    I need to stop listening to these in the truck so I can actually take notes. Thanks for the videos.

    Hey Keith! Thank you so much for your thoughtful videos and taking the time to review the small details. It's the small details that make the difference between a good result and a mediocre one. So many videos are just "look what I did!" instead of "this is exactly how it's done". After 30 years in a finish trade, I recently sold my business and now have the incredible opportunity to build my own home...something I've wanted to do all my life. I tell people that I've always wanted to build my own home, I just wanted to be a much younger man when I did it! Anyway, I can't get enough of your videos. Great advice for not only building a house, but for running any kind of a construction related business!

    Really great points. The key take away is to be the leader and set the tone. Personally, I lacked confidence in the beginning as an owner builder. I used to feel that I am paying the trades and they run the show. I mean, they are pros and I am nobody. I was wrong, thats a strategy for disaster. You gotta be able to figure out how you want things to run. I remember in one of your videos, you said be an owner builder if you want a leadership lesson or something along those lines. Thats so true. In the beginning you may not even know what bothers you since you haven’t even seen any trade working. But as you go, observe and pay attention to peripheral issues. Interact with your team, be polite and empathetic yet affirmative when asking something, and most importantly not be afraid. You are not just “managing” the project, you “own” every aspect of it.

      Great comment and insightful. Owner building is the great wakeup to our own issues about life, communication, and managing others. We need more owner building and not less.

    Thanks for the video, I took some great tips from it. It's hard to find reliable tradesmen and as you said, they constantly switch jobs or get sick. During Covid/ on my current home I constantly got dumped by contractors who felt their pre-Covid pricing was too low. There is some panel plants close by where they prepare wall panels and trusses offsite. Once lumber comes down I am seriously considering it. One thing, camera work is greatly improving, love the angle and the switch. One thing I noticed, the pan was a little shaky, if you would use a tripod it might look better. Hope you have lots of success in your business in return for the value you provide here.

    Thank you so much for your videos! I have found your videos and can't stop watching.
    It sounds like the owner-builder is more than a project manager, but a people manager, with that said, if a contractor does not buy into the vision norms (no spoking, clean up after yourself, keep the plans in one location, organizing cut wasted materials etc.) What strategies can you give to enforcing expectation while keeping up with productivity? Who pays for misteps? i.e. header gaps facing the wrong way...

    Hey Keith- how does multifamily home construction or townhome construction differ from single family homes with respect to cost, getting bids, organization, etc?? Would love a video on that and would love to purchase a modified checklist or course on that as well....

      I will need to add this to my list of vids to do. I have experience in both. The real difference is in the economy of scale.

    New to the channel! I’m wanting to get my own framing crew together, how would you to go about getting work and keeping the crew busy so there isn’t any down time?

    What are the steps to paying the framer?

    • @GenuineOptimist
      @GenuineOptimist Před 2 lety +1

      This is Keith from another account. I like to pay framers in three installments. First floor & second floor walls. Then roll trusses and sheet roof. Then last draw after inspection.

      What percentage on the last draw?

      Between 10-20%

    Why isn't your job sight fenced in? Rent some security fencing and everyone stays safe. The sign does nothing.
    You really are funny and should stay away from the job as much as possible, framers like to throw hammers at people like you
