Exactly. Some of these videos are just to garner a collaboration of hate and mistrust. Tenants in general can tear up your property. Obviously these landlords who consistantly have foul renters are not a good judge of character if this happens every time probably because they are solely focused on credit score, work status or outward appearance, maybe?

@@anonymousprivet1227 That is because most landlords are clueless wombats.,. All they have to do is ask the local police or sheriff first how to do a local background check. They have tips and a program to help with that. Want to go national, FBI, want to go global, see if I did something overseas? Interpol are the people who help them with that, now your background check is done! FREE OF CHARGE. I know a few landlords who did that, no trouble with tenants at all. Oh one more thing , after the background check, landlords even know if I was in psychiatric care. How about that?

All my section 8 tenants left my properties spotless, it was the college kids with co-signers that often left my properties a mess. My tenants on section 8 also saved me during Covid because a lot of my other tenants had to get out of their leases for loss of school, or job because of the pandemic.

@Jenna I’m so glad you said this because as a Section8 tenant it’s hard to find a place because of the stigma attached to being on Section8 we get landlords who are scared to rent to us on the basis that another tenant did them wrong I always ask that a perspective landlord please come to my current rental to see how I live because you can’t hide filth if you’re trying to perpetrate something I lived in my unit 17yrs and the next 12yrs and now current place 4yrs so let’s see if I have to move but I did have a charge on my unit of 17yrs it was $20 for 1 kitchen tile because I put my fridge back too soon on a new tile floor and it got squished but I replaced it with another tile but that’s it and mind you I raised 7 children and I never had a hole in any wall or tore up blinds or a broken window all of my places were clean very spotless and no roaches, rats are anything else and my walls weren’t nasty because when my kids did something wrong one of their punishments were me handing them a bucket filled with pine Sol are other stuff and rags and tell them to get to cleaning walls etc and hey I’m sure kids wouldn’t say no to cleaning up that’s was a very less stressful punishment to do.

First of all. Section 8 tenants are to be checked out thoroughly just like any other perspective open market tenant. I feel like the landlords are wanting 2020 money for a 1980s unit. I worked in Housing and I've seen more greed from the Landlords but most tenants get a bad rap. There's good and bad tenants just like there's good and bad landlords.

The landlords want 2020 money because no matter how old the house is our taxes still go up. I have a few units that are over 70 years old and I pay over 2000 dollars just in school taxes alone for one unit. That doesn't account for borough, property, county. Just a little bit of a different perspective is all

Believe me, landlords definitely are not losing any money on these units nor should they. It's a business. I turned down many landlord rent increases that were above the annual increase. because they were no way reasonable according to their condition for the rent they were requesting. There are guidelines we all needed to follow.

My dad & I do property management, and we take section 8. Once a tenant moves out, we do a walk-through together, and compare it to the one that was done when they moved in. There are things that are expected, like wear & tear, nail holes in the wall from hanging a picture, etc. We are required by law to provide an itemized statement of the deductions taken from their deposit, and return it within 2 weeks. So, we have had clean tenants, and some really nasty ones. So, it's the person, because they either care or don't care. Just because they are on section 8 doesn't mean a damn thing. It boils down to having pride and keeping your place clean, or if you want to like like a pig in your own filth. That has nothing to do with section 8. That's the choice of the tenant.

Housing Authorities section 8 is a federal government program for the elderly and the very low income people. Section 8 pays 80% of the rent, and before the tenants move in there is state inspection before the tenant moves in ,there Is a deposit and first month's rent. The program requires an annual inspection, the landlord have to meet those requirements, if not the contract is terminated. It the landlord to make all necessary repairs in the house or apartment. So is the place broken is because the landlord didn't meet up to it obligation, and the renters has to move out.

When I moved out I left a new refrigerator, new stove, gently used washer and dryer, and 4 window AC units.

Two questions. How long did he live there? Did he have children? Observation, it’s a man, men usually are better to a house than women with children. Another observation. $1050?! That’s high for that home. Section 8 can be a gold mine. You’re getting paid by the government. What’s the problem with putting 5k into a section 8 property someone didn’t care for? Especially when you’re over charging for a house. We both know no one in that area pays $1050 for mortgage or non section 8 rent. Repairs are repairs for anyone with the mindset that feels owning those properties are bad investments. We all know that there are tons landlords that don’t put the energy in those types of properties. They just get it to code; an almost three decade old code. For the record this is not a gripe or rant, just something I FEEL I should say.

Dang it guys. I was about to go off on your "click baited" title of a video. Then I smiled. It's so nice to see some positive reviews. THANK YOU THANK YOU THANK YOU Here is why. As a single mother of 2, I have been a section 8 tenant for 12 years. Just moved into our 3rd section 8 unit one month ago and I have already spent close to $500 in paint and minor repairs/upgrades. With my landlords approval of course. And plenty of before and after pictures. He will be able to rent his place for even more when I move out because I increased the value of the property at zero expense of him. I did this to the last place I lived at for 10 years and the place before that, I lived for 5 years. My first section 8 landlord loved me so much that he paid me to get my apt ready (minor repairs/paint)for the new tenants. And he allowed me to stay in the apartment while I did the painting, etc because I gave him 60 days. Recently, the owners of a condo we were renting decided to sell and not being able to afford the purchase we were only given 30 days to move. 30 DAYS!?!?! I WENT into panic mode. Because sect 8 tenants ALMOST ALWAYS get a bad rap, I was worried we wouldn't find a place to move that we could afford to live in. especially with only 30 days to do so. So I definitely agree with the 60 days notice. Here's why. Because 30 days was not enough time for me to find a place. I had to rent the largest storage unit I could find to move a 3 bedroom condo into. Which cost me $400. For one month. Plus uhaul rental 2 TIMES (4/5 DAY RENTALS because we didn't have much help moving, no one wants to help move in July) and the inconvenience of having to move everything we own 4 frigging times in one month. When if given 60 days notice we could have avoided all that extra work and my savings account wouldn't be suffering because of it. It was damn near impossible to find a rental in a decent area that wasn't crawling with "UG'S" (bedbugs, thugs and drugs). Fortunately, everything worked out and God sent his angels and we are very happy with our new place. And thanks to great guys like these who know that you shouldn't stereo type. You have an equal chance of renting to bad renters regardless of status quo. Do extensive back ground checks. Talk to their previous landlords. Call those numbers on their apps. But don't only call those numbers. Verify them, make sure the person you are speaking to is actually the owner of that rental and not just someone pretending to be an old landlord.

As a property manager of a complex that does not lease to Section 8 tenants, I can tell you that it's mostly the type of people receiving the assistance. I've had plenty of non Section 8 residents completely trash the apartments and townhouses we lease, before moving out, to the point that the unit is very nearly completely renovated just to get it ready to lease again. People have no idea the amount of money that goes into that process, and they wonder why everyone's rent continues to increase.

I managed section 8 tenants for three years in Tampa years ago. Most of them didn’t clean that well and we had cockroach problems no matter how much pest control sprayed. Probably needed a better product. The standard apartment lease with the national apartment association now has a 60 day notice you have to give. I only had one section 8 property that got torn up every night. I don’t think it was the tenants it was just a bad neighborhood. I begged for security or cameras or something but the owners said no. This was in the 1980s so cameras weren’t common at all.

I personally think that there has to be more smart landlords and home owners, that put out the positive reasons to rent out property to section 8 tenant's. This country is in the middle of a recession, and all of these new investors, banking corporations and ect are buying apartment complexes and home's, and they're remodeling and renovating them all, and they are all doing away with accepting section 8 anymore. And they're jacking up the rent and mortgages as well as kicking out tenants who have lived in the properties for years. Meanwhile people are ether losing their jobs, or quitting their jobs. And the one sure thing that these property owners don't seem to get is... When you have section 8 tenant's whether they lose a job or not the rent still gets paid . And if someone is on disability (SS#) and their benefits are interrupted, or stopped for some reason, then the tenants pay zero and section 8 pays for it all. I just don't get it, and apparently the corporations don't get it either. For sure I see them being stuck with all of these different properties vacant in about five years or less.

@@krishaskins The HUD contract is what is required through section-8. My question is that can the tenant be required to sign an additional contract from the landlord in addition to the HUD contract. Such as the rent being higher than what HUD is willing to pay. Also issues such as repairs that the tenant must make by their own expense, by a pre selected handyman, or else be refused a renewal offer once the HUD contract expires. Kris, I am tired of having the repair expense extend past the damage deposit after the tenant leaves. HUD only recognizes a $500.00 damage deposit.

My wife and I own 11 rental properties. I can tell you from our experiences and the wisdom we've learned from it . These two are bottom feeders. My wife and I decided when we got into investing in rental properties to not ever become "slum lords" . You have to decide what type of investor you want to be. Do you want to be a "buy here pay here" kind of landlord or do you want to be a moral upstanding one? To use the car dealer analogy again. These two are the type of landlords that will put 90 weight gear oil in a car that is worn out to keep it from smoking and sell it as a clean ,low miles auto! We have two properties that we purchased from these types and what we found while renovating them was atrocious! We could tell that the properties were just worn out ,not from tenant abuse but from years and years of band aid ,cheaply done repairs. These two purposely buy the cheapest properties they can and purposely rent out to the lowest denominator and then cry fowl when it falls apart. Can you make money doing this way? Of course you can! Question is , do you really want to be one of these guys?
