    First of all, it's amazing to witness and document the transformation of this masterplan. Started from only roads, now it's one of the most popular locations for landed homes. And this latest launch marks that point of sophistication in growth where now buyer not only want quantity of space, they want quality too.
    I didn't quite get it at first because I personally enjoy the treatments of their individual title properties, so why launch landed strata when it's so difficult to explain the differences. But when you look into their sales performance, its a product diversification strategy. The team have launched so many landed terrace houses in the past and the current products have shown all their experience. Although the current size of houses are small, they felt pretty compact as all spaces are well laid.
    From a township perspective, this township has gathered lots of interest with it's park and natural resources. With the upcoming completion of commercial areas, it's gonna be very convenient for the existing residents. A brand new shopping mall is coming up too.
    However, I'm personally still waiting for the completion of DASH highway but that's beyond the scope of the developer. But it will definitely be completed if you're getting this new phase of development.

    Thanks for another great show unit review. This type of strata title set up reminds me of a university setting, where things are very open. Thanks for highlighting another factor to consider when buying a property: Flight path. Reminded me of my Aunty's former house in Taman Ratna , Butterworth. It is located just beside the Butterworth Air Force Base runaway. The sound of powerful fighting jets preparing to take off was really a big bang. Apart from that, these flights do not follow any schedule. A real "Top Gun" experience right at your door steps.

    I think this new development is popular because of low or no cash downpayment. For subsale at these prices, people can choose places like Putra Height landed for 700k with bigger layout and closer to mature area without paying additional toll. My 2cents.

    Great review as always. Looks like the designers forgot to include an area to dry clothes or are the residents supposed to litter their laundry in front or the back. Never can understand why laundry is always overlooked??

    Thanks for the great video Sean, as a resident of Elmina myself, I love and extra excited when it comes to Elmina related project and to see how it slowly develop and grow. I’m looking forward for more landed projects videos from other big player such as gamuda and sp setia in what differences that they have to offer, which make them stands out from the other property developers.
    However to those who looking to buy unit at Elmina, I suggest to do some homework, there’s a few discussions and complaints on Sime Darby’s workmanship especially with the leaking and subsidence issues. Also their after sales services is pretty mediocre for such a big company.

      Totally with you in the quality of the workmanship. Seen it first hand at one of the KL East projects. Shocking to be honest for such a reputable developer.

    I am resident in this Elmina Gardens , stayed here for more than 5 years . Plane ✈️ noise is acceptable to me if stay inside the house . Even outside , I already get use to the noise from ✈️. This area is above sea level approx 46m or 150 feet .

    Finally a review on Ilham! Was waiting for this truly. One of the perks is the solar panel, which hopefully can offset mgmt fees and we also have the option to sell the excess energy.
    Phase 1 have really weird layout actually, only Type 2 is pretty normal. But the overall township looks promising, can't wait.

      You are so right abt Ilham 1 oni type 2 can pakai, the others after see vomit🤮. Whoever design those sick layouts need to get their head checked up. Can't believe sdp capable to deliver such mediocre product to the public.😢

    At first intension, I plan to buy elmina.I called Sime darby agent (lady) arrange to view showroom when come to review price. I ask agent to list down what cost I need to pay stage to stage end up she just told me this is the total price 720k, (OS: lady agent:- "You want buy then buy don't want buy just leave") I feel like I am the buyer I have the right to know what cost I need to pay this is not small amount. Harlo! Sime Darby Elmina please give proper training to your agent.
    At last, I bought Sime darby Serenia from Serenia sales agent which he provide good service to me and explain very detail.

      I grew up in Kg Melayu Subang. Over time you learn to block out the noise. As a child, I enjoyed plane spotting, especially when they flew really low! But guests who visited us were definitely aware of the noise haha.

    flight frequency (penang & langkawi) is scary.. 😔 here, this project is just right under the flight path, landing (subang airport)..

      Yea. That's something important for buyers to take note. It's pretty obvious outdoors, but for indoor it depends on the tolerance level.

      Plannng to sell my unit once got VP,. The elmina plane really make me scare. And this is the second plane happened at the same site. Prev it was the japan airplane crash at elmina estate, believe to be crashing at elmina east.

    I see that there's a trend here of people wanted to know if this location or that place is "flood prone".
    It's a real fear and i know insurance exists but is there a way to know (aside from asking locals)

      Not really. Strata title landed home are picking up definitely so I don't see a problem in selling.
      To pick between both, it's between new vs subsale, individual vs strata, private facilities and services... And to match those criterias with your intent of purchase:)

    The airplanes flying over are beautiful but they can be a real pain for people with sensitive ears like me. Did the developers make any design changes to solve this issue ?

    Singapore have removed mask compulsary at public places. They are now endemic phase. Sooner Malaysia will also. You sure your company will not call you back to office once we reach endemic phase? Your house takes 2-3 years to build. Remember, what if. City center I can still rent. That is just my POV.

    For a terrace house the square footage is really quite small

      Yea, it's more of the compact side. But if too big, the price will be different too.
      There are bigger units for selection if you're interested.

      For carporch, there might be some renovation templates that will be approved by management later. But it's confirmed for no front gate.
