure) you have x2 water heaters (600 btuh total) as well as x2 boilers .. with what looks like 1 1/4" BMI a factor that seems to be missed (especially if the units are under firing) is to verify what kind of meter / regulator you have supplying that restaurant. I'm not all too familiar with commercial but in residential some regs (mini 260s or Itrons) can only supply approx 550-600 Btuhs. This building likely has a rotary meter and is either being fed in psi or inches but never a bad idea to verify

A customer of mine has a version of these boilers running in their restaurant. The design of the condensate trap at the bottom of the exhaust connection has demanded regular attention. Flue corrosion means that the trap collects condensation, rust and dirt/corrosion particles and plugs the drain. The condensate connection at the beginning of the video you mentioned gave me serious flashbacks. AND YES, neutraliser needed for sure.

  • @WoodyWA
    @WoodyWA Před 5 měsíci +2

The combustion chamber evidence of corrosion leads me to believe there is contaminated combustion. Other comment mentions grease from the vent hood. Typically seen in food service applications so makes the most sense. Dont rule out that at times the exhaust from this or other gas appiances could be the cause. All these are highly acidic which would also show the heavy signs of corrosion. I've also seen sewer vents located untder an intake which will produce the same result.
Verify that the differential set point is also not set at 4 degrees F or less. Better to keep these heaters from short cycling, default at 8F degrees is best practice.
These heaters are actually mfg in their Plant in beautiful Mcbee, SC. Like your vids

That looks like a nightmare to work downtown. Was the combustion within specs? I would recommend changing the air intake location, if possible. Are they using any chemicals in the cooling tower that could react with the burners? Great Video, Mike. I had to laugh about the scooter driving during a winter storm. Thanks
I would definitely recommend supporting the gas pipe, so it doesn’t break a gas valve.

Mikey! Love your videos man, I’ve learned a lot from you. Thanks for your high quality work out there.
What was the actual cause of them both failing? And what was up with those blocked vent failure codes? Were there any ignition failure codes?
Those igniters looked bad for sure. Flame rods definitely needed cleaning and/or replacement. Personally- I like to document flame signal before and after flame rod replacement to prove a flame loss/ignition failure. Not saying you did anything wrong but I think it’s good practice imo. If you ain’t testin ur guessin!
Inlet gas pressure looks good - no drop. Obviously the condensate needs fixing holy s#%t.
    Definitely a weird one man.

Just my opinion, but of your various intro themes, I feel that the one you used in your 'Don’t Flush Toilets! Plumber Replacing Cast Iron Waste Piping in Basement with PVC' video (and others, of course), is by far the best.
Edit... Wait, so this is street parking, with 'commercial'/passenger being $7/$5.50, $17/$14.50, or $30/$5.5 per additional hour?? WTF does it matter if it's commercial or passenger? If it fits, it sits... Different story if we're talking about a vehicle that takes up two (or more) spaces, but if it fits in one space, WTF? Welcome to the 'great state' of Zoo York. So glad I split 20 years ago. Hope you can build your footprint in SC and FL, and maybe other places, and give zoo york the #1 salute on your way out. With all that's happened in NY, especially with 'certain' fines imposed on a 'certain' case, I'd love to see companies incorporated in NY peace out and move their incorporation elsewhere, leaving NY a corporate wasteland.
Edit2 - so we have, at minimum, 1,100,000 BTU in water heaters and boiler... So let's just say that it's 1-1/4", which is kind of what it looked like... and with the absence of regulators, we can probably assume 8-10 IN/WC. If we assume even 10' of 1-1/4" pipe, we're talking 793k BTU capacity. If 20' of 1-1/4, now we're talking 569k BTU. It just keeps getting worse and worse.
Again, with the absence of regulators, that suggests that the pressure in those pipes is 8-10 In/WC or so. That's what is typically called for. In video, it's hard to say for sure, but it seems like the gas pipes are WAY undersized for the load.

170 set point? Holy crap lol. Most I usually set them at is 135. Had one recently give me flame failure cause the burner coil was full of water. Didn’t see or hear a leak but it wouldn’t run until I vacuumed it out. Haven’t got the call back yet but I told them they need a new one if it fills up with water again. (Leak on heat exchanger)

@@PipeDoctor so if it’s clear at the bottom under the condensate cap it’s safe to assume that there’s no buildup in the condensate tee or appliance flue area? Just wondering, I’ve only worked on a couple of these. I’m just wondering why the unit would display blocked vent if the flue is clear. Great video btw.

Something else to watch on those. That carbon conductor ignition tends to get resistive with use and time… so sometimes intermittent light off, or just doesn’t light. I replace them with regular ignition cable so that issue doesn’t come back. Also, the retarded opening of the gas valve is normal. It does a pre ignition spark for a few seconds. Common on big btu boilers.
