I really appreciated your tip to not pay up front.My wife and I just decided that next contactor we hire, we'll ask for an itemized list and we'll pay by task completed. Thanka for your good and honest videos. Imagine you build in another state for the first time and don't know any local subcontractor, how would you find them and how you know which one you trust to do job? (Foundation, framing, hvac, ....)

Hi Keith, I’m in the process of finding a general contractor bid for my custom home right now. It would be very helpful if you made a video on the cost breakdown the contractor provides. There are some line items that doesn’t make sense. For example, a line item for liability insurance for $11k, another is permit and impact fee added to supervision fee.
That line item for 11K is real high. My yearly liability for my entire operation is just under $8,000, and this covers all my jobs. I would ask to see his policy to make sure it is covering you but mostly to see his real cost. Permit fee should be a separate line item and not confused with the supervision cost. Supervision fee is something I never charge because I am that person. I see red flags.
@@HowToBuildYourOwnHome Sorry, let me clarify. This contractor is getting paid a percentage of total project cost. He is adding the permit and impact fees to overall cost which boost his supervisor fee. In CA, I’m looking at $90k+ in permit and fees.
@@ktek9onesix530 What area in California are you building? Ask builder to pull his percentage off the permit and fees, he does not need to ride on the back of taxes. He can charge a simple filing fee for his labor to put all the paperwork together.
@@HowToBuildYourOwnHome I’m building in Sacramento. I’m getting hit twice with county fees and special district fees. School fees is also $6.34 per sqft. Wish I watched your video before buying land blindly. Haha.
@@ktek9onesix530 Build it and then sell and use the wave to get where you want to be. Do not ever feel like you are trapped. You are creating equity for the future.

But not sure how to line up all the work so that all the subs are not interfering with one another. Also with all the supply shortages do you have suggestions on ordering time . Is there things that should be ordered at the same time now that there are delays .
