why tf would you blame the architect for the price? saota designed this home like 8 years ago, they werent even the architects of record. Its usually the owner that sets the price, the agent just markets it and uses his network to find potential buyers

The biggest problem isn't greedy dev. It's these entitled "Luxury" agents pushing for a higher price to make a name for themselves. The result is, these homes it on the market for years, just to make their own "Comparable". When every single one of these homes isn't worth a fraction of what it's listed for. A great example is "The One" which has more bells and whistles in every way compared to this. Yet, sold for less than this "listed price". Another one is 777 Sarbonne Rd, which sold for less than half the listing price because these entitled agents are trying to push for a "new comp". Market crash due to price discrepancy isn't because of Sellers, Buyers, or demands. It's these agents spit-balling imaginary numbers to market themselves as "the best". In reality, Sellers and Buyers don't need them, a healthy market can sustain itself with direct communication of REAL supply and demands. Not "Luxury agents" of fluff and smoke and mirrors.

"The One" really was overrated and way too much room in every room. Just look at the living room and you'll notice that. I couldn't even finish watching the video on that piece of crap. It was a "Home". And, the person who built 777 Sorbonne went Bankrupt and that was a Bankruptcy Sale through an Auction House... Those things are big differences in what you said.

The ask is absolutely ridiculous! Just bonkers and stupid. No basis in reality. He knows that. Aaron gets these amazing trophy properties and attaches huge price tags to them, but rarely sells any of them. Most of his "trophy" listings expire, and most have gone on to be listed by others and often sold at more realistic prices. He is another wannabe real estate celeb. But with no integrity to back it up. And any professional at his level in 2022 should know better than to continue to put "master suite" in any description. As a gay Jewish person myself, it's akin to "his and her" closets. It's degrading and as foolish as the price tag of this schemata bland white box house.

Real estate should crash down hard, 95% so be patient. 1930s 'A factory for $10!' type of stories are probably coming. When the few people who may have had more than $10 wouldn't even buy because they figured it would still drop in value and the property taxes were who knows, say $40 a year, not worth buying a factory or even taking it for free.

How is this place worth 150 thousand? I can't see it. How big is it? How many BDRs? How many full baths? How big is the lot? How can you know from the infotmation given if the house is suitable. There isn't enough information about this place to decide anything.
You ought to include property addresses so we can check the listings and see if it's still on the market, or if the price has been redcued to something more reasonable. "The One" sold for less than $150,000. There's no way this place warrants that kind of price tag.
It's still hasn't sold. Is anyone the least bit surprised? I don't think the problem is just price, although that's a huge one. It's size is also a problem. The vast majority of people don't want to live in a 22,000 square foot home. You can't really live in a 22,000 square foot home. It's just too big.
