- In this episode, we will talk about investment strategies that focus on cashflow versus capital appreciation. Generally it's about certainty.
Also we spoke a little bit about car loans and the impact of positive RM200 per month versus negative RM 900 per month.
Anyway, I would like to wish everyone Gong Xi Fa Cai!!
This is my favourite episode yet because i've been wondering about the same thing just didnt know how to approach it to you and ask about it. Thank you so much Sean. Happy Chinese new year.
Thanks for watching Raziq!!
People always under estimate wear and tear.. it's very hard to get a very responsible tenant haha
Yupe. Thanks for sharing!!
Nice sharing Sean👍 I hope to see more your podcast content about property investment
Thanks Lil Wei. Kindly go through the channel yea since I've done more than 100 episodes:)
Thanks for the great sharing Sean. I've been looking at Goodyear court as well. Which in the series do you think is decent for investment?
Erm, it depends at which block plus which floor. Also for what purpose=)
0:35 there are 70k properties nowadays???
Cash out = profit from the transaction. Not the property price
@@naqiroslan1064 70k profit for that age is...
So basically this audience bought and sold his property and earned RM 70k in difference. Whether is it good or bad depends on the price of the property=)
After watching this episode, I wonder how do you find under market value property? Or how do I know the property is sold under market value?
Market values are based on valuation made either by private companies or the bank. To me is to really do lots of visit on subsale properties. This audience greatly demonstrated that:)
If given by choice,I would rather go for cash flow rm200 each property....if have 3 or more,it can give extra help on loan approval by bank........given by confirmation at given rm200 into pocket,is more happy rather than taken out.....then give to bank
Investing is not only for the rich but to get rich. Start small and only can handle larger portfolio just like stocks.
Absolutely!! Thanks for sharing Hw:)
Hi Sean, may I know what's the mic you are currently using? I am doing CZcams too but can't find a decent mic that can connect to my phone!
Hi Jeff!! Welcome to the creator world haha. Im using rode go wireless mic here, but I would suggest to find one that can connect with phones. The one I'm using is for my camera. Not all camera can install external mic as well, just something to look out for:)
@@iherng I think its time to do a video an update of all your gears :) There was a pretty big upgrade since last 2018 if I am not mistaken
@@iherng thanks man, seriously thanks for your time since now you are a Daddy. Must be busy!!
No worries. I've always believed that there's not enough good content in the CZcams space. Maybe we could do one episode together when you're ready;)
@@iherng I am always ready for opportunities! Please do let me know how I can contribute when you see fit!
Great advise!
Thanks for watching Michael!!
Early settlement of the car loan under hire purchase is very good move, if this is a 5 years loan, you ain't gonna pay for the remaining two years of fixed interest if u settle it on 3rd year.
Well it depends on the type of loans format agreed with the bank. Some loans may even impose a penalty for early settlements.
@@iherng never seen any banks impose an early settlement penalty for hire purchase loans. For Home loans most do have it.
Thanks for such a comprehensive comparison. The best time to save and invest is when you are young. That time not much family , kids etc commitments. Happy Chinese new year to you and your family.
Thank you soooooo much Vinesh!! Gong Xi Fa Cai!! *Translates to hope you get rich!! Hahaha
Hi Sean,
Anyway i can contact you directly like email? Need some advice.

I really love ur insight, Sean. I hv questions btw. Does that mean that we are going to hold our property forever for wealth building strategy? If its a leasehold property, i afraid eventually it got no value.
Erm, maybe let go when the lease left 70 years perhaps?? Hahaha. It's 29 years later leh....But if the property is cash flow positive, I might really consider to hold=)
