Your analysis is correct. In Bengaluru 2BHK is 1 Cr for normal or general prices of good builders. But if you have money then 3 to 8 crores for luxury homes 4 BHK floors are in demand. Hosur Bengaluru Metro connectivity plan stopped due to builders pressure. If people shift to Hosur and 6:29 travel by Metro then the prices of Bengaluru properties fall down. Hosur is much cheaper than Bengaluru. Hosur airport project also dropped due to this reason. All politics whether congress or BJP. Thanks

I fully endorse your views. Recently I saw a video by flat owners of gated community complaining abt drainage and corp water non availability in suburb flats.
Especially in chennai area this is very common and all gated communities r in outskirts having no corp water and drainage facilities. Moreover ground water is very hard and salty. In addition to this multy storied flats hv safety issues related to construction and fire accident etc.
The middle class with intention of owning own flat buy flats and put themselves in lot of hardships of above plus financial burden of EMI.
They struggle and by the time they complete EMI the age of the flat may even compel to go for all type of repairs.
Instead I too feel, we must only go for rental accommodation with the EMI portion within city and educate children and hv no headaches or stress of living. In other words don't invest in outskirts and build asset for children & hv stress instead educate your children and be happy during your short life period.
I too had plot and flat in outskirts and a flat in city. I sold both flat and plot in outskirts & staying within city area where you hv no water logging and hv corp water & drainage facility.
Atleast, now I hv no unwanted stress related to stay.

Just Appasamy came out as video. There r many more gated communities with same issues. They increase monthly maintenance to buy hard water. Maximum construction of gated community done in once water resource area like lakes and catchment area.
Only old madras established with all infra is good for living. There too, you get water scarcity at times.
Entire new developed areas hv this type of issues. No exceptions.

The govt has to bring in rationing in purchase of homes. A person should not buy more than 1 house. If he wants another house for some reason, he should sell the previous house. Land is a scarce resource. Population is huge and it is everyone's dream 'to own a house.
While I understand your concern on limited space and housing availability, the approach you proposed will have negative consequences for people who invest in real-estate, and for the people who were not able to buy a house or not interested to buy a house, it provides an employment opportunity for wide range of people. We should focus on enhancing affordable housing for the ones who need it.

The building will depreciate. The land price will appreciate. No one can create land. however, you have less control in an apartment complex on the UDS you own compared to an individual house. If you can afford, buy a piece of land or an individual house; again only if you want to live there since it won't give you an income. Buying a house is not a good investment option at this stage of already escalated land price. It is an emotional or a self-actualization need to live in our own house

No, you don’t blame the government. It’s the people who are the reason behind all this. People pay thousands and go watch movies and actors take salary in crores. Directors take salary in crores. They buy properties everywhere in and around the city thereby causing hyperinflation in real estate which affects all the other common areas of daily life to a common man. Rahman takes crores of salary and people pay 2000 to 50000 for his concert and end up becoming fools. We should stop going to theatres, we should watch all the movies in the OTT.
This is not the only change but at least this might kick start something meaningful. A fan in C Center is not realising that his money is going to the cinema people and they don’t do anything in return while this fan’s life is spent in the backdrop of inflation which he doesn’t even have the realization of! So sad. So, don’t blame the government. Blame the people. No actor is qualified in fine arts and neither are most technicians. Why should they get crores and lakhs when a qualified person is struggling to get 5-6 lakhs per annum? How is a cinema person so deserving? We should take action against our own ways of life and stop going to theatres. I’m sure inflation will come at least by some extent especially in real estate.
