Village Farm Tiny Homes is a community in Austin based around Green Gate Farm. Its charm is the lively community surrounded by an organic CSA farm and the simple living and neighborhood feel away from the hustle and bustle of the city. Thatâs a little steep!! Now if it included some utilities, maybe. Because now itâs the mortgage PLUS $700⊠I couldnât do that.

I think itâs more equivalent to mobile home park rental fees than a Homeowners Association maybe because you donât own the land youâre just renting. She never said what happens when you want to leave. They may be hard to resell as mobile home prices depreciate over time. I donât think they have to meet building codes for houses because theyâre technically mobile homes. Things to look into at least.
Hi Amber, thanks for the video. I actually bought a home here last November. There are pros and cons to every housing option I looked into in Austin. My career and family mean I need to stay close to the city, so buying a plot of land out in the boonies where you can legally put a home like this was not feasible. I used to own a condo in central Austin and can confirm my HOA fees and property taxes were very close to the lot rental fee, and I am SO GLAD to never be in an HOA again. My combined monthly housing payment since I moved here is several hundred cheaper than I was paying for a 1-bedroom apartment given Austin's rental market. The community and farm are indeed awesome, and I love my little home. It may not be for everybody, but it doesn't have to be!
Hi AmberâŠso many of us have missed you. Hope you are getting a well deserved rest and planning for a new direction. The tiny houses,the community and being so close toAustin are all positives. At the same time, the lot price will continue to increase as city taxes increase with more Silicon Valley companies moving there. For someone who values alone time and the quiet of nature, it might not be the best fit. I can see where owning land and building a tiny house would be ideal.
I live in a Tumbleweed floor plan. I bought it from Recreational Resort Cottages a few months ago, but the builder is Platinum Cottages. I love my home! I live in a tiny home community near Dallas, but will be moving to my own land within 18 months

I missed you. We live in Florida in the winter and there are so many places where you have to pay lot rent. Probably three years ago there was a huge increase in the all of the lot rents. We own a house instead of a trailor or manufactured home with the lot rent. We own the land and the home. You do have to remembr that the lot rent will never go away. If you buy a home the mortgage will eventually be paid off. Yes, you have to pay property taxes if you own a home. I think $750.00 a month for lot rent is expensive and it will go up. It looks like a cute place but when she said the lot rent, a huge red flag went up for me.

750 a month is very high! I live in a membership campground community. Thst has trailers RVs and tiny houses where you buy membership plots and maybe an existing trailer or tiny house from an individualâŠafter that the fee is 900 a YEAR!!! The place is owned by all the members and run by a Board consisting of members, so they are motivated to keep the fee as low as possible!
I do like the 399 sq ft Park models a lot. Not surprised at the lot rent, considering it's Austin and all the amenities. It is a nice community but out of my budget range. Plus you have to buy the home, they didn't get into the prices, but if you finance the home, plus the rent, definitely out of range for those on a fixed income and not having a huge amount of savings. Great tour though!
Becky did a wonderful tour she's great at her job. I am so excited for you and this is such a beautiful community and just gorgeous little houses. I could not afford that but I'm so happy that you can if that's what you plan on doing.

Tiny house ( aka studio apartment on wheels ) with a HUGE PRICE tag. They always seem to find a way to take advantage of ppl that want to be financially responsible, work less & live more. Some of them are upwards of $200,000 with 400 square feet. You are still responsible for the lot which is thousands. If ppl donât get caught up with the ânewnessâ they can find better deals by spending cash on land & building a larger home for less. Just takes some patience & research. These communities are usually in undesirable areas that are further out. Not to mention Iâm a small active young adult but Iâm not going to sleeping or working in a bunk bed platform. Like another 200 square feet for a real bedroom can be done. Also Iâm sure the ppl are great but it makes me feel the horror of apartment complexes with no one to regulate shenanigans. If ppl want this go for it but if affordability is the goal there are better options. Sorry for the rant đ. Thanks for showing â€
It's all wonderful until you discover the "community" isn't your cup of tea. People can be mean. Amber you are a soft soul who can be taken advantage of. I beg you do not get yourself locked down into this community. I've seen these homes for sale same exact floor plans and amenities from a dealer in Texas called Recreational Resort Cottages. I very highly recommend you buy a piece of land, put your own tiny house on it. Then join your community garden club or go volunteer with a local farmer and learn from them. Volunteer to help them sell at the farmers market etc.. it is more freedom that way.
Recreational Resort Cottages has a CZcams channel with all of these floor plans. Might be worth a trip to go visit them. Also.. volunteering to work the farmers market will connect you with your community.

Home many folks want to walk around bent over in the bedroom. They should have made the loft in a pan-ceiling, like an inverted pan give more headroom. Tiny home is one thing but not being able to stand up is another.

Im sure youâve considered this but I would have a lot of questions about what exactly I own and what happens if I want to leave. I also find it a little problematic that you have to buy one of their houses. That said I was priced out of homes when I moved back to where I lived previously so Iâm in a townhome and they all look pretty similar. Since I didnât want to buy an older home that needed a lot of work I didnât have many choices. Although having the community around seems nice, not having much private open space or the freedom to garden on your own land seems overly restrictive. Im sure youâll continue to look around but you might also want to spend a couple of days in one of their rentals to see if the people living there are ones you want to hang out with. I believe insurance is different also since itâs not technically a house but a mobile home. As someone already mentioned 750 seems expensive on top of a mortgage. Really itâs just a very nice mobile home/RV park. That said the homes are nicely decorated. Did they mention a price because I donât remember hearing that. Good luck, take your time, you have a nice apartment.
I find all these places do not want to make their prices public. The only ones that are forcoming with pricing is INCREDIBLE TINY HOMES. THEY ARE OPENING ANOTHER COMMUNITY IN CAROLINA FOR

I heard $395k to $399k. That's really expensive to me for a tiny house.

@@AmberJBaldwin She is. I have to tell you there is an amazing mobile home community that is also owned by the park right behind the Tiny Home Community and those homes are amazing too and bigger. You might ask about those. I liked the tiny with the fireplace outside myself.

I purchased a small 800 sq ft home and have a 1/2 acre and my house payment including taxes in a beautiful area is only $950 and have a well so no water bill and electric under 100 month. It can be done

I wanted to move out there a couple of years ago (I lived in Atx from 2012-2020), but when Mayor Sadler and that messed up city clowncil defunded the police and crime went up 68%, I got the hell out of DodgeâŠ.came back to a suburb of Houston. Not much better, but at least I have family here. Too bad, bc this place looked AWESOME. I used to go here and look at the models, they were soooo pretty!!!!

Are you still thinking about buying one? Someone mentioned $750.00 for lot rent is high, I think it's high to but I don't know how the cost of living is in Texas. Every state is different. But if you carry a mortgage and then the $750.00 on top of that that's a lot of money! Then on top of that you have utilities, medical insurance, car insurance, home owners insurance, then of course monthly expenses like food, toiletries, that's a lot to think about. Whatever you choose I'm sure it will be prefect for you. I wish you the best! Great to see you!â€
Hi Amber! Been missing your Vlogs. Yes, the $750 (possibly more) per month is steep for a single person on a fixed income. My question would be since you would be purchasing the home would you be allowed to physically move it to your own property in the future or would you be penalized for doing so? I would need to know if I purchased the home that it would truly be mine to do what I wanted to it. It's probably in the fine print. Also, for me, the 'community' aspect is not appealing to me. It could end up being a negative depending on the people. I like my privacy and those homes looked pretty close to each other. I'll stick to my full time living for free. At 72 I'm not ready to plant myself in a rocking chair. It's nice you are sharing all of this with us! Thanks!

Good to see you learning more and gathering information. The more you are informed the better you will feel about decision making. Maybe buy land with electric and sewer, buy the home and put it there. But if property tax and utilities plus land upkeep turns out to be the same, why not go for the community.

I just watched a tour of one of the residents home....
She's very happy living there & owns one of those rental ones.... Having an organic farm where you live is the best feature.... Austin locals share their art at the old house.... There are a few deaf residents & other's are learning sign language.... It seems to be a nice place to Call Home.... Good Luck....

Whew! Im worn out listening to her! I like the tiny home concept but only if i own the property also. I live in Fla in a nice mobile home park and unfortunately pay lot rent. Anytime the owners "update" anything we know the rent will increase.

Tiny homes are a modern version of the Americana cracker houses of the 1800s early 1900s. Its the house of the early pioneers. Society just collectively forgot about it. But that $750 a month is bananas.

Hi Amber, glad to see that you are back! I enjoyed the tour of the tiny house community and it is the best so far! I loved the tiny home with the huge kitchen and no loft!! It is nice that the community is part of an organic farm, and the amenities look and sound great! Becky was a good guide. I actually thought about leaving Colorado and moving to Texas for the first time ever in my life! I loved it but I worry that it is not very wheelchair friendly. I thought the lot price was not so horrible, considering it is a lot higher in Colorado. I also liked that it was owner owned homes only. Take care of yourself and I hope you will talk more about how you feel about the place after seeing it.

So good to have you back were have you been. The maint fee doesnât cover roofing, painting, electric or water does it.
Most town homes or condos here in hawaii maint fee incl water, roofing, painting and anything outside that needs repairs.
Common areas are also tended by the association workers.
It was a nice area and what a fun lady to be around.

Wow, what an amazing community and I love all those different tiny homes. So much more functional for aging folks who have more options than having to rely on a ladder to access a bed loft area. Thanks for sharing and welcome back. Iâve missed your videos but understand content creators need a break like all of us do. Iâm glad you had a break to get R&R but, I too have missed seeing your smiley face & your videos. I love the idea of tiny homes &/or the villages. However; the steep stairs & no head room lofts really isnât a bonus except for storage. As we age, so do our bodies. For some of us, stairs no longer are an option. I used to be very outdoorsy, physically active then Osteoarthritis double punched me via bilateral knees & hips, all at once! I cannot even safely get in & out a bathtub I so once enjoyed, & forget about stairs! All Iâm saying is, for a Retirement Community (growing families most likely wouldnât shop tiny homes) more non stair plans should be a focus &/or offer of wheelchair ramps. Expand your market! Also noting fixed incomes cannot survive the increasing lot fees. Just my thoughts.
This place is so amazing! Honestly, 750 is not so bad if you remember.. no mowers, gas , oil, trimmers, time to do that. trash pickup for my work runs 175 a month! The pools, the farm, clean & safe housing too! Once your house is paid for.. that would be easy. Plus she said it includes property taxes đźđź as well.
$750 monthly community fee that increases would really hurt someone on a fixed income. It would be no different than living in an apartment. Let the rent increases every month to finally a rate that you cannot afford. My RV is still a better bet!

I live in Austin and never heard of this tiny home community. I thought $750 sounds a little high but if your house is paid for and you get to be apart of it all. NOT BAD. Glad to see you. I hope to hear from you more.

Is the price justified considering cost of living in Austin in a safe community I think is the more important question. This is the kind of living many dream of .
What a great community! The fees are not horrible considering it is in Austin and there are a ton of amenities.
