Here in my part of Idaho they did double layering on the floor. OSB went up until the roof was on, then after it dried, they layered on plywood. Makes the floor about .6-.75 inches thick and prevents deflection and warping from moisture. If they don’t do that, I would for sure put a dehumidifier in the crawl space until they seal it up. You put a vapor barrier down when you did the foundation, so that water underneath is only going to exit through the vents right now. I have found contractors will tell you what you want to hear to shut you up so they can get done. They don’t have to deal with mold and rot.
Oh, don’t worry. I don’t mind being a thorn in anyone’s side. I’m making sure this is done right.

The roof is on and not too many more worries in that regard. House wrap and siding should be coming along soon.
What cladding will you use on the outside? Also, do you use gib board, or plaster board to cover the inside walls?
I think they’re both the same. We call it sheet rock here, and yes, that’s what we’re doing on interior walls. On the outside siding we’re doing hardiplank.

When our house was being framed (2001) I remember looking at what was supposed to be a ‘storage closet’ in the basement. It is being used as a bedroom - big room. Room sizes are deceiving on the plans. Love your plan, and the one thing I wish I had here is a HUGE pantry…fun video.
I might just keep it a pantry based on your comment alone. I'm really struggling with the thought of taking Shellie's pantry. She wanted it so bad and is so kind trying to give it to me for an office. I don't need much room for an office and that laundry room would work fine. It is a huge room. Everyone along the way that looked at the plans kept saying how big the rooms are and we didn't think much of it. Now we're seeing it build and thinking, holy cow this is big!

Yes, chomping at the bit! Now that it's up, we want to move in, lol. All the crews have been great so far and we love how this is going.
We built a few years ago. We have mainly 9' ceilings but as you walk in some are 10' the go to 12' and back down to 10' and 9' . It makes a nice architectural detail . You'll be glad you did that bump up

Hey quick question I got 5 propagated rose that took root. 8 weeks old. Finally success. I got 1 gallon pots like you. Fine fur bark. They are doing great. Lots of new growth. Outside now in the 90 Florida heat. In the shade north facing. How often should I water.?
Depends on how fast they dry out but in that heat, you could water almost daily. I water around the outside of the soda bottle and the moisture slowly moves inward toward the stem and eventual roots. Give plenty of time before checking, like 6 to 8 weeks.
They are 9 weeks old already. Outside with bottle off.

I was relieved that the roof went on so quick. Had a heat wave come through and dried everything up real nice. Speaking of storms, there was lightning and thunder last night, which is uncharacteristic this time of year here. It will be fun sitting on the porch and watching it!

It's fun to see it progress! I love the high ceilings too! I could never go back to standard ceilings again and mine are only 8'.
My brother has 7.5 foot ceilings in his kitchen and hates them, lol. I like the extra space for sure.

The best thing is how you designed the important things to be adjacent to the master bedroom. Smart. What a step saver!
Yes, we planned all the “good stuff” to be down on the master bedroom side. When we get old, we can essentially live on that end of the house. The kids end is set up on the other side and very private so that one of there families could stay on that end while visiting and still have privacy.

I had a 12 x 7 closet that seemed massssive when it was empty. The minute we started bringing in shelves, it got tight fast. Taking 18-24 inches of each wall shrank that space down in no time
I have a feeling we’ll see the same thing happen. Regardless, it’s 5 times the size of our current closet.

Very interesting to see that in your country , they put the ply up before the trusses even go up! Here in New Zealand we build alot differently. We don't use that kind of ply on our walls. I was also wondering if those big trees out the front of your house will go so you get a better view and more sunshine?😊
Oh no, the trees are staying. They provide shade for all the rhododendrons.

I've been a registered nurse for 17 years. A couple years ago I cut back to 2 days a week and cram all of my hours into 2 days to give me more time at home for family, the nursery, and CZcams.

Hopefully that didn't come off snarky. I was laughing when I wrote it. You've been around here a long time and I appreciate your support. We thought about all the things you mentioned and actually had an entire upstairs built into the attic trusses originally, with a 3rd car garage built on as a mancave that would have been fully insulated and sheetrocked with plumbing. The quote for all of that was $650,000 and Shellie and I wanted to puke just thinking about that. We had to start slowly whitling things down to get it more affordable and realistic. We're now down to around $300,000 with what we're building and kept things designed for future possibility of adding the 3rd car garage/shop/mother-in-law suite, or whatever else we want. It's all about money though so we'll see what the future brings. Oh, also, we have a wood stove drawn in on the plans and plan to install one. We love wood stoves and have had one in our current mobile home for 17 years.

You're really lucky to build a great house, Mike. I always wanted to ask someone who's building a house about a fire suppression system installation before finish work. Is it a huge expense and does it help with better insurance?

I feel blessed to be able to do this. We've also worked very hard and had a lot of patience in the 20 years we've been married. As far as fire suppression, we're not doing anything out of the ordinary. Just building a standard "stick built" house. Part of the reason we're able to do this is because we've saved for it for years and aren't just doing this on a construction loan. That limits our budget in a way and so we've already had to cut some things out. There are some really cool building practices out there that I'd love to implement but money is the determining factor in many cases.
Looks great Mike! The only thing I found a bit disappointing is the black roof; that will draw the heat. Could you spray paint it silver to reflect the heat better?
We thought a lot about that. We really liked the black roof color and it will go nice with our paint colors. We are surrounded by lots of fir trees so it will be shaded for part of the day. Plus, it’s cloudy for 9 months of the year up here. We also have a ventilation system that runs the whole peak of the roof.

I've been waiting for more to happen but maybe I should just get something up for you on where it's at now. Been somewhat of a lull in activity.

If that pantry is still up for grabs, I vote floor to ceiling Mylar, install some ventilation and grow light mounts. You can have figs year round.

Wow those crews don’t burn any daylight 😮they move right along & it looks incredible. About the pantry, I would definitely add some extra cabs for overflow. You’ll be surprised how quick you fill the kitchen, even if it’s a large space. Great call on the higher ceiling height in the great room.👍🏻

So much rain and mud. It kept the lumber much cleaner.
I just said to Julie, hope they get some roof underlayment on before it rains..... I blink and the whole roof is finished. Great seeing it like that and it is a nice interesting roof design. Place looks huge 👍🏻
Man, I was sweating it a little until that roof went on. In the end, everything is dried out really well now that we just had a heat wave come through with dry 98 degree weather. I'll have to get a good view of the roof design from the front once the mobile home is gone. Love the hip roof system with the gable ends in front.

May be too late or you already thought about it but at least prewire for alarm and drop wired ethernet in every room. Super cheap to do it now and you can even diy it. Very expensive later. I have customers who turned this down during rough and then regretted it later.

Absolutely love watching your family dream home being built . Did you design it? What are you doing with you current home? I always wanted to build tiny homes (or sheds) along landscaped walkways for visiting family.... When you finish your home, dreams and plans go on forever ...... Con't.
I'm glad you're here to enjoy the build as we go along. I love the tiny home concept too and have thought a lot about building a tiny mother-in-law suite right next to this house, or out in the fig orchard. I'll need some place to live when the kids take over, haha.

Mike, congratulations on the building of a very nice house! 1 recommendation I have for your consideration is to think about using closed cell spray foam to seal off your attic. This will create a conditioned space instead of a vented attic. I have done this in my own house in WA and love it. Not only does it provide superior insulation, your attic is now also part of your interior space and anything you keep there will not be exposed to moisture or insects from the outside. My house is close to trees and shrubs like yours and when I first got it, I would get tons of insects and spiders in the house but once I sealed off the attic, the problem went away.
Good to know. Unfortunately, money is the biggest driver in what we can do at this time. We still don't have enough to complete it as it is, but someday I'd love to keep going and do more to the house. I'd love to add a dormer on the front to act a huge skylight right into the kitchen.

I appreciate that feedback. We're really torn about that one because we need an office space and Shellie always wanted a big pantry. Either way, I guess we have options. I'm still not opposed to putting the office in the laundry room.

I'm in Western Washington State, about 30 minutes east of Olympia, zone 8b. Yeah, the timelapse are great. I love making those and plan to do more timelapse with plants in the future.
W👀W! Mike, I'm blown away just watching the sped-up time-lapse construction videos of your new home being built. If I had those huge, covered porches, I'd probably spend more time outside than indoors, regardless of the weather. I'm just curious if you will add large ceiling fans on the porches to help move the air on hot days during the summer months. My brother and sister-in-law decided to add ceiling fans a year after construction, and it cost significantly more than it would have if they had at least added the wiring during the construction phase. Later my brother talked about how hindsight is 20-20, lol. However, they were so happy they added those large ceiling fans to their porches because they made that area a more comfortable living space during the summer. Thanks Margie! Funny you mention ceiling fans on the back porch. My brother was just over the other day and said to wire it up for them and we'll be glad we did later. He also had another great idea to put hot and cold water out on the back porch in case we ever want to install an outdoor kitchen later. I love all the ideas about getting wiring and plumbing put in ahead of time "just in case".
Awesome Mike! I have a question, since you have such a great big porch out back, why didn't you put folding door or one of those that slide in the wall? Or at least a French door? We didn't want sliding doors, neither of us like them. The French doors were a thought but the cost was much greater and in the end, we had to make some compromises to get it done. A lot has changed in this build as we've gone through. Maybe I need to sit down and make a video about it.

I understand, somewhere you have to cut costs. You don't have to explain anything about your decisions , it's your house and besides, you can always change it at a later date! The construction is not the most expensive! The finishings are far more expensive maybe there where you can do some stuff yourself to cut cost. You can figure it out for sure! 🤗🤗❤️

Mike if you like to do canning, and storage food, the bigger the pantry the better. I wish I had a big space to put my food, my canning materials, and other stuff. I think the laundry is not a good place to storage food because of changes in temperature. Just saying.

We went with 10 foot walls. Love it!
We have over 100 degree summers, and has gotten down to zero a few times in the winter. We went with spray foam insulation. It is better to do the bottom of the roof. And have a totally sealed attic. I took one of those laser thermometers. The ceiling temp never got over 86 degrees during the summer when it was being built.. This was before they put in the central air. Have been here 18 years. Heat, and cool 3,000 +sq. Feet. Highest the Electric bill has been was a little over $300. Lowest $175 What is amazing is. You can laser temp the wall just below the ceiling, and down at the floor. It will only be 1 degree difference. I have lived in houses with fiberglass insulation. It would be hot at the ceiling down You could raise your hand up. and feel the heat. With the AC as cool as it could go.
