NEW BUILD TIPS: 9 THINGS I WISH I HAD KNOWN | Contract Signing Day | New Build Home

  • New build homes can be tricky, and there are definitely things I wish I knew before the day came to sign our contract. After going through this process myself, these are the tips I wish someone had told me going in. There are ways to prepare for signing your contract that will make your life easier, keep you from second guessing your decisions, and leave you with peace of mind knowing that you went in as prepared as possible.
    These are from my own personal experiences and are by no means comprehensive. I do hope that you find something that helps you out with your own home building experience.

    I’m overwhelmed. I need a booth to go in to get it to lift from me. Builder has met with me twice, and promises another meeting. I hope I can make decisions I can love. I’m so afraid I will regret some. ❤ BTW you’re amazing. I hope you love your new place. You’re so sweet. 🥲

    Great video. Do you have any financial tips for new builds. Now that prices are through the roof with materials….I’m personally worried new construction home won’t be worth that when I go to sell. How is your home value holding up?

    Would you get a realtor for a big building company like Ryan home when your buying new construction?

      Great question, I absolutely would! I would also have them lined up PRIOR to your initial visit to a new build model and speaking to any of their sales people, and be sure to mention that you are already working with a realtor at that visit. Remember that the builder may be fantastic to work with, but their own interests will always come first.
      The realtor is there to look at for your best interests in a number of ways: builder reputation, contract understanding and negotiations, expertise on the surrounding area, knowledge of upgrades/structural should-haves for resale purposes, contacts for financing and home inspections, and making sure that you are covered in every way.
      You can certainly go through the entire process of a new build home without them, but having that advocate on your side is a plus!

      So very true, we definitely had to take out a lot of things we really wanted in order to stay within budget and prioritize. Budget always comes first!

      There’s so much that goes on, it’s dizzying! Yes any help to navigate is so necessary. I can’t believe how different it has been this time around!
