    ATLANTA - Georgia's legislators have a new message for property squatters: The law is no longer on your side. Waiting for Gov. Brian Kemp's signature is the "Georgia Squatter Reform Act."
    Squatters live in other people's homes without permission, rent-free, and refuse to leave. But when kicking them out, the law has been on their side. The real homeowners call the police, but they are too often told they have to take these strangers to court.

      If you look in the past this would not be happening the police would get the squatters or bums out, now you are letting people who steal, get away with others property. What is going on with society that the home owners has less rights, any thoughts from others on this problem that is nation wide, or the wondering of many across the border and tax payers get stuck with the bill.

      Very common with apartments, the scammer will just vanish with the down payment and first couple months rents

      Exactly. While something like this law is better than nothing, it still means the homeowner needs to prove they own the home or that they did not rent it out to whoever decided to live there for free. And the squatters still have time to steal from the property or trash the place.

      They should have done like Florida just did and just empower police to remove a squatter and throw them in jail on felony charges on the spot. They didn't even make providing a fake lease a felony!

      @@illogik Problem is if it turns out the homeowner is lying, like if its' a tenant they're evicting. While there are punishments for lying in the Florida law, it can still screw folks over.

    This bill is nonsense. It still requires the owner to take the squatters to court. The bill just speeds up the COURT process while the squatter stays on the property. This bill does not allow for immediate removal of the squatter. Pure nonsense bill.

      Because you can’t just kick someone out when they present a lease. Otherwise anyone renting could be kicked out immediately. This bill still works by making it very difficult to squat for any period of time.

      On the very rare chance that the owner/landlord is lying. But the vast majority of cases are nonlegal squatters staying and inconsequentially doing thousands of dollars $$ of damages and court costs. In the rare case that the landlord is breaking a real lease, then let that rare tenant take the landlord to court. In the meantime, the property is not subject to what historically happens, which is revenge damage.

    There should be a line in the bill that says in the end that if they are found without a legal lease then they should be charged with a felony and hauled to prison and not simply removed from property only to for another home to owner to have to go through the same thing.

    Create a temp lease for a close friend, what until squatter leaves, you and friend go inside. Wait for squatter to return, call police and report squatter trying to break in. Show police the temp lease. Just a suggestion.

      There is actually a case where it's still on your ng. Someone took over a big mansion that belonged to a scummy doctor who fled the country. The STATE of CA needs to sell the house to pay back the gov for all the fraud the doctor did but can't because of the squatter's 😂 the rich neighbors are all pissed because they hold huge and loud parties almost daily.

      The Florida version is vastly better. It's instant instead of 10 days, police can make a decision on the spot, doesn't overburden to courts, and it criminalizes either side if they lie.

    That's Florida and Georgia now.
    In Florida its a bit worse for squatters. In Florida its no longer a misdemeanor, It will be a hard FELONY.
    You WILL go to prison in Florida. And police has direct authority to evict anyone that does not show a legal lease documentation.
    And the landlord has to be called to verify the lease agreement.
    In NYC, 2 republican Senators are passing a bill that would clearly describe "What Is A Legal Tenant" to counteract the squatter scam.
    You have to have legal papers and have a lease and have permission by the landlord to be on the property.
    But of course, the democrats are trying to stop that bill from being passed. Which is making New Yorker's really angry, to the point that they are now saying they will vote out
    any Senator or NY Counsel member from office that hinders this bill.
    Texas is also working on a new squatters prevention bill, and so is Washington State.
    Time will only tell who else will follow Florida. Florida is the most strictest state, as in that state, you will be charged will a hard felony.
    Idaho is another state working on a squatters scam prevention bill.
    Idaho is also working on a second bill at the same time, which is a illegal migrant bill. A law that would give Idaho police the right to evict migrants from the state and send them back
    to the migrants original country. The reason for this is, Idaho is experiencing a enormous spike in crimes and squatter problem from migrants.
    They are getting hostile towards American citizens and assaults are skyrocketing in Idaho. So now several senators are pushing a few bills to deal with these problems.
    Currently there are a bunch of TikTok videos from Venezuelan migrants telling other migrants to go to the USA and over take peoples houses by force.
    The CBP Homeland Security federal police officers have sent out an emergency notice to ALL law enforcement agencies across the United States informing them
    that migrants are getting extremely violent and aggressive. 27 police officers and National Guard have been severely injured at the border.
    NewsNation channel just did a news piece and they have video showing how aggressive migrants are becoming.
    They are being told to act this way by other migrants on TikTok . The day that happened, Florida Senators immediately passed a squatters law.
    Which was already signed by the Florida governor and the new law its effective immediately.

      a woman in Manhattan was k!lled after being away from her apartment for a few days, when she returned to her apartment she found 2 migrants squatting in her apartment.
      She tried to throw them out, when she started to call the police, they k!lled her and stuffed her in a duffle bag.
      Also this month in NYC, a woman who inherited a house from her grandmother after her grandmother passed away was arrested,
      for trying to throw out a migrant squatter from her house that she legally owns and has the deed for.
      Another woman in Queens was beaten half to de*th with very severe injuries was hospitalized after 3 migrants broke into her apartment
      and squatted in her apartment. Cops did not arrest the squatters as the migrants are claiming the apartment.
      Meanwhile the ladies property is still in her apartment as she lays in the hospital with severe injuries.
      In California a man was arrested after trying to toss out squatters in his new house he just moved into. Its newly purchased and he just moved into it.

      California now has over 800 illegal migrant squatting in many peoples homes. The problem has become wide spread in California.
      The owners are on a 8 month waiting list to evict the illegal squatters who happen to be migrants living in his brand new house he just moved into with his wife.
      When the California governor was asked about the enormous spike of squatters in California and if he will change the law,
      he brushed off the news reporters with some vague answer and walked off.
      Chicago is also experiencing a massive spike in migrant illegal squatters.
      Boston is also experiencing this as well.

    The Georgia bill still makes it too difficult to get people out ! If the owner says they don't have a lease and the squatters can't produce a lease with the owners signature they should be out immediately !! Waiting a week for a court process is still ridiculous. The squatters should be charged with breaking and entering and thrown in jail !

    I would think in the case of the man openly displaying a machete as recorded and reported to police was and is at the very least disturbing the peace, a nuisance, and such behavior should be included in GA MENACE law. He clearly could care less about obeying any law. What is really sad is apparently the Atlanta police don't have the backbone the Sheriffs and police forces in FL have to use some common sense. I always wonder if a police officer or an immediate family member owned that business or maybe even lived on that street, if machete man would have been treated differently?

    IT's another half-assed law. The police STILL can't just kick them out of the house, you have to go and file paperwork, which means hiring an attorney, then wait another week after that, then there's another whole process that can take days longer to actually remove them.
    And that assumes the court actually sides correctly. If they make a mistake, it'll be months longer.
    Georgia couldn't just do like Florida did and empower the police to remove squatters ON THE SPOT, based on neighborhood interviews and the owner's statements?

      I would think that in most cases, a quick look at the addresses on the driver's licenses of all parties concerned should be able to strongly indicate right away to the cops who is and is not a true, legitimate resident of the home. I wonder if the cops even ask squatters for an ID at all.

      @@mattr.1887 IDs can be faked, and some squatters would start doing that. But it's something that should be part of the process. The word of a couple of neighbors and the owner should be easy, and most reliable. And most landlords would eagerly come right over..
      Most important thing is that the squatters get charged with a felony with at least 6 months jail time, a big fine, and they be removed and arrested on the spot. And of course, if you're an illegal Biden let in, you go to jail extra long BEFORE being kicked out of the country, because otherwise they'll be back in the country in a few weeks with new ID.
      It boggles my mind why Georgia couldn't do this.

      And once someone stops paying rent entirely they should automatically be called 'squatters'. Not just late payments, but no payments at all.
      Otherwise they'll get their 'lease', pay a month, and then stop and hunker down for years.

    Back in 2000, I was going to buy a home near downtown Atlanta. It was in the hood but I did not care because i was not yet 21 years old at the time. The home had people who had broken in, stole electricity and were living it. I asked what would I need to do and they told me, i would have to evict them even though they had no rights there. I gave up that dream for 20 years

    At one time in California, a property available for 'adverse posession' had to be in arrears of taxes for a proscribed period (5 years?) and the prospective occupant was required to make all unpaid taxes paid and current and pay taxes going forward as required by law.
    The occupying party had to maintain the property and make such repairs and improvements as necessary to make the property safe and habitable. The lawful owner (deed holder) had 5 years from the first occupancy by the adversee to reclaim the property, had to reimburse the occupant for taxes paid and in some cases reimburse the cost of repairs or improvements which were necessary for safe habitation.
    It took the Nazis in Sacramento and their 'brownshirts' in places like Los Angeles and San Francisco to tilt the court system in favor of 'squatters' who rarely maintain or repair property they take, and never pay taxes. SQUATTERS BY DEFINITION ARE INDIGENT WITHOUT RESOURCES OR FUNDS NECESSARY TO AFFECT SAFE AND PROPER OCCUPANCY OF A PROPERTY BUT THE GODDAM DEMOCRATS WANT THEM TO HAVE A PLACE TO LIVE IN SQUALID LUXURY FOR AS LONG AS THEY CAN GET AWAY WITH IT.
