    Hello Michael, Randall here again. Great job show casing some really affordable houses. Those are great options for folks at real good prices. A home cheaper than you can rent up here in Maryland and build equity and take advantage of the many benefits of home ownership instead of renting. I like what you said, if you are open minded and flexible, many of these will make great homes. I would like to see some a little more expensive, in the 400K range. I like that you mention HOA, because that makes a difference in cost and freedom of your property for dogs, having a RV, race car trailer, or boat etc. In that range there probably be consistently nice properties away from flags like apartments, highways, major roads, malls, heavy business districts, trains, etc.

      Thanks Randall! I thought they were pretty decent options as well for the $$. I appreciate your feedback for the next one on the price range. Seems 400-500k is a good range for the next one. This one i actually did not intentionally excluded HOA properties, just happened that none of them were in one.

    Could you perhaps make a video on how Florida differs from Texas, more specific Austin. Both in culture and climate but also the people, politics and cost of living.     One thing in common with all those homes is the lack of a tropical environment. But that's what you get for a quarter million here.

    Great video, Michael! My favorite house was the last one in Pensacola, because it was so affordable, but also had the vaulted ceilings, loft, and great pool area. Also, I just think Pensacola would be a great place to live, because the beaches there are gorgeous, with the soft, white sand, it’s a big enough city, and close to other states, if you need to get out of Florida quickly. Makes me hope even more that you and Lisi will be able to own a place of your own soon.

      Thanks Jeannie! I was really surprised myself to find a house that affordable with a pool in Pensacola. That area is definitely still very affordable for Florida and excellent location like you said. I don’t doubt that busy and I will make our future home purchase sooner than later. We are even contemplating staying in Miami and buying a condo here. That way she can continue working for a while👌

      @@MichaelBordenaro I have to say that I am rooting for a house! I just think a different area, but especially being able to own a house, would be more rewarding in the long run. I "feel" you are ready to explore other possible areas and settle in to your own space. I DO love Miami, and I know you are both enjoying the condo. I guess I am just more of a house person. I know everyone has different wants and needs though. I know it will all work out for you guys, though!

    I liked your choices for the price point. Good deals if you're willing to put a bit into them. I'd like to see pool homes, move in ready, under 450k on either coast. I live in WA state, and I'm looking to buy in Florida at this price range. I enjoy your content. Thanks.

    Those were good examples in that price range. I don't know if I'd want the maintenance of a pool though. Maybe next time you could feature without pools. I did like the one in port Charlotte with the terrazzo floor. I like the mid century vibe.

      Agree, houses without pool would be nice. A little less maintenance and probably cheaper. My budget is under 350K.

    Encouraging that there are any homes left for those prices that you would even consider showing a client. Here's something you might have left out. In California where I live, in many in demand places the current game seems to be setting listing prices that are anywhere from 10% to sometimes 100% less than what the homes actually end up selling for, sometimes in only hours or days after the listing. It would seem looking at comparable homes that sold recently would be a sanity check on if that might be happening in these more affordable communities. Thanks.

      Yes I thought so too! I havent seen properties going that far over listing. That is a pretty awful RE tactic to price it that far below what it might actually sell for. You might see these places go for 5-10% over asking in some cases but not always

      Thank you! Yes the contrast is pretty incredible. Hurricane insurance can vary quite a bit based on the property and its location. Could be anywhere between $500/yr up to $2500/yr +

    I’m following a page on Facebook where people go on and ask Random Questions about Moving to Florida.
    I keep posting your name.
    Opinions can vary and some questions are so open ended.
    People really want to go to FL.
    Some don’t plan well.
    They stay in extended hotels until they find something.
    People are fleeing with the shirts on their backs.
    So to speak.
    I get how they feel but I’ve made moves like that and it’s not a good time.
    The next lockdown is coming.
    That’s a Fact which is pushing ppl to under plan.

    Please do a home for $200,000.and under! I want to pay off and not have a house payment. A duplex or a condo 1 floor 2/2 .would love 1 car garage.prefer north of Palm Beach Gardens. What’s available in that price range.

    Someone else may have mentioned this already but... that house in Pensacola was bought to be flipped. It's been redone and now listed at $399,000. Kudos to the buyer. But dang... missed opportunity.

    The reason why those home is cheaper because of the location and not in good school zone, also, the ceiling is quite low, new home with high ceiling tend to sell more because it felt more space and freedom instead of feeling being caged inside.

    No, Zillow price doesn’t include all type of utility costs and potential home maintenance and repair fee, that is big amount too.

      I would make that miami video, except to get a single family now at that price point, your almost guaranteed its gonna be in a bad area. Maybe up by WPB, there is still some nice spots at this price, but not Miami. You would be looking exclusively at condos in order to stay in nice areas.

    I am wondering if these houses actually SELL for those prices or if bidding wars drive the prices up. I found a house I liked on the west coast of FL but it actually sold for 25% MORE than the asking price!

      Depends on where. Pretty much anywhere on the west coast of FL is red hot right now and thats the norm. If you buy something more inland, smaller town, its more reasonable

      I think it will be possible, as long as you are flexible on the location / city of the home. Also you need to be ready to make an offer the moment you see the home, with todays competitive market, and preferably no extra contingencies besides financing and inspection and you'll have a shot!

Specifically asking about buying a home in either of these types of areas to rent out for a few months out of the year. Not AirBnB. I hope my question makes sense. Thank You :)

      Just to make sure I understand you're asking about investing in a house in a gated community (HOA) VS just in a regular neighborhood? This would be to rent out a few months of the year, and then live in the rest of the year?

      @@MichaelBordenaro yes either one would be purchased, then rented out for a few months of the year and maybe even rented out all year long. I live in Canada but when I am not in Florida, I would want the house rented out so I can make money off it still. Instead of paying a mortgage on an empty house etc. Like I can see myself going down during winter months on and off, but probably not come down during summer months, ya know? So when I am not in florida I would rent it out.

    I don't think the Zillow estimated payment includes an accurate insurance price.

      In my experience its accurate if you just get basic coverage. If you're looking to have flood as well as wind, then it will always be quite a bit higher than what zillow shows.
