The W3 fam has been asking us to go back to Southern Italy. We found this little beauty a couple of weeks ago, and last week we posted a poll in our CZcams Community putting Puglia up against Piedmont. So far, Piedmont is winning, BUT here we are back in Southern Italy, and just minutes away from the gorgeous beaches that adorn the coast of Lecce. We found two properties, both close to the center of town. Our main property has the characteristic Puglia interior with gorgeous star vaults, and the One-Minute Wander has a classic Italian look.

I love Puglia. Humidity and all there, it's beautiful. So is the house, the first one (for me) that is. Both were great, the second too much for one, but still...I don't know how you do it every week! Major work, quite sure. Got my merch, which I was happy about. YAY thank you! I have mugs and magnet dating back to the 1980's! A couple magnets from 70's road trips with parents! Fun stuff. Another absolutely fun video. You guys rock! Grazie Mille !! I really like this place and they did a really good job on the remodel.
With no fireplace, I have a sneaking suspicion that it was not originally a house but possibly a store.
By the way, a full bath has a tub.
With just a shower stall, it's a 3/4 bath.
The living area definitely needs better furniture, like maybe a sectional and a few nice chairs plus a credenza to put the TV on.

Hi Werner!! It is quite a pretty remodel. Interesting about the fireplace, not sure if they are standard in Puglia, but they’d need somewhere to cook back in the day. Maybe they took it out during the remodel, or maybe the house was something else in its previous life.
Yep, that’s right, each bathroom item is 1/4, so the big four, i.e., sink, toilet, tub and shower, makes 1 full bathroom.
It’s nice to have furniture to start and then replace over time, just bring your belongings and you’re all set.

Of course, it is so nice to come home and see your show. Lots of videos out there with red flags of ghost towns and abandoned homes, renovations aren't cheap and this one is a charm for sure.

Love your Italian property videos. More importantly, I love your love and I love wine too 🥂. Italy is my favorite country as I have been there 11 times since 1984. Visit #12 is coming up in four weeks while celebrating my milestone birthday of 65 in Croatia on a private luxury yacht and end with a four day visit to Venice. I’m also a newlywed and it will be my new husbands third overseas trip and second trip to Italy in less than 16 months! I dream for 40 years is to buy a house in Italy.

I personally love the price ranges you guys are showing. It is just the two of us and we don't spend a lot of time hanging around the house when there is so much to see and do. Besides, there are a TON of channels already hitting the higher priced homes. Like you two, A/C is important (at least in Southern Italy); outdoor spaces (Happy Hour Towers) and many of the other criteria you cover. IMO you hit a sweet spot with this niche, ESPECIALLY since you aren't realtors who might have interest in not being entirely transparent.
Yay, thank you!! This week, after some requests, we are showing a bit of a splurge property, but our One-Minute Wander will be much less. We think the area is fantastic and there are quite a few properties available. A/C is a must for us… we run hot! Some people forget that we aren’t agents, we don’t get anything out of it… so if it sells right away, great for the agent! Outside of the property we show, folks can see if that region and town is of interest for their search. The house is obviously important but if the area doesn’t meet their needs, then they can rule it out, which we think is important too. Italy really has something for everyone, if you know where you want to look. Thanks so much for your kind words and coffees. Thrilled to have you in the W3 family😘 💗

I found it funny that you spoke of Fivizzano as I am looking to that area and some of the surrounding towns. Trying to find the perfect balance of temperatures for summer and winter. Would love it if you find something there to show.

Hi and thank you for this and I did just go back and I did watch it. I forgotten it was in Fivizzano. Yes it’s very quaint and a possible consideration, but I really would like to have more internal light and not sandwiched in between other buildings. An end building would be good as it provides more light and I think the biggest thing for me on this one was that I could not park to the house. I do remember thinking I wish you had stated how many feet from the parking lot it was to the house. I don’t know if that’s something that you can do always, but it would be great to know as I m aging on in years, I’m going to and carrying groceries, going to flea markets for furniture, so I’d like to be able to drive up to the building to unload, a short walk is ok.
Another area I’m looking to is Bagnone another town close to this one and it looks really good with a ton of history too.
I would love a small detached house, that’s just on the edge of a town, like one of these towns with a small amount of land. I would love to be able to do a little bit more more gardening. Just a small place. I’m currently taking care of my mom who’s at her end of life years and as soon as that time closes, I’m headed over. Thanks again for all you do! 💕

Excellent property … absolutely love the floors and ceilings. But, for me Puglia is too hot. I am more interested in Abruzzo with an emphasis on being less than an hour driving time from Pescara. If I get to return to Italy to retire there I also would seek out cooking classes.

I think you guys are awesome! Firstly I’m downsizing DRASTICALLY to move. Can’t decide exactly where though! Montepulciano, Puglia, Arezzo, Siena, Umbria etc...I’ve seen one I’m in love with in Umbria on the border with Tuscany. And one in Montepulciano...and I swear I like this one somewhat! But I’ll tell you what scares me... That stonework looks like a quickie cheap job for a fast sale. Not a quality Reno. If you look at the stonework by the front door and over the bed downstairs it’s whitewashed looking. Looks like they just plastered over “ something “ who knows what kind of damaged stones, then formed it into rectangles to match the shapes of the other stones! That country has enough Hydrogeological problems without doing shoddy work on top of that! 🤔 “IF” that’s the case... I’d be terrified it’d land on me in the middle of the night! 😂 I wish there was some way of confirming the quality of the construction w/out standing there talking to a builder! lol...That said, I’m with you guys, kitchen and bathrooms are spot on and Fresh! Keep up the great work and enjoy the Vino Tinto !
Hiiii!! Are you moving from the States to Italy? Downsizing is a must for a big move. If you want to take advantage of the 7% flat tax for foreigners, then Puglia, Abruzzo and some comunes in Umbria are worth looking into.
Hmmmm… interesting observation on the stone. We aren’t engineers or in construction, but we would always have a geometra look at any home we considered in Italy, whether it looked like it was in perfect condition or not.

What a gorgeous place! It has really been renovated to perfection! Aside from the wonderful 7% tax rate, it would also make a good short term rental so that you could escape the hot months and summer up in Scotland or other cooler locales! ❤

Hello, My wife and I really enjoy you both and the properties you present! I wondered if you were aware of how difficult it is for a non Italian American to get a drivers license in Italy? You really can't just use your American license for more than a few months. No one will sell you a car with out an Italian license. You must take the drivers test and be able to do it in Italian. I could go on about that but for the sake of brevity I will just say a train station within walking distance has become a very important in our home search. It would be great of the nearest train station was a part of your overview of nearby services. I am now thinking maybe 2 E-Bikes would help, but unfortunately they don't fully replace a car. Hi Larry and Mary👋🏼 We were just talking to a pal who lives in Italy, she is working on obtaining her license now. You have to get your Italian DL within 1 year of establishing residency. She said you need to know some Italian to understand the questions but you don’t need to be fluent. Totally understand why you’d want a train station close by though. We do talk about trains right after airports, normally in the beginning of our videos 2:27 😊 Hope this helps!!

Prego!! We usually show the closet train station after the airport slide but trains aren’t always in town, like the home we featured this week. @@wanderingwithwine The brand of the wine I like the most, is Epicuro, Zinfandel (name of the grape) from PUGLIA. In Italy they normally call this grape Primitivo. So if you don't find the brand I mentioned, try some other red wine brand with Primitivo from Puglia. I think you can't fail. 😅I have never been in Puglia, but they import a lot of Primitivo red wines from Puglia to Norway. It is popular here. Good luck and Salute. 😍👍🍷

Love these houses - we have seen videos of Palmariggi and Maglie before, but never thought about looking at properties there. Hiiii! Of course, here goes... sorry for the long response 😆 The 7% flat tax is a program for foreigners and it lasts for nine tax years in total. Taxes vary throughout Italy, and that's why the 7% flat tax regions are so attractive. Here is some additional information from a website we reference often (link to website below): "Folks can benefit from the tax break whether they're a foreign national or an Italian citizen living abroad. The 7% tax rate does not apply only to pension income. If you meet the requirements, you can take advantage of a flat rate personal income tax of 7% on all your foreign earnings of any nature." Those regions are:
•Sicily
•Calabria
•Sardinia
•Campania
•Basilicata
•Abruzzo
•Molise
•Puglia

To make sure we are covering the bases here, there are also taxes for the property purchase. So, like the states, there are a few things you have to consider when purchasing a property in Italy. Transfer taxes include: registration tax, the cadastral tax, mortgage tax.
The registration tax is payable for purchase of properties for personal use (not business or companies), is usually a standard amount of 1.100,00 Euro’s (one thousand one hundred Euro).
The ‘Cadastral Rendita’ is a taxable value calculated by the government for every building in Italy.
Cadastral Rendita: Cadastral meaning an official record of the land and property used for the basis of taxation; Rendita meaning revenue.
The Rendita is used to determine the amount of taxes due at the time of purchase and later to collect the amount of taxes that have to be paid yearly(2). Be aware that these calculations are not based on the price of the house, they are based on the Cadastral Rendita.

@@wanderingwithwine I am the one who should be thanking you for the videos. I lived in Rovio, Taglia De Po, and Padova while working aboard the Edison Pipeliine's GBS just offshore from Venice. I fell in love with Italy and want to retire there in a few years. I just turned 60, single, and in Houston taking care of my elderly parents. I was raised Catholic and loved attending mass while in Italy. Also, the win and pizza were a big draw for me while there. I once called Las Vegas home before the wife took me for everything I had. What I really liked about the place was the mountains. I would do long hikes back up into Red Rock Canyon and Mt. Charleston. What amazes me is how much parts of Italy remind me of Nevada. O, and at a fraction of the cost. However, moving furniture out there will cost $8,000 and it's difficult to purchase a car in Italy, unless you set up an LLC and buy it threw the company. I was thinking about just shipping my old Dodge truck out there but at 10 miles to the gallon would be expensive to drive. Still, it's nice to have a truck. My second choice is to live in Morocco. I had an apartment there and it was very affordable. Depending on where you live, it can be very safe and affordable. Still, Italy is top of my list. Thanks again for the videos.
