    Best Value is the barn. With land. With established trees. A place to park the car next to house. Easy access to small town. Quite. Thanks for taking us along on your search for another place.

    I love the barn for a conversion...not to mention all the beautiful stuff to be repurposed. The scrap metal shed has many things in there I would love to own!! As a Canadian this property is pure gold...now to learn Italian. cheers.

      When we where in Vancouver we took Italian course at the Italian center. You might find something similar. 25 years later I am living in northern Italy! Ciao

    Love the barn. Id put the living area/kitchen upstairs to take advantage of all those windows and the open ceilings.

    Very much enjoy showing us homes and prices. So beautiful. Great prices. I took a bus tour with friends about 10 years ago. Of course we drove all over.     Love seeing the properties and you do a good job of describing what needs to be done because of your experiance. I would take the first one and gut a lot on the upper floor, put in a bigger bathroom and a real staircase. It would take a bit of work but I like it the best.

    It would be the first one for me, I think you could split it into two units. Use the kitchen and archway into the ground floor to become its own entrance. Use the front door and a new staircase to create a private entrance into upstairs to create a separate apartment. The ground floor could bring in a rental income and the upstairs would be a spacious holiday home with its own balcony’s etc. great video, loving this series.

    #1 house is quite large! The stone in that village is quite pretty.
    The barn is huge but a strong looking structure. Probably a dairy barn with feed room and a hay loft. Small yard space for that much cattle space...where was the rest of the farm?
    Your drone pics are very nice!
    😂#3 has "proper high ceiling", beautiful apartment!
    Good luck to your friend selling all of them. You are being a terrific friend!

    Love the vicarious pleasure of visiting all these different properties, the town of Montipoli ? looks great, and very practical. The appartement would be splendid, but 3rd floor as time goes on would be a bit of a challenge.Thanks for your sharing.

    I enjoyed your tour of the three properties. All very different and lovely in there own way, I am surprised that I really like the barn on the beautiful land, That isnt my usual taste but the idea of making it exactly as I would like it is intriguing , Great job!

    In case you were wondering, the camera was steady, and you focused on the items that those of us who love old homes love to see. ;) The ship's ladder staircase in the first house was especially tasty, though they've become almost common in modern cottages recently. It's always a little sad to see older furniture left behind, because it usually means that younger generations aren't close enough (or earn enough) to renovate Granny's house. The first one seems to mostly need minor repairs and partitioning to become a holiday rental, but I've seen too many barn conversions not to gasp over the barn (so many ideas). The apartment in the palace was gorgeous, but as you already concluded, it doesn't need extensive renovations, so of course it's the most expensive. Best of all, it's good to see you participating in promoting your area. I'm still hoping that an eco company will decide to move nearby and recycle all that antique debris into parts for renewable power. ;)

    The barn structure would likely require a change of use from the authorities to be able to be used as a residence, something which is often not an easy thing to do in Italy. Any potential buyer would need to hire a lawyer to understand the implications before committing to buy.

    Thanks for another very interesting video and look at the properties. My husband and I live in Australia , the apartment would be our pick , mainly for the fact we could come over enjoy our holidays and would not need to do anything to the place. Also having all the amenities within walking distance there would be no need for a car. Looking forward to seeing more properties in the future,

    Thank you so much for taking your precious time to show us these 3 very different properties. As you said the 2nd property had so many unique possibilities but would take a lot of time and quite a bit of money. The 3rd property was beautiful but no balconies so I think the first house was perfect. Minimal work, new roof and balconies

    That 3. was really nice. Of course it has no elevator, and all italianisms as long hallways. I seem to think all the time how people get things moved in and out, like beds and big cabinets etc. Looked on maps: there is Parcheggio Distretto in neighbour house yard.

      The staircases are wide and ancient, so I guess furniture is just carried by various family members!

    I love the apartment with the 3 bedrooms. The only thing I didnt like about it was that it was on the top floor of a walkup building. My second choice would be the barn because it had land. I love this video showing us all different properties. Thank you

    I know everyone loves the idea of converting the barn. If I was 20-30 years younger and looking to relocate permanently to Italy, that would be my choice. Since I am nearing retirement age, I’m with Rafe in wanting a second home without land to maintain.

    Thank you! I'm not quite as motion sick this time around. :) While I love the idea of turnkey, I personally much prefer reverting to traditional. I'd be interested to know if the drop ceilings in the third apartment have fresco under them or are they painted over. The barn has a TON of potential for someone with vision, time and/or money. Great job and thanks for doing this follow up. Perhaps once a month or once every two months?

    I used to have a holiday home in Licciana Nardi, not far from there. Yes, it was not pricey at all, the whole area is indeed quite cheap compared to the rest of Tuscany and just a couple of hours away from Milan where I live and close to Cinque Terre and the sea. Don't spill the beans or it is goint to end up like Chiantishire.

    The first house had a bad roof for a long time. It rotted out completely, and became pouring rain, into the entirety of the house. The damage is deep, internally and externally, damaging the concrete. I suspect, the roof flashing was not done right, and gutters added to roofing issues.
    Gutters will destroy a house if they're not done well, and are better left off if not done well. There also looks to have street flooding, into the cellar and foundation. To the right buyer, it's a good property.

    I wish I would have watched this before commenting on part 1 🤷‍♂. That was excellent camera work 👍🏻 the drone footage I am not used to, but it gives a really good perspective of the towns.     I think with the barn, I would put the living spaces upstairs so they can take advantage of the view and beautiful high ceiling and the bedrooms below.
    The last one is move in ready and quite lovely.
    The first as you said needs minimal work to start and has lots of potential.
    Living on the West Coast of Canada, I will enjoy these videos from afar, but will not be buying abroad.

    HELLO RAFFI...THANKYOU FOR THE TOUR...TOO MUCH HUMIDITY/MOISTURE - GOOD ROOF, THOUGH, BUT, NO GARDEN SPACE...LOTS OF WORK TO DO IN THAT ONE...I THINK IT'S TOO MUCH MONEY FOR WHAT IS OFFERED, BUT, THAT'S JUST ME...REALLY LIKE THE ANTIQUES THAT WERE IN THE LIVING ROOM/NO.2 I ABSOLUTELY LOVED!...THE GARDEN/THE VIEW & THE BONES OF THE HOUSE...BUT, YOU WOULD HAVE TO HAVE THE BUCKS TO MAKE IT WHAT YOU WANTED IT TO BE...THE FIRST HOUSE YOU DID WELL WITH THE CAM, THE SECOND I FELT RATHER VOMITOUS FROM THE SWEEPING MOTIONS THAT WERE CONTINUOUS, KIND OF LIKE BEING ON A FERRIS WHEEL THAT GOES SIDEWAYS!...ALL THE BEST...🙏

    Wonderful tour. We may be considering dual citizenship to live in Italy part time. Thank you for your time to do this. The three places are so different yet so interesting. I loved seeing all of them. The first one looks to be a great deal with some effort to fix it up. The second one, the barn could be a dream of a home with the property etc. but we are too old and decrepit. Not really but a lot to do at this time.
    The third like you said could just be a move in. I liked the idea of living right in town like that with everything available but all those stairs! No elevator. It would be my daily exercise.
    And I did like seeing where you walked to give an idea of the surroundings. A question I have about remodeling is if you need to have an inspector check electrical, plumbing, structure etc if you change things. Like in the first place, if you cut a hole between that small kitchen and the next big room you mentioned putting a beam in. Does that require a permit? Love the tours, they are very interesting. Xo

    If my wife were more brave! I'd just go over for two months and give that first house some love and sell it for perhaps a tiny profit.

    How about saying the prices up front so we're not guessing how much they are the whole time you're showing them?
