  • Living In Jomtien or Pattaya is easier and cheaper than you may think. I'll explain the basics to give you an idea of how much money you will need to live here. Everybody is different, but I'll give you some examples of how much things cost in Jomtien and Pattaya.

    Was in Jomtien in August and signed a one year lease on a studio at Laguna beach ? Resort for 6000 baht per month which includes cable and Internet. My utilities are working out around 900 per month and food 2000 baht. I don't drink or smoke and just prefer to go to the beach and walking to keep fit. Most people would probably find my lifestyle boring but at 73 and living on a basic pension, it suits me perfectly, especially now that the UK is no longer fit for purpose. I'm back next month and can't wait. Oh, yes, nearly forgot to say, Pattaya was great 15 years ago but much prefer the quieter life of Jomtien.

      Agreed about the UK and with the ineptitude of the Cons.in power the GBP is tanking too which is going to be a big problem in the future if you are on a UK pension,one of the worst in Europe surprise,surprise.Am in a somewhat similar situation myself so understand your position.

      Insurance is very expensive when you are on retirement visa. Air tickets are expensive as well.

      The only problem is that if you are not resident your UK pension will be frozen from when you leave. Although I am sure there are ways around it. Your rent and utilities are very affordable compared to the UK. The thought of not spending another winter in Clacton on sea is very appealing and I am looking forward to my next trip arriving February 23rd ☀️🇬🇧

    I live in Jomtien. Your estimate pretty much matches my spending (not including health insurance and golf).
    Here are my monthly expenses : rent 13,000, groceries/eating out/food delivery 12,000, mobile (2sims/data plans) 400, high-speed internet 525, Electric&H2O 2,500, transportation/Bolt 2,000, misc (pharmacy, massage, & Lazada etc.) 5,000, golf (4x a month) 8,000, savings for health insurance 5,000.
    Like you said, things like bars, excessive drinking and skirt chasing may be great on vacation, but aren't really good habits for normal day to day life, and they can blow up your budget quite easily.
    I could cut my food expense quite a bit if I ate Thai food every day, but I'm trying to avoid the rice and noodles, so I'm cooking a lot more at home. I love the Thai food and would love to eat mostly Thai, but all the rice and noodles are terrible for my weight. 😜

      @@marcuschalkley2355my 2000/wk for golf is about 1750 for greenfee+cart+caddyfee+tip and another 250 for a few refreshments. That's the cheapest rate around. It goes up from there.

      thats a great breakdown Jon, One question. I dont understand what you mean about "saving" for helath insurance, or is that your health insurance cost 5k per month, I am almost 60, would 5K cover it for me? Cheers

    I live in Jomtein with my Thai wife, I tried living on a budget of 50k baht but I soon realised that was unrealistic. I don't really drink in the bars but I do drink everyday (7/11 and in the condo) I eat mainly western foods. I do not live in a shoe box but a decent apartment at 10k a month. Rent for the next years lease is 15k so rental rates have shot up 50%. I have good health insurance and use Bolt and baht buses to get around. I do not live like a hermit, I am actually enjoying my retirement. It costs 71k per month for this lifestyle that gets you out of bed everyday with a smile on my face.

      The reason you can't live on 50 k a month in Thailand is because you want to live a western style life which is fine eating western food and drinking piss everyday of course will make it probably more than living back in pommie land

      Eat Thai food it's cheaper and better than western food in Thailand . If you are single you will live a lot cheaper .

    An Australian friend of mine signed up on a year's lease for a condo on beach road Jomtien beach.
    It is fully furnished, within walking distance to the bars and restaurants.
    It has a nice pool, gym and 24 hour security for $75.00 Australian dollars per week, which = 7000 thai baht per month.

    I've just arrived back in the UK from being in Jontien for 2 weeks and I was really surprised at how much cheaper everything is in comparison to Phuket which has been my goto holiday spot for years.The most expensive beer I had was a mere 79 baht at cheap charlies and was a big singha,small ones 70 baht.I only ate at the little local places which is always cheap as chips and great food.I met a lot of ex-pats that have retired there and heard many great stories.I could definitely see myself retiring there when the times comes.Great video as always Heath.

    Jomtien is a perfect area! At first I never wanted to have a condo in Pattaya but Rayong or Hua Hin. But luckily my husband convinced me to have a look at Jomtien. Even my mother and sister who regularly flew to Phuket became a big fan of Jomtien. It is so much cheaper than Phuket.

    Hello Heath and Lamporn. I recently discovered your channel and have subscribed. I retired in January, sold everything and moved to Thailand. I bounced around a bit until I found a nice 50 square meter condo about an 6 minute walk to Ram pho market. I signed a year lease for 13000 a month with cable included. I use a spending app on my phone and input all my expenses. My first full monthly expenses including the retirement visa with an agent just divided by 12, rent, food, utilities, entertainment and travel insurance was $1290 USD. I'm not into the party scene so obviously that saves me a lot of money. I think it's a great quality of life on a very affordable budget. I wouldn't even be able to pay my rent with that budget back in the USA. Thanks for the informative videos, take care.

    Really helpful and informative video, Heath. It’s always a bit tricky trying to work out a budget for living over there but your video was really useful in working out the numbers. Jomtien looks like a great place - love that long beach. I’ve got a month booked in Phuket at the end of Feb but I’ll definitely check out Jontiem the next time I’m over there. I mean: for a 2-4 week holiday the Soi Bukhao area is great, but I guess it's difficult to stay healthy, sane and not bankrupt there in the long run 😬Just subscribed to your channel ....

    I signed a 1 year lease for a 37m2 condo in View Talay 2 in August 22 for 5500b a month, it is 300m from the beach. Throw in another 1500b for utilities. Eat out mostly, 15k to 20k a month. Another 20k for entertainment, (short trips, drinking and massages etc.) So, for one pax, I have been spending between 40k to 60k monthly from Aug to Nov. Reasonably comfortable for this budget, if you live 'normally' without a car. Bolt taxis and baht buses are really convenient and cost efficient.
    Never realise it can be so affordable in Jomtien even though I had been visiting Pattaya for 30 years.

      @@spookyblack7526 50,000 Thai baht is about USD1450 based on the exchange rate of around 1:35 now.
      But one thing to note will be the house rental, I just realised that the rent for my condo had went up by more than double in the last two months. The price a new tenant paid when he took up a one year lease in end Nov was 12,000 baht. Bar and transportation prices went up 30% and 10% respectively. You will probably need another USD300 a month now, more if you are a regular bar hop type of guy.
      Throw in the fact that China is opening up for travel from 8 Jan, I am expecting a hundred thousand Chinese to be coming back on trying to stay in Pattaya long time. Prices here are going to start shooting thru the roof soon.

    Nice information for the newbies that thinking of living there. Like you said we’re all different n different budgets too…I’ve always budgeted abt 1500bt per day…that’s 45,000bt p mth….some days hardly spend much and some days u go out on the town or have a nice meal out…soon adds up.
    If u have your own accommodation n transport then the costs will come down too. Jomtien beach looking great n sunny!!😉😎

    that place has very nice pizza. never forget the time i went to an upscale Italian restaurant with a friend and his Thai GF. she ordered pasta that had seafood and asked for the Thai condiment tray (fish sauce, sugar, vinegar, peanuts, chili powder) the italian chef actually came out just to observe her adding these condiments to his masterpiece. you could see his heart silently breaking like the fall of the roman empire again.

    I am an African-American, now 69 yo, who has been visiting Thailand since 2008, but have not been back since covid hit in 2020, and - OMG - is that final clip in your video a current view of the beach NOW?? What happened?? It is absolutely gorgeous. I would stay in Viewtalay 8 for six months in the winters then return to the US for the summers, and when I left, the beach appeared to be half the current width or even less. I plan to move to Thailand next summer for good (as soon as I liquidate my house and everything else that I cannot fit into a suitcase) and I can't wait. I love Thailand, I love Jomtien, and I love a sweet Thai girl, all 3 of whom I will be overjoyed to return to. Thank you so much for your video!!

    When I bought my condo in Jomtien years ago many of my friends, who lived in Pattaya, ask my why. Most have moved out of Pattaya since then.

    Cheers Heath. As you say everyone is different and only you can know “how much I can survive on.” No excuses as all the prices are online. As someone who is relocating in the next 4 months I thought I would mention something’s about start up costs. Getting a visa and bank account via an agency for me is 30000 baht. 2 months deposit (not counting that months rent) is 20000 baht. Yearly gym membership is 6000 baht. Health insurance I’ve not done too much research but I’m thinking about doing it yearly at maybe 40-50000 baht. So as you can see over 100000 baht before I pay my monthly costs. I know people will do it differently to me but just something for people to consider. Keep up the good work Heath.

    Hi Heath, have just stumbled across your channel & am enjoying your "Relaxed" presenting style, I've looked a few times at living in Jomtien but decided that Wongamat was a better fit for us though it remains my #2 choice of places to live in the Pattaya area & each year we re-visit (Spend 5 nights in) Jomtien to check out whether we want to move there.
    One thing I would highlight is that people should be careful not to make plans based on what others are paying for condo rent at the moment as a lot of people (myself included) are on much reduced rents because of Covid (pre-Covid my Condo rented out for twice what I'm paying) & rates are now starting to return to normal (Somebody mentioned their rent had gone up by 50% recently, not uncommon at the moment & unlike in the UK there is nothing to protect renters from this in Thailand)
    Also don't forget to factor in an extra 5-10,000b pm to your budget for those "Unexpected but you know are going to happen sooner or later" costs like Dentists, mobile phone / laptop replacements etc... Makes for a good end of year "Bonus" if you don't use it :)

    Hi Heath. I love the laid back approach to your channel. I moved from the UK a year ago and living in Pattaya is so much cheaper apart from giving support to my Thai girlfriend (who never worked in the night life industry.) That might make a good topic for a video... girlfriends.

    Many over-50s manage to do their 90-day Report ONLINE (15-8 days before it is due), after the first report in-person, the system for that is IME less 'buggy' than it used to be. Up here in Chiang Mai, we actually have a drive-through 90-day-reporting option ! And the 90-days re-set, if you leave the country, starting counting again from the date you return.

      Hey i'm m tryna come to Thailand next year. Is it true that foreigners entering Thailand are required at the port of entry to show proof of planned travel to leave Thailand within 45 days of the arrival date? I don't wanna book a round trip, rather buy a one way ticket

      @@spookyblack7526 Unless you have a longer-term visa, your airline may refuse you boarding with a 1-way flight, that's one hurdle. Then the regular 30-day visa-on-arrival (for many nationalities) is currently (up to 31st March, I believe) temporarily-extended to 45-days instead, that might be extended further, or it might not ! Perhaps buy a cheap one-way to KUL, 30-days after you're due to arrive, as a burner ? Or get a proper tourist-visa ?

      @@spookyblack7526 Most airports will not let you board a plane if you don't have a return ticket, unless you have a visa to cover your time in Thailand. Why would you not book a return flight?

    Hi i have been coming to Thailand and Pattaya Jomtien for almost 20 years and i completly agree with your numbers, they match mine for the most part, For thoses that are heavy drinkers in there own countries and will be doing the same behavior in Thailand yes it does add up in more ways than one...L.A Rob

      Hi Stuart. Thanks. They do rent rooms in most condos. Most rooms are privately owned and rented out via agencies. Best to ask at reception or try an agency to find you something.

    Nice video. They look like accurate numbers for Jomtien to me. If anyone can't afford that, other parts of Thailand away from the beach are a lot cheaper. If you live in a house rather than a condo the electricity and water are cheaper too.

I will be holidaying in Jomtien for 2 weeks in May to have a look around before making my mind up about moving there on a full-time basics. It may have been this video or another as I've watch a few of your videos and you mentioned GO wholesale buying of produces.       It's on the main Sukhumvit Road. Not near any of the sois. (Soi means small road, normally off a main road) @@kevinbrown4091

    Great video Heath. Ive recently visited Thailand for the 1st time earlier this year. I plan to return in January 2023 for about 6 weeks. I live in the UK and hope to escape the "rat race" as i have taken early retirement at 56. Do you have the name of the condo complex in this video. It looks amazing.     I visited pattaya two months ago for 6 nights ,only my second visit there after 6 years ,found it to be too hectic and constantly having to look out for traffic ,got home and realised I had not been too jomtien beech area ,which would probably would be better suited to me at 61 ,will definitely try next time ,the beech looks great

      The Jomtien beach area is definitely more laid back to the Pattaya beach. You don’t see the boats as you do at the Pattaya beach and a few people in the water. It’s a nice beach to visit. All the best

    I am coming to jomtien next August for a month. Paid £500 to rent a studio apartment in view talay 8. 25th floor, amazing sea view. Never been to jomtien before. Always stayed in pattaya hotel. Hopefully I've made a good choice.

    30k a month is right. I own my own condo on Pratamnak Hill so spend 8k less. 20k a month is a nice retirement here.
    Lady drinks have gone up... I will by less to keep with in the budget.

    Spent a few weeks on soi 5 most expats were spending about 80 bucks Aussie a week for a condo on yearly leases, went and had a look at few of em, all modern security gym pool etc.
    Cheap as chips

    I am retired here , single, and live on a pension , O visa type.. I bought my condo at Lumpini and have my own motorbyke kawasaki 650 which cost me approx 2000 baht a month in fuel insurance maintenance . I am healthy , no health insurance , pay cash for everything . My expenses are 1500 usd . This covers Tesco 350 usd since i eat and cook at home .I dont go out at night and dont go to restaurants . Electricity is 2000 usd . Beware make sure your aircon is the latest model "inverter ". Pharmacy , dentists , doctors etc just put aside 3000 baht just incase , its not worth being insured in the long run . Internet is around 1000 baht a month for your home router and phone . I dont drink or smoke . This is not a sleazy area so if thats what you are here for better go to Pattaya . The rest is just clothing , repairs , maintenance , pocket money etc .Everything is very close so thats a big plus . I highly recommend this area if you have kids . The bus passes by frequently 10 baht a go .

      Thanks Koog. Reflections is down the end in Na Jomtien and the quiet part of Beach Road. Phratamnak is also quiet. Hard to choose between the two.

    Heath, although you have lived there for a while now, you still dont know where you are, JOMTIEN, not JONTIEM. Apart from that I enjoyed watching you this time and can I just say your videos are really good presentation. I just did a video on Vagabond Awake channel with Dan and Ciang. My costs were as you say, 30k baht per month. I live in Acqua condo by the night market for 8k for a 35sq mt studio. I have my own channel but im happy to re subscribe to yours. Good luck

    You make it sound so good, sitting here its cold and wet and I'm thinking what am I doing here, tell me, what's the climate like over the year particularly humidity wise as with COPD I've found this past summer here that that maybe a bit of an issue

      If you have the retirement visa, yes. It will need to be renewed every year with reporting to immigration every 90 days. I did a separate video about long-stay visas.

    I am a regular visitor to Pattaya with many expat aquaintances. I would say your estimated budget is very accurate. However, if you are an alcoholic or sex addict, even 60k baht per month isn't enough. I don't drink ( a few a year maybe ) or smoke. I like cooking at home and street food. I have dated thai ladies of an appropriate age that have jobs and like to hang out by the pool or take a cheap overnight trip to koh larn when they have a day off. I am buying a condo on jomtien for around 35,000 usd this year and will fully retire in 2025. Cutting out 300$ in rent really helps stretch a budget if you are willing to cut back on spending while still young and working. Plus you have some equity built up and can always sell your condo if you ever leave Thailand. But renting is by no means a bad idea.

    Jomtien, is my location of choice. Hoping to get over there for a couple of months to try it out, not living like a 2-week millionaire. Helps that I don't drink. funnily enough, 30k baht is more than I spend in the West, (choice not economy), had budgeted 35-40k per month

    I rented a house in Bangsary which is 20 minutes south from Jomtien. there were 2 bedrooms, living room and large kitchen. the house had a large outdoor space and parking. i let a thai lady negotiate the price and i paid 3000B a month.

    Costs for a US citizen over 70 to retire there ? - Is it an every 90 day stamp & about $ 56 fee ? - Did I get that right ??? - Seems really cheap if 4 times a year ? - Or are there more costs ? --- Somewhere near (a few miles) that office area may be a good place to live ? -- A frugal studio is all I need at my age w/o fancy extras. Good cheap street food selection and shopping nearby ? Jomtien or nearby surrounding areas ? US expats would be a +.
