    If I am a retiree, I would go for a nice Seaview apartment at Danga Bay for a lower price of around 6xxk for 2 bedroom 2 bathroom, that's me of course.

    Thank you for sharing this great video, its very informative. However, my concern is regards to the security as well as the maintenance of the property facilities.... if for investment purposes for rental yield, im not too sure if there will be good tenant pool since majority are locals working in singapore.

      You are quite right. But for us it's a place to stay in JB when we visit. Rest of the time it will be AirBnB

    I compared Country Garden Danga Bay with R&F Princess Cove. R&F is abt 50% higher in price and the building density is quite high. Personally i prefer CGDB.

      PC specifically targeting Msians/Sporeans who are doing daily or regular commute. Hence it can command a premium. Other than that, it is too high in density, worse than the density of HBDs of S'pore. Do factor this in in case anyone is considering PC.

    Guys, MM2H rules have been changed to 3 tiers now. Now, I stayed at R&F last month and actually it exceeded my expectations. Night foot traffic was decent and all of the eating places were quite good. Frankly, car traffic in this area is already semi bad, so to think one will be able to just Grab/shuttle in every day to CIQ when fully operational is doubtful IMO. I would rather walk it on the covered walkway. We all need exercise. LOL

      yah i think being too close to CIQ will not be good unless you are intending to commute daily to Singapore

      Overpriced for locals. The shopping mall is deserted. Even the cinema has closed down. The Jaya Grocer is expensive.

      @@cac1504 Perhaps, but Phase 2 is almost sold out. We are what still, 2-3 years away? I bet one year out, the place will be pretty full of residents and stores open. I saw enough activity there last month to be confident that this will not turn into Forest City.

      There is no more covered walkway from RF to customs. It has been literally chopped off.

      @@ocswoodlands What? We have seen the covered walkway at least from the complex. Maybe just not completed yet, we are still what 2+ years away right?

    My agent insisted me to pay 2% x whatever the amount of the sale price.
    For example 2% x 2 million = 40,000

    Thanks for the vid - very informative. How do you plan to rent out the apartment? via an local hosting company or otherwise? What has been the take up rate / yield thus far and any key things to look out for when airbnb-ing in Johor? - quite possibly a video in itself!

      AirBnB rates their hosts, and we will pick a superhost who is hosting Twin Galaxy units

    Alamak! Exactly what hubby and i are planning to do! Ex- Singaporeans but residing in Sydney and retired recently..trying to get a place in JB in order to visit elderly parents in Singapore..as well as travel around South East Asia in retirement..

    how do you address medical emergencies? Which hospital will the ambulance send you to be saved? Will the medical costs be high for foreigners in JB?

      That's a good point, but we are just short term visitors, we are buying to rent it out only, so our health costs, or rather potential costs, is same as a holiday mishap

      SG medisave is accepted in quite a few hospitals in JB. Medical is inexpensive in JB.

      At medini there are several sg-run hospitals. Can use medisave.

    Research R&F developer and don't fall for their trap. I heard the 2nd phase is only cash buy, that's a real red flag as it indicates something...you know what I mean. Research properly before buying JB properties.

      If you watch you will see the size and psf price paid so you can work it out for yourself, but if you want to know if its below MYR1M - yes it was

      Yes, the foreigner state Levy is 2% of Sales Purchase Price or RM 20,000 whichever higher.

      @Ben-gp5ty KL , Penang is 2 million SG for foreigners, JB is 1 million n above , difficult state got different laws , Sarawak n Sabah r states protected by Malaysia government, if purchase Malaysia property u need state consent which the Malaysia government want a slice of the property market, if buy direct from JB developer it’s cheaper n u need lawyer to see to written documents because it’s all in malay .buying a Malaysia property don’t equal a visa u need proper n valid documents to reside in Malaysia, customs will Question your purpose of visit, even it it’s for 2 weeks stay , your stamp entry n exit will reflect on your passport, Singapore has agreements with ASEAN for 30 social visit, but social visit not meant living in Malaysia, I did a lot of homework on developer of condos, developer should have enough funds to see to completion of condo , if not u r left stranded with Skelton of condo n u paid most of it n can’t move in n if left vacant Malaysia gov takes over n divided it n pay u back but not in real value , maintenance of building, condo facilities like swimming pool, gym etc should serve condo unit owners , some condo facilities not enough to serve owners ! condo fees r charged per square foot of your condo unit, the bigger your unit u pay more , some condos have sinking funds , condos built near customs checkpoints r very noisy with loud lorry horns blaring throughout day n night , heavy traffic jams, foot traffic, a 10 mins ride back home is 3 hours stuck in traffic jam, I bought a property in Malaysia n utterly regretted immensely.
