    Great advice Keith. Here in the Greater Toronto Area, the first thing I look at is how much the surrounding houses are worth. $2 mil dollars for a building lot seems like a lot, but if the house you are going to build would be worth $6 mil then $2 mil for the lot is a steal.

    Excavating and trucking costs are hard to estimate until you actually start digging..depending on the lot of course. Sometime you have to bring in structural fill..you just never really know.

      Very true. Buying a homesite just above center line of street and hopefully level ground that help eliminate those costs.

    Fire hydrant, yes! Also which district for fire dept, emergency medical, police, schools. In that sense city vs county can be an individual buyer decision… everyone has different priorities.

    how many things should you have investigated before you buy land? I know some of those things to look at will cost to have checked, but I don't feel comfortable to buy a lot without verifying any potential issues

      A lot of wood or many trees can be costly to clear ground. Most geotechnical engineers do not allow roots in the ground larger than your pinky finger.

    I appreciate your channel, but your advice is geared toward your building situation. Slab foundations make very little sense in some areas of the country.
