What I understand about vastu is that your balcony and some rooms shall open on East side. It will have great morning sunlight and less hard sun during afternoon.
Now days most flats only open on one side only. Make sure it's window and balcony are opening towards east. If it opens on two side, make sure they opens towards east and south. Your house will have best light during day time.

Sir using your platform I world like to share my experience of 2BHK flat purchase in 2008 for which even today I keep on thinking that It would have been better decision if I would have purchase 1 BHK flat and a small shop site a commercial property...I would be free from home loan in half of the tenure.

Your advice rule,
50 times monthly salary & buying capacity of property.
My case in 2001 : 8,000x50 = 4 lakhs
Now in 2023 :
Rs 45,000x50=22,50,000 lakhs
So, as per this rule , I can't even get a 1bhk flat ,
While in 2000 period, a 2bhk could be bought in Metro city.

salary 10% increase house price 200% increase
salary 40% increase house price 600% percent increase
