- I was referred from a friend to this place while searching for another rental opportunity like mine. This is a new never lived in 4 Bedroom 3 bath custom home. This has a $54 per month lease for 60 months with an option to purchase. It will require some work to before for move in. This is the third one I have found. I have had many questions / requests about if there are more like mine or was that a one off. I promised to do a video about how to find one for yourself but felt I needed to prove there are more first. So here is the third. It is for you guys or gals. If you're interested to know more please leave a comment below. I will reply! With my estimated cost to finish as I would do it the average monthly rent would be $121 USD over the term of the lease. The owner has agreed to give an option to purchase to be negotiated.

It's the type of content I never saw before I got here and the things I wish I had. Coming from a smaller town instead of Most other vloggers, plus I don't have a single western friend here. So my experiences, adventures and perspective is just different.. No point in vlogging the same content that's already out there

No I haven't been to the Philippines the closest I've been is Guam while my younger brother was stationed there in the navy back in the late 80s and early 90s, I went to visit two times, I was living in Sunset Beach California at the time.
Him and his wife are thinking about retirement in the Philippines, too. As a matter of fact, he suggested to me that I would probably like the Philippines several years ago.
For the last several years, I have been researching and trying to learn about the Philippines, the good and the bad, and for me and my lifestyle, I believe that the good outweighs any of the bad.
Here on the east coast of the United States I will never have any quality of life with the retirement I will receive but in the Philippines with a little common sense and restraint I believe that I can do well.
My S.S. and retirement together will be around $2,000 a month, and I will sell my house and property here and put it in to savings. ( for emergencies only).
My first thoughts were on the island of Cebu, and then Negro's, and possibly Davos.
But the more I learn about the Philippines, the northern part of Luzon looks appealing.
I'm not worried about being close to the city or medical facility's I'm reasonably healthy and don't need any medications.
So, the more isolated areas are really appealing to me.

Nice, I just came across your video today. I will continue to watch. I thought you said in an earlier video that outsiders can not purchase property .
The law states that it is not legal for non-Filipinos to purchase "land". Unless married to a Filipino. Some argue you can buy a condo, and yes you can buy a condo but a condo is airspace not "land" as in a house.for example. Others say they can form an LLC and will own 40% maximum. Okay but like being married, if the relationship doesn't last then neither does your ownership. To my point a lot of us don't have the capital to buy under any circumstances. So we rent / lease and spend thousands not millions buying properties. The thing is the cost of buying / selling (12% plus sales commission) and then the cost of capital gains make "Flipping" prohibitive. I'm sure there are rare cases like there is in any topic. The benefits of property ownership in SE Asia is not to be confused with the benefits of ownership in America

@@Ex-Pensive_Expat If you want to have a normal life you can, but most of them go to cities where it is expensive. Go to the bar every day, don't make your own food at home. Want a maid to clean up their mess, etc. Of course, $1,500 won't get you there. In my house you will find food a la vollontè. Beer and other drinks are also available. fresh vegetables, etc. every day and I have made a list of what it all costs me. Around 1000 dollars or 920 euros. Living like God in France, but in a normal way. And there is always something to do, I am invited everywhere and in my spare time I go fishing in the river or on the beach, which is only 4 km away. so u see its posibel for expats with low income or pension but all depend the person and what he /she wants .
@@Ex-Pensive_Expat That is correct. It is nice to live here, although you have to accept the minor inconveniences and the enormous bureaucracy. You also have to make sure that you have good hospitalization and care insurance. (Not American ones because they are very expensive and provide little coverage. The best and not expensive at all is AXA. ' (French) Most hospitalization insurances that you can take out online with European insurers that are valid everywhere in the Philippines cost no more than 190 Euro Or $220 per year. Axa insurance can also be found in the Philippines

For us expats it is differend i think ( dont know for sure ) but i have a us frend here who has a good healt insurance for hospital cost at 1,5 dollar a day an he has also Phill Healt at 500 pesos pro month . but i believe that depence your income

Thank you Leslie. Yes it is a great property with tons of potential. I'm from San Diego and contemplated Mexico but the percent of people here that speak English is so much more. All my year in southern Ca and I never learned Spanish Plus I always explain this way. The Mexico cost of living is half of the American and the Philippines is half of the Mexican. I think there is a lot of culture similarities from the Spanish influence. There are 18,000 miles of beaches here so for me I am sop happy I made this decision
I'm not really a salesman whose goal is to start a western migration but I have such an amazing life here considering my income. I know there are many who are nearly homeless in the US who could afford these places I find and have an upper middle class life. I am Ex-Pensive. Ex Meaning no longer and the meaning of pensive: deeply or seriously thoughtful brooding etc. I feel a freedom I have only known very little in my life

Fifteen grand would fix that place up or a little more and A/C a few rooms however fixed up a 10 year lease would be the best and lease the other land with it and send in a crew and in a month it would be done. Heck for a 10 year lease I would give them 300 a month. I would need a good lawyer to do the lease to protect the investment. I like it. Gotta have A/C.

Overpaying on rent prices the locals out of their own country. Paying too much for services can do the same thing. If you have money to burn spend it in other ways that spreads it out more. It isn't the states, even a little bit more a month in the provinces can distort things quite a bit. People make ~10USD a day in more than a few regions, they can't afford places to live if somebody outside is using up all the moderate and cheap places.

I lived in the Philippines for a couple years most homes in the Philippines have the space between the wall and the ceiling for air vent what foreigners do not take into consideration is because there is a space between the wall and the roof rats come in. This is one thing I cannot live with specially next to a Rice Field.

I live in Wisconsin, so I am considering Baguio or Malaybalay. We usually get humid 100 degree days here in late July and I detest that, so beachfront or urban probably is not for me. This video's home looks like Wisconsin. But I can only imagine that road after ten days of monsoon rains!

The first one its in Mindanao where there is match violence against foreign tourists and are regulary claches between the army and moslim activists / terrorists . For long term living its to expensif and somethimes very wet and to cold also. Papanga , pagasinan . la union , illocos sur. that are the places where u can live well without to match problems and find good houses at affordable prices for rent .
That is a good size house for $54 a month, great find as always. Nice quiet area, no dogs or roosters, few chicken squatters but hey.... free eggs! Option to purchase is worth looking at but of course foreigners cannot buy in the Phillipines, so only possible if you are married to a fillapino. I wonder what the asking price is? Like you said, do it bit by bit (room by room if funds are limited) or do ceilings all together, then painting, then tiling etc. Bathrooms especially the master are a great size, all very affordable if you shop round and bag a few bargains here and there. Because Canada has a crappy corrupt liberal government with excessive taxation and stupid laws that have accelerated the cost of living to exorbitant rates. The women there are capable of making as much if not more than the men, because of biology women want a man making more than them, bigger, taller, stronger, smarter etc...
Thanks to feminism men and women are now "equal"... but women's hypergamy doesn't want equality(as stated above they want a man better than themselves). Women have become the men they desire and de-incentivized men who want soft gentle women who are not boss babes. By raising the bar of expectations and in turn offering less women there are under the misconception there are no good men.

The average man is considered high status in foreign countries, men want to leave places like Canada to find women who respect traditional values and the role of a man. They treat a man like a king who in return happily treats her like a queen, while western women demand to be treated like a queen while disrespecting the men... like you did by implying there are no great men in Canada. Not true, just no great men that want you. (because if they did you wouldn't have said there are none)

I have find also a house new and finished for rent in la union Near San Fernando . I pay 45 dollar monthly. 3 leeping rooms sitting room . Cr with chower and outside kitchen; The only thing i did was painting and put celling; That has cost me in total 400 dollar . Contract 9 years .300 meter from the market and primarkt Above the rent i pay 2000 pesos for electricity. Water comes from a deep well and is free and even good for drinking. internet wifi Smart Bro 99 pro week . So all together is about 80 euro or 100 dollar. So if u look around u and u know local people then it is not difficult to find nice places for rent at affordable prices . Stay away from big city's.

Maybe when I do I can buy you a coffee a meal and you can recommend the good places to see. I know sometimes the best place are not the well know places. Where are you from Originally?

I did some banking, I checked on the progress of my doors that are being custom built for the closet I designed, food shopping and then picked up my laundry on my way home. That's a great deal. But that looks like it all needs a skim coat of plaster not paint. Which is cheaper than paint. You don't paint concrete it will peal. If you're thinking $4000 I agree. Really good bones more than just bones with the kitchen.

Most don't know about skim coat and to me it's just like primer and part of the process. I did figure it in my budget.. In my place I used primer made for concrete and so far it seems to be working. It's super thick.
If you drive by any new house build and see the masons working, ask them to stop by and give you a price. Yes labor is really cheap but masons are always looking for work and are always happy to hear about work.@@Ex-Pensive_Expat

It's in the province area about 2o minutes from Subic Bay. It's cheap because the owner ran out of money before it got finished

I saw the house on short notice. It has sat unfinished for 5 years. She had no idea I was going to look in there where the chickens were and I could have left it out. The chickens were to be in there for a matter of weeks until they were old enough to survive on the out side. It's a 20 minute clean up job. I used to flip houses in San Diego and comparatively this in beautiful shape. This is the same scenario as the place I am renting and that one was horrible compared to this one. I will save about $7,000 in 3 years with mine.

I am not 100% sure but from the lay out I think it would require a lot split. The entire property that can be purchase is 1,000 SQM
I am confident they have ownership but for the lease or purchase a copy of the paperwork would be required either way

Hahah. You got that right. Subic Bay and Olongapo is 20 minutes away. After that Clark International Airport and Angeles city I think about 40 minutes away and finally Manila about 2 hours

I'm not sure about getting Fiber optic there?? As I understand it they ran out of funds as a result of covid.(Not 100% sure) I think most people here build out of business / cashflow and if there is a business interruption then the construction also has an interruption

A couple options, 2.5M PHP for the house in the video. In total they own most all of the land around the house including some of the rice field. So the more you buy the more it would cost. I can put you in touch with them if you like

I dont understand sir/madam as to why a foreigner cannot purchase to own a house which alot of them look abandoned or in disrepair but rely on foreigners to fix them up and not allowed to buy to own it? Some one please explain how does this make sense
It's the law of the land. If it wasn't that way most of the Philippines would be owned by foreigners like China? Koreans etc. Westerners actually are not the largest group of foreigners living here. And it's not a bad law.

Yes those too are options another reason I mentioned it as the owner offered it. Those types purchase although may be perfectly fine it's just not something I would do. If I can rent long term then I only pay rent and don't have millions tied up in a property. Now If I was married and having a child that would be a very different story. Buying would make perfect sense
To me a long term lease maybe be better than a purchase. Marital status could change that though, especially if I had a child with her.
Without knowing what the purchase price for the house. I would have to pass on the chicken coup coup. You would be setting these people up for a really nice sale in 5 years.
The "as is" "Option" sale price would be about $45K USD. If the house was finished they'd be asking $90K USD. If you rent / buy then you couple potentially double your money in a few years. Same as flipping a house in America. It has sat unfinished for almost 5 years because they didn't have the money due to covid and income interruptions . If you finish then move at the end of the term yes they then have a finished house and that is the only reason you got if for hundreds under market rent monthly for the term of the lease. Simple math you'd see a saving of thousands over the term.. So it they finished it the rent would be nearly 5 times what it's offered at. Everyone one wins. You save thousands and they have a finished house

Yes. It will require work to be livable and part of the deal. I estimate actual cost after fixing it up to be about $125 a month about $200 a month under the fixed up market rent. Or a savings of about $12,000 USD over the term
