Huh?
Hi Pl suggest, Can we sell that property if it has been leased for 30 yrs between that duration?
Hello, sure you can
Probably with a price lower every year as the remaining land lease will be less
@@THAILANDEASY_ Then I have another question,
What does 'lower every year' mean, property price only increases every year. Eg. If I paid $100,000 to buy a villa today, wouldn't I be selling it at say $150,000 after 10 years? Or Are we paying $100,000 to the owner spread over the period of 30yrs? Pl explain why price will be lower?
@@aakasharora12 if you are in charge of a Thai company that owns the land you are right. if it's a lease then the price for your particular house will drop every year as you don't own the land
hi guys thanks for video,i want to ask you 2 question which is really important for me.FİRST of all lets say i buy a villa for 10.000.000 baht with leasehold for 30 years.after 25 years later if i want to sell this villa i can sell it to its own price(lets say 10....) or for anymore its like 2.000.000 baht beacuse i have only 5 years left?SECONDLY after 30 years should i need to pay 10.000.000 baht or something like that or i will not pay anything and add 30 more years to my contract?
hello! before selling the Villa , make sure you have prolonged the lease agreement for the land or a vow agreement. I doubt you can sell it full price having only 5 years left. All the further lease details you have to discuss with the landowner not just about the first 30 years but about what happens with your agreement after the first 30 years. Watch the full video - the link under the video - the lawyer explains everything
@@THAILANDEASY_ yeah but still dont understand so after 30 years if they accept to renew contract will i pay them the amount i pay 30 years ago or without paying i will keep the house? and the other question after 20 or 25 years later if i want to sell the house will it lose value in selling price?,lets say it was 10 baht after 20 years i can sell it to 10 baht or 3-4 baht?
As a foreigner, I simply won't be able to own a freehold land right?
The only way to own it is to establish a Thai Company having your Thai Partner own 51%.
@@THAILANDEASY_ Wow!!! 😅 Anyway thanks for the response man!
