    I think east hyderabad especially boduppal is still affordable, if Im working in west hyd and planning to buy hyped villas in shankerpalle and mokila rather I can built (according to my preference rather than same copy past villas) my home around same budget here with a front or backyard because its anyhow gonna take the same amout of traveling, plus I'm still in the city with metro and other amenities already existing and within close proximity. After the bridge is completed on nh163 it will decongest uppal and the recent announcement potential expressway (just like orr) on musi which will connect east to west sounds promising and cut down traveling time significantly. Plus I hope with the grid policy they bring more companies in east side with nsl, dsl, Genpact and Infosys already existing. Major markets, government offices, good international schools and colleges are still accessible compared to shankerpalle and mokila. Plus the stadium also close ;) its on the top 4 in east hyderabad on 99 acres. It's like for the end use cum investment purpose this a good choice I feel. What do you guys think? Any other location?

      east has been neglected , i guess due to politics. now the rates in uppal and surrounding areas are on par with west

      its not over hyped but it is close to madhapur, gachibowli and financial district. there are so many companies established there. since it is a new area, there is better planning and infra. even before financial district, uppal area is never preferable location for residents. only locals think like that. unless there is another financial district in Uppal area, it is never going to be developed place.

      People who invest silently in unpopular and unpublizied zones will get good results. The only good investment right now left for middle class people in hyd is vijayawada highway ... Mark this comment ... Points why future is all about east hyderabad i.e vijayawada highway is because :
      1. Very soon in Andhra next elections chandra babu is going to be CM , the very first richest and emerging district adjoining telengana is going to be vijaywada and its stretch towards lb nagar.
      2. Highway is already remodelling from 4 lane to 6 lane express highway, work already started.
      3. Metro starting point is lb nagar , so the first metro extension line is going to be from lb. Nagar to till pedda amberpet (KTR already announced the metro extension proposal)
      4. Can sense governemnt is trying to push every bit and piece towards east , may it be batasingaram fruit market , TSIIC green industrial zone , which can bring 4 lakh job oppurtunities (phase 1 complet3d alreadt few people working) , truck logistic park , textile parks
      5. Many HMDA layouts are emerging and luckily price is still at 16k per yard in just 30km away from lb nagar , villages like malkapur , dandu mailaram are best examples.
      So being in real estate field since many years , i strongly predict next year after elections the biggest blaster of hyderabad real estate is goijg to be east hyderabad towards vijayawada ,... I urge who own plots in the entire stretch do not sell ur plots and wait for the boom .

    Definitely peddagolconda exit is next best investment. 30-40 mins to Gachibowli or financial district. Prasad garu says 20 kms from exit 15 is around 15k which is still a better option than any other place in city keeping in mind the proximity of airport . I know for fact that till Mansanpally it’s around 35-40k for HMDA plots which is 6kms from exit 15.

    Simple funda wherever IT and that area will grow lets take an example Financial district and neopolis for thats the reason kollur is growing everyone knows there is no IT in southside and future also it will not come for sure because govt already deceloped neopolis

      Southside Kothur does not need any new developments, Neopolis is in commute distance from Kothur and prices are very low. Individual houses are not affordable in Kollur, Mokila & Patancheru.

      I am referring to Kothur on Bangalore highway, it is 40mins driver from there to Kokapet toll plaza. It’s equivalent time from Nizampet, Kukatpally.

      @@madhue4059 oh, am not sure if anyone can really reach Kokapet exit in 45mins.
      We cannot compare it with Nizampet, that's fully developed. School, hospital, metro, malls, nh65,etc.
      I feel Orr driving is not safe for daily commute. It's okay for once a week or month drive.

    People who bought the plots in shadnagar and kotthur that too ten years back are unable to sell it back ...one of my acquaintance trying hard and they are not unable to get even fd intrest by selling it

    yes actually any where in telangan it will be 1 lakh per square yard but 1 usd willb e 1000 rupees soon or may be even zimbabwe way. you have to read what unbiased economists are saying not raja raman . anywhere in india it will be 1 lakh per square yard to 1 kg tomato per square yard.

    Everywhere govt is giving sanctions for 100 floors at Gachibowli and all..
    I dont expect the growth within 20 years.. Too much extreme prices all the way.. And all the way, decentralization is taking place..

    If investors want to buy cheaper plots between 10 to 15K /yard ...then who will buy 30-50 K /yard plots now at Western areas ..which are yet to develop interns of infrastructures and amenities. Where to find high buyers for high rated plots?

      What we need is a reseller platform which should be genuine, transparent and open. The real estate is lacking the reseller platform in Hyderabad.. Everybody is focusing on selling only new lands or plots.. So, one must tap this void

      Reselling only happens when there is need and lack of plots...when you have enough choices there will always be tough time to resell , you need wait untill there is no choice of buying new plots .
