    I lived there last year its an awesome place. I had a one bedroom sea view on the 33rd floor and I payed 13000Thb per month for a year lease granted it was 2022 during covid restrictions, Prices have gone up since more people are visiting Thailand. Just a tip... watch out for those street dogs going out the back entrance heading to the beach at night. They run in packs of 4 to 6 deep and can be aggressive.

      True about the soi (stray) dogs. I ride my bicycle by this building almost every morning, and many people taking their walks have a pole in each hand - they resemble ski poles. I assume it is for protection against these dogs. Once in awhile a dog or 2 dogs at the same time start to chase me. I just yell at them, and they change their mind. Why doesn’t the municipality make some effort to address this issue? I read recently that it in Phuket they are trying to do something about the dogs.

    Thanks Trey for taking the time to put this video together. I live in Bangkok currently but thinking about moving down to Pattaya in the next couple of months, just to be closer to the water, so this video has been helpful.
    I moved up here from Oz in October last year. I like the Thai people and the calm and peacefulness that we experience here. I am not a bar or night club person but would prefer to be living near the water and Pattaya is a good alternative having visited there and Chon Buri a few times recently on business.
    Hopefully I will run into you guys when I move down, or the next time I am visiting Pattaya, and we can have a chat and a couple of cool drinks.

    A great first video that was well presented, well organized and well edited. I just arrived in Thailand via Vietnam via Philly 12 days ago. I rented a place with a great ocean view at the Metro on Jomtien Beach. It is very difficult to find a rental for a month or two. Demand is high right now. I went to about ten condo buildings and most told me to come back in mid-March. It is easier to rent daily or yearly. Best wishes on your channel. And beware of the critics.

      Being outside all day all you'll do is spend, spend spend, better to have a nicer place you don't have to escape from. That and the pools etc are ALWAYS underused and overvalued.

      @@jz3689 I like a proper kitchen with seating, a proper living area with a bit of room so the tv isn't right in your face and a large walk in shower, plus a decent outdoor area, 60/70 sq meters will do I figure.

I’m staying in south Pattaya 27sqm with pool, gym , sauna , laundry room , security and parking 6000 baht a month and happy with that .. don’t need big apartment only sleep there .. hope you enjoying your vacation In Thailand

    great condo tour! I love that property - I have seen it in a few other vlogs and it is def on my list of places to check out where I can make the move. I wondered what the heat/humidity was like compared to Florida? I'm from/live in Indiana and we can get some hot and humid summer weather, but I am always curious what other folks take is on the heat/humidity in Thailand.

    You live in the Goldilocks distance from the beach.
    Being right on the beach sounds like a great option... until you live there long term.
    The noise and traffic is much less when a few blocks away - like your apartment.
    - Nice place.
    I am amazed at how much apartments have increased in rental price.

      The fact that he thinks his place is "affordable" shows he didn't really look very hard and got lured in by all the pools and tacky Vegas casino decorations..lol. For that kind of money he could easily rent a furnished house instead with a lot more room, gardens, etc.

    🤔…..ok, new sub here - nice job on your 1st vid. I’ve been to Thailand many times (mostly Pattaya, but also Phuket & Bangkok). I’m looking forward to more of your videos.
    Since I am considering retiring there I am especially interested in learning about the best Visa options, and if there are some good attorneys located in Pattaya who specialize in representing needs of U.S. citizens - you know, to make sure I don’t make dumb mistakes 🙄 when it comes to choosing best Visa option, and for ownership of property (i.e., Condos; but also personal property such as cars/motorcycles/etc.); and I don’t want to get into any tax issues (income or property taxes, etc) - I had a friend who was “leasing” a condo only to be told after being there well over a year that he owed “back taxes”…. This was years ago and I know it was a scam, but he left Thailand and never returned.
    If I retire in Thailand, I want to make sure I have legal representation ‘on retainer’ who will look out for my interests - who will guide me through contracts, etc., - and knows how to deal with the “authorities” who always want to take advantage of foreigners and get into your pockets.

      There has been no significant change for tourist visas.
      They extended the tourist exempt stamp from 30 days to 45 days. That is set to expire at the end of March, but they've request that it be extended till the end of the year. There has been no official response to that request yet, and there may not be, until the last moment.
      With a visa exempt entry you currently get 45 days, which can be extended for an additional 30days one time.
      In the past, people often then just bounced across the border to a neighboring country then came back, getting a new visa exempt stamp (which could then be extended for another 30days again). However, immigration has been gradually becoming more strict about this. So when they see someone doing this, they will ask "why do you stay so long in Thailand?" if they think you're abusing the tourist exempt process, they can deny you entry and tell you to apply for the correct visa.
      For the best visa info, join the FB group "Thai visa advice.". They're awesome.

    Congrats on starting the channel! I've been trying to convince my wife that we should retire there, and that's actually one of the buildings we've been looking at. It'd be great if you did a video about the restaurants and stores and things in close walking distance from the building to get an idea for the neighborhood

      The location is great... a little walk will take you to a lot of restaurants on both sides of the building... mostly on the beachside. There are a few great night markets too. I can see this building from my condo... it is just West of mine... the La Santir. It is not as fancy as this one but does have a great pool, an adequate gym, a small garden, and a lawn tennis court. No sauna though! My all-inclusive cost is about $350 USD... and my condo is larger. Around here you can find both cheaper and more expensive condos... it just depends on you!

    This was a Great Video, and thanks for posting! I have liked and subbed!! It's so cool what you have done by packing up and moving!! I'm thinking of doing the same. Just waiting to get my retirement in order. The building in which you live is Spectacular! It's like a resort!! I just can't understand why the places don't have Clothes Dryers for your clothes. I'm sure that the air works fine, but seems it would be much quicker and easier with a Dryer Machine. I'd probably have to buy my own, and take it with me when I moved to another Condo!!🤣🤣

      There’s actually a laundromat next to the 7-11 on the corner. They have a dryer that’s 10 Baht for 10 minutes so we usually just wash at home and take them there.

      If you're considering the studio or 1 bedroom units, there isn't really room for you to put in a clothes dryer.
      If you're considering a 2 bedroom, you might have the space for it.
      But honestly, if you're a single guy retiring, you could just develop new habits and hang your clothes on the balcony as most do here. It's way easier to hand and dry on the balcony than carrying your clothes 400m down the street to the laundry place by the beach.
      Same for the oven... Not much space for that in the smaller units. If those things are really important to you, you might want to consider some older buildings. They usually have bigger rooms, but fewer amenities. But there are some great older buildings.
      On Pratumnak Hill there's a building called Cosy Beach View. They've got 48sqm 1bdr units, some with built in ovens. Some rooms have washers, some don't. Maybe room for a dryer.
      It's just difficult to get what it sounds like you want unless you've got the $$$$ to burn for a bigger unit.
      But you'll be hard pressed to find a 1bdr unit in one of the new luxury buildings with space for you to add a dryer and oven.

And I definitely thought about a 2 Bedder for the very thing that you mentioned....but again, just like you said, it still may not be enough room. I'm thinking just as you said about making that adjustment, and living without the Oven and Dryer, LOL!!😁😁 But I do like your idea of looking into some of the Older Buildings. And thanks for the building that you recommended. I will definitely look into it!!

    I was curious to see a condo in the building I look at each day I use our pool 😅. Yup, we're neighbors, the dwarf directly next to you, going up the hill. You'd have to face the Buddha Hill to see us. I have always been mystified by how small the balconies are in that condominium. Aside from that, what a great place to live.😊

      I would say they are a huge problem. I was unable to sit outside for any length of time without being bit at night.

    Thank you for the tour. Nice video. I Subbed & Liked. Re Riviera: beautiful grounds (landscaping, pools, etc.). I'm guessing no cafe or restaurant within Hotel.
    Your Condo room: compact, cozy, view, kitchenette w/2-burner, sink, frig/frzr., clothes washer, very convenient. Bath/Bed: compact, functional.
    $$$: Hmm, perhaps a bit too high $ for my liking; prefer less $ to allow more exploring. But pools & fitness rooms very desirable. Thanks.

    Hey Kathi and Trey, loved your video. What a great place to live in retirement. We are currently contemplating moving to Thailand. My wife is from the Philippines and we both love the Thai culture. Oh, and the food! Big difference between cental Pattaya and Jomtien. We live in Dunedin Florida and things are just getting too expensive here. We are thinking of trying out different areas of Thailand and seeing where we like best. Chiang Mai, Hua Hin, Bangkok, Pattaya. I'm 67 and my wife is 55. I am retired with a small social security income. I meet the requirements for a retirement visa, but wonder if a tourist visa will suffice. What type of visa do you all have?

      A retirement visa is much more convenient. We have a tourist visa which means we have to leave the country every 30 days. The only other way we could stay long term is by taking a language class and getting a student visa.

      @@QarlonRoad i was going to say around every 73-74 days, on the current tourist visa. You get 45 days on arrival (really 44 + day you arrive). Then you can extend fir another 30 days with a payment of 1900 thb (~ 55 USD at the time if writing). Then you would need to go out.
      You could get 90 days if you choose to apply for a METV (multi-entry tourist visa). But I think you need to apply for that outside the country

      26k sounds a bit high for Jomtien. Did you say that included everything (electricity included) besides internet?
      And is that a month-to-month or a yearly contract?

      @@thekoshertourist Yes, but if you get a 60-day tourist visa before entering Thailand, you can apply for a 30-day extension after 60 days, so a total of 90 days.

    My friend sells luxury condos in Pattaya Thailand. Now the secondary market is hot as Chinese are defaulting on their payments and the new migration from Russia are mainly renting in Pattaya and Phuket. Soon Russians will be taking a lot of apartments as the migration out of Russia continues. You will see sharp increases in prices in the next 3 years is what is guesstimated in the biz.

    7 eleven in Thailand is the best. I just got back to Australia the other day. I was buying tuna & noodles regularly from there & those big bottles of water as to cant drink the tap water there. Thinking of maybe living there too one day.
    US dollar is very good atm for travellers ?

    I've been eyeing this condo for some time. I arrive in 10 months. My issue is that I think it's too far removed from restaurants, shopping and any nightlife. Sure there are a couple restaurants in the area, but your choices are limited. To get anywhere you need a motorbike, or take a taxi. I've heard it is not on the Baht bus route. You appear to be comfortable so I'm glad for you. Was it a 12 month lease? If so, I would think for 12 months you could have gotten a small discount from 26,000 baht. Seems kinda steep. Let us know about the comfort level inside during the late afternoon sun that shines directly inside after 3:00 pm. I've heard you have to run the AC at max just to keep it bearable. I've heard this a lot from "full beach view" condos that face that late afternoon sunset.

      So I’ll address each of your issues individually. There are quite a few local restaurants and bars in the area. Most people find their favorite places and go regularly. Restaurants in Thailand are almost all the same unless you go out of your way to try something different. It’s all rice, noodles and meat. You’ll find yourself eating more street food than sitting at a restaurant. Jomtien is full of night markets with food vendors. As far as the baht bus, you have to do like a transfer. Take the baht bus to the end of Jomtien and then transfer to another baht bus that takes you to central. It gets full but it’s bearable and they are constantly running. If you don’t want to take a baht bus then “Bolt” is there version of Uber. It’s much cheaper than “Grab.” We have no desire to get a motorbike because the tourist police are nonexistent in Jomtien but when you get to heavily populated areas like Central, they will almost always pull you over. It is a 12 month lease but we moved here in the middle of high season so the price was hiked up, plus we’re on the 27th floor with a beach view. There was a cheaper place on a lower floor. As far as the heat, we keep our curtains closed from noon until sundown. The AC gets REALLY cold at times. If you keep your curtains open it gets hot but the apartment is small you can close all the doors and only run one AC unit.

      The baht bus runs up and down the beach road which is maybe a 5 minute walk. I'm out of shape and a big boy, and I walk it in about 5 minutes. The southern half of the beach in Jomtien is quieter than the northern half. There are lots of restaurants and bars, even a few more adult oriented spots (if that's your thing) along the northern half of Jomtien Beach Road. Bolt is super cheap for a car or motorbike taxi. The winter season is the high/peak season, so prices are higher then. I moved into a room on a high floor on the countryside of the building in August, just before tourism really opened up and before high season. I got my room for about half the peak season price.

      @@jonh.7661 I don't mind walking as I could use the exercise, but I don't want to live in an area without enough local activities to keep me occupied. The one thing that keeps cropping up in expat vlogs is the boredom that sets in after the honeymoon is over. If you are an older retired expat which I'll be in 10 months, I want to find a location in Pattaya/Jomtien that checks all my boxes. One box being not to have to get a bus or taxi to go and do anything. I'd like to walk out the front lobby and find a place for morning coffee and breakfast... drop off my laundry, get a foot massage, browse a market and a bite to eat, and a large selection of street foot if I fancy. I don't think The Riviera checks all those boxes. My best bet is to live in the city center such as Centara Avenue Residence right in the heart of LK Metro, but the building isn't as luxurious as The Riviera in Jomtien. I just wish it wasn't so far away from everything. Of course I'm basing my opinion on only what I read from the Internet...which of course could be off by a mile. I'm just hoping my first condo is the right choice in my upcoming retirement.

      Have you been to Pattaya and Jomtien before? I'm just curious how familiar you are with the area.
      Different people will have different interests, needs etc.
      IMO, the Pattaya side is way more congested. Traffic is horrendous. It's a much busier and noisier area than Jomtien.
      If someone is on vacation and they want to go out to the restaurants, bars, nightclubs, etc often Pattaya is for them.
      If someone prefers a more chill vibe, less traffic, quieter at night etc, then they would probably prefer the Jomtien side.
      The northern end of Jomtien Beach still has a lot of restaurants and bars. There are several night markets in Jomtien as well. The big night market is around the middle of Jomtien Beach. Then there are at least two smaller night markets further south.
      There is a new Riviera called Riviera Ocean Drive, on the 2nd road, just up the street from the big nightarket.
      There's also a new building called Copacabana right next to the night market. Those are both on the high end comparable to Riviera Jomtien. Warning though, construction is starting on a new high rise next to Copacabana called Arom Jomtien, so expect construction noise there for the next few years.
      Boredom etc can happen whether you're in the heart of the city or in the outskirts. It's a matter of finding people and things to do that interest you.
      I see many staying fit, out walking along the beach road early in the morning before the sun gets too strong. I play golf once a week.
      Hopefully you'll find things that interest you as well (not just sitting in the bars day/night like so many do).
      If you're planning on moving here in December, you might want to consider finding a place for short term for a few months. Take the time to physically go to different neighborhoods to check things out. Then maybe around March/April, you can make a deal for a long term contract when it isn't high/peak season.

    The Riviera is a Beautiful Condo . Modern with lots of amenities . Especially the beach I like which is Jomtien beach. But can you swim in that water or is it polluted.

      People used to make visa runs when I was there back in 2004-2008. They would catch a bus over to Cambodia/Laos/Malaysia (depending on where you lived) go across the border, come back in and get another 3 months. They were starting to crack down on that when I just leaving. Also, they used to have retirement visas where you could live there. You had to be 50 years old and have some guaranteed amount of income to get it. Probably something like that still.

    Do they have public transportation like the train, bus, both, or nothing? Do they have street vendors for food, like a food market, usually starting in the afternoon into the evening? Are the pools heated? I'm from Palm Springs, CA and I'm used to heated pools.
