    My 2024 new years resolution is to be the kind of person who "eats the frog" which basically just means, no procrastinating the annoying "hard" tasks and just tackling things when they come up, and enjoying how peaceful it feels to not have things constantly looming over you and taking care of what needs to be taken care of.

    I’m a realtor since 2005. There is no such thing as a perfect home w no problems. Even new builds have issues. As long as u keep everyone informed w the timeline u should b ok. They know that permits & contractors take time to line up & schedule. And no inspector finds everything that is wrong w a home. Welcome to home ownership. lol

      I'm a homeowner, and I've certainly experienced some smaller things, like issues with my furnace and slightly more narrow pipes, but definitely nothing like this. An electric panel's location and type being against regulations (especially when the panel type is literally deadly) is an insane thing for an inspector to miss. It's acceptable for them to miss things that they aren't able to easily see, like with internal pipes and whatnot, but absolutely not such major, obvious issues. Remembering back to the previous owners insisting on a 10 day close, it makes me think it may have been an intentional omission through a bribe or something. There's a 0% chance that the previous owners didn't know all of this either if she's discovering it within just a few months of being there. If I were Michel, I'd be exploring a lawsuit

      It depends on the insurance company & the building codes. Some r grandfathered in until the insurance company says they will drop unless updated to the new codes. I’m sure the previous owners knew they would have to replace eventually but their insurance let them get away with it. The inspector knows that not all homes r up to today’s building codes until they renovate or until ur insurance co says something.

      I had to do the electrical panel AND the pipes in the whole house before I moved in to my house. Code changes are such a pain! But once it’s all done, you forget the headache it was. I love my house now.

    Being a homeowner means being in a constant love hate relationship with your house. Grandpa built mine back in the 70s, so yeah.....the struggle is real. Some days it's my dream home and then, inevitably, something happens where I just want to take dynamite and blow it clean off the foundation. 😂

      Same only my Grandpa built ours in 98. He did the plumbing and electrical himself. And although he didn’t do it bad, when we’ve had to change some things out or make updates, it’s like what the heck did he do this for?! Somethings we are grateful for.

    So welcome to the world of home ownership. There's always something. Even with all the expenses that will always come up, over time it beats continuing to throw your money away on rent every month. And you're young enough that you will be able to go into retirement with no house payment.

    You are not alone, Michel, owning a house is a huge commitment and responsibility, no wonder all these extra expenses are worrying you, just get it all done and then sit down t plan finances again and remember to always put money aside in a "house" sinking fund. Also don't feel like you need to make your house pretty all at once! It looks amazing already. xxm

    My fiancé and I bought our first home December 2022, had the inspections and all the good things, moved in January 2023. We’re finding new things with the house all the time! From the foundation starting to settle too much, to baseboards not put on correctly. It’s all part of the homeowner game! The same thing happened to my sister with her new build home a few years ago. It’s a lot of time, work and money, but you got this girl!

    We had our panel replaced and relocated too for the same reason! Luckily we didn’t have to rewire the entire house. I think houses will always feel like they’re a money pit just because there’s always things that need updated because so much code and things get updated over time/things just get old. In our first year in ours we had to replace the furnace, ac, roof, and replace/move the electrical panel on top of some other lower costs maintenance work. What helped me feel better was just reevaluating our budget and deciding to slow down on decorating to help cover the costs of the essentials. I would say don’t stress about it too much, it’s pretty normal for it to have unexpected costs especially in the first year or two of owning.

    I feel for you on your house issues. I'm surprised your inspector didn't know some of this, and your realtor should have told you some of this stuff too. I know it's hard but try and not get to stressed over everything and make yourself sick. Everything is going to work out. Max looked so cute.

    I feel you on the homeowner & money pit situation. We bought our first home only to learn the first day after signing all the paperwork making it official that the entire kitchen had to be demolished due to hidden rot & mold. Previous owners had covered up literal 3 inches of standing water in the bottom cabinets from the sink flooding. They hid it with fresh wood on top making it look like all was well & normal to the naked eye. The inspector even missed it. The only reason I questioned it was cause if these weird looking screws that didn’t match any other hardware. My FIL pulled the screws out then a horrible odor escaped from all the rotting moldy water. Then we pulled the carpet up as we were putting new flooring down only to find mold in all the bedroom closets from leaking showers. I honestly was traumatized by all of this. We didn’t & really don’t have extra money to be putting into additional things that’s why we bought a “ready to go” home or so we thought. I’m so very sorry the house is proving to be like this. You’ll get there eventually, but it’s stressful. I too am an autoimmune girly with heart failure. So I get how important reducing stress is & the affects it has on the body. 😅

      Wow, I lived in a mold home before. The underside of the home was all white furry mold. The whole house would reek in the spring when it would bloom 😅. I only laugh now because at the time I was crying. A newborn and my dog was chewing herself to death and had to wear a cone that whole year.

    You should have the electrician change the heat lamp to a regular light when he changes the panel. It would be worth it and shouldn't cost too much extra. Maybe if you're lucky he'll just toss it in for free.

    Girl, I can so relate to your dream home being a money pit and breaking your heart! We live in a historic home and have gone through very similar things. But it’s okay, you guys can handle it, and it can still be your dream home just a bit higher maintenance than anticipated lol

    Man, I can relate to the house issues. We bought a house back in July and ended up being without natural gas for 3 months. We have gas for hot water, stove, and our dryer. I brought up a concern about the smell of a gas leak and even still our inspector didn’t look into it properly and it was only after we closed that we called our local gas company about it and they said we had so many gas leaks along the existing line that it was unsafe and had to shut our gas off. We couldn’t get the gas line fixed until we had a new crawl space access dug out… such a long, drawn out, and stressful process. You are not alone! ❤

    I totally understand the whole house thing. Thankfully our inspector said that our breaker box needed replacing during our inspection of the pervious house we bought. It was the same situation as you are experiencing but since it was caught during inspection we had the owners fix it or we wouldn't buy the house. I hope all your issues get resolved easily. I feel like with each home buying experience we all learn something.

    Home inspectors are useless. They miss so much. We are taking a break from home ownership for awhile. Selling our house in early spring while prices are up, make a nice profit and rent a house until we decide what we want to do. Rent will be the same once we don’t have an H.O.A fee, home insurance, property taxes, home warranty etc. Maintenance and costs are just not worth it. Adds up.
    Plus, if you want freedom to move, change jobs etc, having a home is such an anchor. That’s where renting is advantageous. You can get up and go anytime.
    Everyone is different but for my husband and I with no kids, home ownership is not what we want at this point in our lives. Taking our equity and going to relax for a bit.

    I love these vlogs the most! Unless it’s a new build there is always something with homes. We bought a beautiful home then found the septic tank was busted so we spent $21000 getting it replaced because it was so old it couldn’t be repaired. However it’s our home & we know at the very least we won’t have septic issues for at least 20 years! Can’t wait to see Paris vlog ❤

    We added a big porch on to our house a couple of years ago. We had to move our gas connection on the outside of the house. It was the original one and forty + years old. The contractor called the gas company and made the arrangements. They looked at it and practically came the next day to do it. Apparently it was so old and snow ( New Hampshire) had been damaging it and it was a real hazard. They had a team here in a couple of days and did it right away. They did not even charge us to do it like my contractor expected them too. Home ownership can be expensive.

    You've inspired me to just take a day to do all the crap I've been putting off in one go LOL!
    I totally understand your homeowner frustrations. My husband and I bought our house in 2020 and there was SOO much the inspector didn't catch so there was SOO much we had to fix and homeowner's insurance didn't pay for ANYTHING. And on top of that we had other unexpected situations/expenses that came up too. The first year felt like one thing after another and we questioned whether we bought a lemon. But after putting in the money to take care of things and fix them the right way and make them better than before, it eventually got to a point where things slowed down and we finally got to enjoy our home and build up our savings again. Three years in and unexpected stuff still happens, but it's NOTHING like the first year where you're learning all the flaws and kinks of the home before you fix them.
    I am so sorry you're going through this but hang in there!!! It will get better ❤

    The home we had bought was also a money pit, also in CA. The previous owner was a younger single guy and apparently did not maintain the home. Our inspection also did not catch many things. We ended up deciding to sell our home because it was too much for us and not worth it. It was definitely a learning experience, and we are that much wiser when we buy again.

    Yes! The tree looks perfect!! Ok, about the house, yes it sounds like a money pit but guess what? You guys will make all the corrections and be very proud of what you have, I'm so very sure it's stressful having to deal with the mess the other folks left behind and hid the fact about it but that's ok, you guys will get it straightened out!     Sorry about the issues you’re having don’t let it taint your home the fact is when you own you’re responsible for it all and some don’t keep up with that responsibility or don’t realise things are wrong and then you have to pick up the pieces homes always need maintenance so fix it now or later it’s still coming down the line. I get it would totally be better if some of it was further down the line but you’ll get there and once it’s done it’s either done for good(electrical box) or done for many years so you’ll be able to breath, and go back to regular maintenance. Hope you’re loving Paris ❤

    Be careful leaving the house empty when you go on your honeymoon, either have someone stay or to check in quite a bit, I noticed in USA people go away and squatters move in and steal everything.or even have a timer for a table lamp. Good luck with your wedding, hope everything goes as planned

    When we bought our first house not a word was said about the electrical panel. When we sold 6 years later we were told it had to be replaced as that year panel could randomly start a fire! 🔥 Nice, would have been nice to know that as we brought our baby home to that house! 😡 Welcome to homeownership! 🤦🏻‍♀️

    I have a ton of major issues with my new house too. The inspector had all good ratings (and was the most expensive of the ones affiliated with the realtor), but I have no idea how. There's a huge moldy hole in my living room wall and we can't use one of the bathrooms. The mold spread to my brand new carpet before we realized. There was also a huge flea problem in the basement (luckily it hasn't traveled up). The garage door had one thing broken, they fixed it and broke two other things on it. We had major electrical issues with the oven. I found so much mouse poop in cupboards and one of my kitchen drawers doesn't even have a track on one side. Those are most of the big things, but there's plenty more and some things they just said they would fix and never did. They also kept talking about a Ring as a major point and decided they wanted it instead. (He flipped the house and told us himself he was just "tired", and clearly just rushed toward the end)

    Good mobile groomers are so hard to find no matter where you live. Glad you got one for Max and I hope he loves his groomer. I don't like dropping Snoopy off at a groomer and leaving him all day in a cage. Mobile is expensive, but the way to go. Also, thanks for the probiotics explanation. I'm thinking of trying these.

    I'm really sorry for your house issues. I've owned 5 different houses so I know. I'm in the autoimmune club(the club nobody wants to be in ) I don't stress anymore about anything, not worth it. I'm alot older than you, it took me forever to be this way. Just try to remember what stress does to your body.

    I would complain that who they used to inspect the house was terrible and they need to help pay for he didn’t find. It seems like fraud. You can get a list of houses he inspected and cross check his mistakes to show his incompetence !

    One of the hardest parts of homeownership is buying anticipating cosmetic updates in the near future, then getting hit with expensive non cosmetic necessities (septic issues, electrical, roof, etc.). We’ve spent around $45,000 on new windows, roof, septic pump, and other plumbing fixes. The kitchen remodel and master bath remodel will have to wait a couple of years now.

    You should check to see if your inspector carried coverage for omissions and errors! We learned about this too late, but our inspector missed a crawl space with a foundation issue. Cost us thousands. My friend who is a realtor let me know about that issue after the fact. It may be covered!

    This is something no one truly understands until they own their first home. Homeownership is hard and expensive most of the time! Our first home was much newer (under 10 years) and within 2 weeks of owning it, we had so many things fall apart because the previous owners never maintained things properly. Now our home we own was built in the 50s and we have different issues just from it being that old but the people who owned it took pride in it and really maintained things properly so its made the fixing of things easier. You will get it all fixed, and it will be stressful during, but once the big things are done, it will be easier. Just learn everything you should be doing to maintain things! I'm still finding things I had no idea I should be doing to maintain things! (Like how to properly maintain a garage door... that may or may not have almost fallen on me and hubby almost killing us...).

    I would make sure you are not double paying it as I had a friend who was doing this and the county never said anything to her but after paying it for a year both through her mortgage and separately directly from her to the county she mentioned it to her mom who worked in the insurance field who helped her request a refund of her double payments for the last year.

    I follow two other CZcamsrs who bought homes, and originally planned simple renovations that were basically cosmetic/ decorative.
    But they quickly discovered non stop expensive structural issues (like electrical or plumbing or septic tanks or mold) that had to be fixed asap. One in the UK and one in Ireland.
    So at this point I just assume this is what buying a house is like (unless it’s a complete new build and 20 times the price).
    So I promise you’re not alone. 😬🤷‍♀️❤️ If that helps? 😂

It means you can further appreciate all the work you did in the past because that allows you to make your almost-perfect home perfect.     I was renting a place that had a box with obvious burn marks from a series of small fires that had started and put themselves out. An electrician said it should be replaced and he could do it for $100. It was t required per the code that existed when it was built but if there had been any remodeling then it would have had to be done legally but since no remodeling or additional building was happening it didn’t and so my landlord refused to replaced/fix something that was causing a serious danger to me and roommates. All the bedrooms were on the 3rs floor and my roommate was handicapped so I’m my opinion the landlords being unwilling to fix it for such a cheap cost was unacceptable and I gave my notice to vacate immediately and my roommates did within the same month also. The townhome was also built in a flood zone with high table water that only came up every 10-15 years with a very rare wet spring. The year I lived there it was very wet therefore the water that flooded that low area came through the basement and caused water damage up to almost the electrical outlets, yet another danger. They blamed us for the washing machine leaking. It was clear on the other side of the basement about 25-30 feet from the washer where it happened was in no way coming from the washer as I had complained about it leaking when I first moved in and 2 visits from the plumber completely missed the drain pipe was not set up correctly (each charging hundreds) so my step dad bought materials and fixed it for less than $20. (Plumbers son). So it had not leaked since that back flow pipe had been fixed. They blamed us for so many things and refused to fix dangers. The back deck was completely unusable because of rot and nails poking up out of the wood making it a mind field to walk through with more than not being an area you’d step on a nail that would go into the bottom of your foot. Anytime there was a problem she’d yell at me when I’d ask for something that should be fixed to be addressed. Oh and our oven did not heat evenly so cookies would come out burnt to a crisp in one corner and be raw on the other so you had to keep track of what you were baking and rotate it often. She also asked for my social security card which she did not need for our application and rental agreement and left it on her copier and when I realized with a new job a few months later I asked her if she could go through her home and look for it and possibly look in her copier or on the carpet at the table where we all sat and where I took it out of my wallet and she immediately started screaming at me stating I was accusing her of stealing it when all I asked was if she could look for it in her home because that is the only place I had been that had asked for it and the only place I took my card with me because she said she would need to see them and not one other instance until I got my new job did I need to get it out of my wallet nor was I asked for it so it had to have been left at her house either by her or had fallen out in her house. She was a nasty nasty person. I’d rather own than rent from anyone.

    Unfortunately, homes are a constant investment. My daughters each have a home built in the 70’s. They are a constant upgrade. But your location is amazing as far as weather and proximity to the beach. CA is expensive but luckily you are in your own home and it will appreciate in value every year.

    Yeah unfortunately that’s home ownership. Right after we bought our house there was a big rain and we had water dripping in 2 rooms and discovered paint coming off…the previous owner painted over water spots from a leaky roof to hide it. So we had to have the whole roof replaced on our dime when the inspector said it had another 15-20 years.

    So your property taxes aren’t part of your mortgage payment? Most home loans roll your property taxes into the monthly payment. The county will send you a bill and show you what you owe but your lender should be saving a portion of your monthly mortgage payment aside in an “Escrow” account. In today it is extremely rare you would need to come up with this payment and pay it separately. Your lender should be paying it on your behalf quarterly out of your escrow.
