    Joe Asamoah is a very successful investor, who rents to Section 8 tenants in Washington DC. Part of Joe’s screening process is to visit the prospective tenants current home. He wants to see how they are living, because the way their house looks now, is how the rental will look later. Are there bugs, trash, dirty walls and floors, etc? This process has allowed him to get the best Section 8 tenants. As in renting to anyone, Section 8 or not, screening is key.

    From my experience with 2 different sections 8 tenants they tore up my property left a horrible roach infestation, trash, and smelled horrible 😢😢😢

      I've been in my section 8 apartment for a year now. My apartment is cleaned once a day whether I want to or not. Not everyone trashes their home.

    One Question about Section 8: The HUD accept the Property under the Land Trust or LLC? or is Mandatory the Property under your Personal Name?

    Good luck with that. I rent to a section 8 tenant in October 2022. Today is April 4th 2023. I still haven't received a dime from the Newark NJ housing authority yet. Suddenly my calls get bounced from number to the other. My emails unanswered. Terrible. Section 8. NEVER AGAIN.

      How is it possible to not get rent? You should have the contract w/ the housing dept. and it should be on auto pay.

    Tens of thousand of section 8 tenants live in housing all over the USA. The majority of them are stable tenants and keep the property clean, pay their rent on time and work full time. Unfortunately just like with the market rate tenants not all of them are good tenants. But that should not discourage landlords from renting to them. But I would disagree with not checking credit just because they have section 8. A section 8 tenant can also fall behind on their share of rent by racking up credit debt, plus you want to know if a section 8 tenant loses the section 8 voucher will they be able to pay the rent until the lease ends.

    I did just what this guy did, moved out and rented my house to a section 8 single Mom. Biggest mistake I've ever made!
    Mom actually wasn't that bad for the first few years. It's when her 2 daughters got to be dating age and started bring home riff-raft! Cops, complaints....etc....sold the house, made some good money and never looked back!
    It's not worth it, and I even had a property manager and it still wasn't worth the worry.
    In short, don't EVER be a landlord, period!

    Sec 8 folks can and will destroy your house and YOU will have to pay to get it repaired! Nothing will happen to the sec 8 voucher holder ! Sure, u can take them to court and get a judgment, that doesnt mean u won't be out thousands of dollars for repairs

    All city section 8 programs are not the same. They want to come in and change everything that they don’t need to change.

    section 8 is ok if you have, cement floors, brick walls, iron doors. What that sounds like? Jail. Give no amenities, no ceiling fans, no applicances, no pest control, no security doors, no washer and dryer, no nothing except floors and walls. Shouldn't have to be this way with handicap tenant with live in aide.

      ​@@jcoolman4854 wrong. All tenants should be screened the same way. A section 8 tenant is NOT better or worse than a regular renter. I have 2 Section 8 tenants and they are as good as my other tenants. HCV program provides us leads but it's our job as landlords to screen and approve the correct tenant

      I don't know where you are located, but here in Newark NJ, it has been seven months and I haven't received a single payment from section 8 yet, meanwhile, I already have to replace the stove and other stuffs for the tenant. I would have been better with an empty unit.

      OK, what makes you say this? Here's the thing, the Section 8 program has been one of the reasons I've been able to pay OFF some of my houses. It's the most consistent system in my business. Mid term, short term, long term.... Not even Lease Option tenants can compare to the consistency of the US Government. But I'd love to hear why you would or do NOT work w/ these tenants? No doubt you have rental property and every person's experience is different, you can help some of my Roundup Fam w/ your perspective...

      I did in Sacrament, CA and would not do it again. Neighbors complaining and damage were not worth it to me. California law now says we have to allow Sec. 8.

      @@propertypaul wow. Sorry to hear that. I'm in Texas. I have come across too many "regular" tenants that had too many excuses on the first of the month. I now receive high rents, low taxes, and I own my properties free and clear so it's pure income. I'm also writing my dissertation on this. It's a win all the way around. 👍🏾

    We need to place a cap on section 8. Food has a 5-year limit. Section 8 has no time restraints. A person can live on section 8 forever. That's absurd.

      This is a good point here. I wonder, what criteria would you enforce to have the tenant get off gov't assistance in xx years? The only problem I see is some people really need it for a long time. While some only stay on it because they don't want to be independent. How would you make it all work because some people won't be able to live w/out it.
      I can only imagine most people think xx years is long enough for gov't assistance. But from what I've seen, if a person has xx dependents, it's no way they can afford to live here in the US.       I"ma be honest, I was a "sleep on a friends couch" person when I was younger. It took me many years to figure this thing out. We have to have tough empathy for folks as some take longer than others to learn the game. And hell, some never learn the game until it's too late.     Why would you rent to someone that can't afford it? Do you have any idea what these people do to Neiborhood's with loud music, five and six cars parked out front different cars all the time.

      That’s only if you allow that type of behavior. You add that to your contract and it’s a violation. I know full market value renters that do worse as well as home owners… TRIFLING HAS NO INCOME LEVEL!!!

    There aren't thousands that NEED section 8 .... there are thousands that WANT section 8. A lot of people are happy to live off government. Abled bodied people with limited motivation to better themselves are happy to stay on welfare forever. Section 8 allows mediocracy which creates limited resources for people who need the help. We as Americans want to help, but welfare is not a lifetime lifestyle. It's a hand out to provide support while a person can better themselves and move on, allowing others to do the same. Too many will stay on section 8 forever, paying $300/m for a $3000/m home. And government allows it. It's a joke.
