Beautiful property walking distance to a town!
I went back looking over different properties. It’s always fun to look. To imagine using the property. This one was very confusing with living space undefined and so many bathrooms and undefined kitchens yet to come. A developer, working with an architect could sort things out. Perhaps a petite auberge? Not for me but a young person with deeper pockets and ambition could make their dreams and good source of income for a lifetime. Thank you Nick

Happy New Year, Nick! Bill and I were in Italy for a few weeks in August and September (our first trip in 24 years without the kids!) and we discovered Orvieto. We almost skipped it because we, as Americans, had not heard of it before really. I saw it on a map and I googled, but it is not "popular" like Montepulciano, Cortona, Florence, etc - so we almost skipped it, but thankfully we decided to visit for a day and fell in love! This property is beyond our budget, which is capped at €750k all done, but the area is amazing.
For this home, when you say walk to town in 15 min, do you mean the middle of Orvieto near the station? I am curious how long the walk would be to the Orvieto Stazione and Funicular? Thanks. Your channel and your videos are so helpful and I follow them each week! Thank you for the work you do - I know there are many like myself who tune in as they decide where to retire. 🙂

LOVE LOVE LOVE!!! Price is amazing. I live on Maui and our median price is $1.1 Million and that's for a basic home with no charm. I love Orvieto. This house is beaming with old world charm, yet brand new and offers many options for homeownership, short term rentals or space for a large family. Great find Nick ... always enjoy these special finds.

Indeed Nick, a truly luxurious house. All the spending here has been on the right things, and that's unusual for a luxurious house anywhere these days. What I mean is it's not been on trendy elements, silly functions, frivolous decorative elements or on finishes and structures that are too modern for anyone who loves the timeless traditional charm of Italian rural houses. It's all been invested in the RIGHT stuff, the techsystems and coverage: plumbing, heating, cooling, water supplies, wiring, and timelessly elegant bathrooms everywhere, beautiful kitchen and real, authentic, local and traditional materials and architecture. Like you said, a fortune has been spent on this and very wizely, with impeccable taste.
The flexible options of layout and use it gas to offer is another stroke of genius, and makes it all the more atttactive. The fact that all this lies at the foot of Orvieto is incredible, walking distance at that is unbelievable really. Plus the land, the olives, the permission for a pool! Oh and the view to boot....
I do feel sorry for this family having to sell when they've come this far. I wiah them well. Anyone with a hungarian Viszla (that's their dog) has got to be a good person in my book. With great taste and likely high hopes for a future here that changed.
Anyone in the market for this property would be able to create their own personal paradise in an extremely attractive location in Italy, and add their personal touches with no sweat whatsoever involved. That's rare, to say the least, for a place this big. It's a mansion not a house, in European terms. 8 beds, 9 baths and unlimited potential to live the lifestyle of obes choosing, autonomous tennants, personal guests, family, business, privacy, anything seems possible the way its been done!
Nothing left to do but decorate, work on landscaping, get that pool rolling, only the really fun stuff!
This will sell in no time to speak of or I'll eat my hat!
A++ in Italy, it's a great investment if you have the money and know what you want.

This house has a really nice mix of old and new. I especially like the tiles and beams. The kitchen is great. There's that massive fireplace, too. I think I'd spend hours staring at the view of the tower and the surrounding countryside. It's hard to believe that this property is only a short walk to town. It seems like a perfect placement. Oh yes, Orvieto is worth every second of your time you spend there - really stunning. Really a musr-go-place when visting Italy. And the Cathedral is (in my opinion) one of most beautiful in the world (together with Siena and Pisa).
The property combines classic with modern elements and has a great potential for a big family. But for some reasons, it does not really my heart; cannot really explain.

I spent the entire video with my head spinning. What a property and what a location and oh, the things I could *do* with this one! My spouse remains unconvinced that it should be my Christmas present, somehow. Something about the price tag mumble something about how we just bought a house at the seaside, which in fairness I have to admit is true. I'll be having dreams of that kitchen and the view for quite a while though!
