    I noticed that there's no windows in any of the bedrooms are the bathroom so why when was the house built without windows which kind of turns me off because I like the light

    Just curious, what are the settings for the AFN box at this house (azimuth, compass etc)? I am retiring and thinking of going to the Philippines and if I can get an AFN box set up in the condo/apartment I live in that would be amazing. Any help you can provide would be helpful.

      Jorg Reiling It sits on 1600 square meters and an acre is around 4000 square meters so it’s 0.395 of an acre.

      The entire front of the house is open to the outside....so all of your daytime actiities are almost like being outdoors.
      The back of the house is bedrooms and workspace. Windows means light...heat...and more access to unwanted guests. This is the Philippines and this home is built for security while you are there and most importantly security when you are not there.

    needs a swimming pool, grotto..waterfalls..palm trees..Playboy Mansion ..#1 rule in the Philippines..never invest more than you can afford to walk away from..stick to renting..avoid at all cost being stuck in the Phills..

      Playboy Mansion had cockroaches outside, worked at Warner Bros. security Hugh Hefner and his movie star friends had Warner Bros. films and projectionist and a security officer to escort the film. And Hugh Heffner hire a chef to cook. Had Beef ribs. Ate while I sat in the kitchen good overtime pay. Oh, and no Play girls.

      @@Once800- - Why do you even ask? The amount of times he says "We" and even dates it with "back when WE had maids", along with a number of other verbal cues suggests that he's been here a long time and is quite possibly married to a Filipina.
      When you have your wallet out and are interested, I could see wanting to know... But until then, it just sounds like your fishing for a conspiracy.

      Foreigners can own condos & leasehold properties, just not freehold. Technically a foreigner can own the physical structures on the property, but that can be difficult to separate. You could also loan your Filipino spouse money to buy a property, such that selling the property is contingent on paying back the loan - but this can be very difficult to enforce.

    The question is why? Why sell? What is going on either personally or socially that someone would be willing to take such a huge loss? Why give up so many prized possessions? Is it a change in his financial situation? Is it for health reasons? Browsed his web site. It does not give any reason for the sale. Feels like something is not being forthrightly presented. And the no foreigner can own property in the Philippines law? If I were to spend $197,000.00 on anything I would insist on knowing every detail, no matter how seemingly minor it may be. In fact after watching many videos about living in the Philippines the more I am swayed to move to Panama. Not because of anything indigenous to there. It is all the white foreigners moving there. It is as Geronimo stated, "There is no paradise white people will not destroy".

    Number one can you stop salivating over the house LOL. Number two Nice try at the Mandolin (Actually I don't blame for taking a stab at that :)) I'm surprised you didn'r see that sons of anarchy leather vest that compliments his motorcycle (just sayin). You missed the Charlie Sheen reference with the jetted tub and the TV from Two and half men (ok I admit to watching every episode my bad :)) Just needs razor wire and surrounded by a mine field and a good old 50 cal machine gun on the roof, totally kidding.... This house is so cool, I can't imagine what the price would be except that some lucky millionaire might get it soon......Great job on the 2 part video really well done cheers from the land of the sleeping giant. :)

      @@robinlrice - Actually about $198K, but it's been on the market for 2 years and is listed as "Negotiable"...
      People can say what they want about the price of homes in the Philippines, but IMPORTING all of that furniture, appliances, etc, doesn't come cheap. Construction (When you are a Westerner) isn't the cheapest. I can't imagine what that guy has into the place.
      Homes in THAT location aren't exactly the "Cheap as dirt, Filipino Living" dwellings that we see on these vlogs either. Depending on your location, some homes with Western amenities in the Philippines are marketed at similar rates as the U.S.
      If this is the life and location that someone REALLY wants and this floor-plan works for them... I think $175(ish) for a turn-key home with incredibly extensive (and expensive) security is a real deal here.

      @@robinlrice - Not sure how you took my reply, but I was only adding to what you said to the O.P.
      That being said, I think whoever buys it would need to be an existing resident or ex-pat who's been here a while...
      Coming to the Philippines without an existing circle of friends or family would make that place a desolate fortress when it could actually be a slice of paradise. Privacy is one thing, but seclusion in a new country really narrows the target market down a bit.
      That place is definitely built for entertaining and it seems the owner has had a pretty interesting life... If those walls could talk... An "Elephant trainer"?... WTF? ;-)

      @@_Common_Logic_ at 1st I thought you had misunderstood my o.p. by your stating what a great deal it was, & the import phrase. I wasn't really too sure what you meant, but no worries,.we both know it's more than a bargain. I wouldn't mind the isolation & seclusion,.as that's how I live anyway, and enjoy it! Also, a Philipino citizen could buy it, or any American who married a citizen. Actually, there are pinay wives in my family, so if I really wanted it, I could just have a trusted family member (married to a Filipina) put it in their name, while I lived there for the next umpteen years, or so, get a maid,.& maybe marry her, then getting it transferred over to "our" names...
      There is a large American population In Dumaguete, so making friends wouldn't be hard to do. Also, Filipinos are quite sociable. After 2 or 3 house parties there, I'm sure I'd have plenty of people to call friends..
      Too bad I'm not able to just pick up & leave, that house is doable for me, and the extras make it almost too good to be true! Deffo my kind of house! Floor plan not exactly to my 100% liking, but with a few changes, it would be fantastic!

    Just remember that Foreigners CANNOT OWN LAND IN THE PHILIPPINES - So you're basically have to have the title in your girlfriend/wife's name. You can own the house, just not the land. Ever consider that? relationship heads south? And then you're stuffed.
    Great place to live but not to buy a house - apartments can be owned by foreigners though, that's the only option where you won't lose if something happens with the better half
