    The difference between hazard and flood insurance is interesting. Would hazard insurance only cover if the house etc is blown apart by a hurricane etc ? I'm sure the insurance premiums will rise each year for the areas effected. Maybe it's best to build an Ark 🤣 it would help the animals too !

      Yes it is. And yes I believe it would just cover damage from the wind and other perils. With inflation and the cost of rebuilding/repairs, premiums have definitely gone up. And lol true! With the cost of lumber we might be better off with some sort of other material for the ark 😂

      @@KatarinaWestRE Thanks. I remember someone from Hilton head living in Charleston told me his dad bought up land cheap in the 90s straight after the huge hurricane that wiped out loads of houses in the area. He built three houses and made a million reselling them. So even with the hurricanes it's still a great investment to have.

      Oh wow, yeah that's a good investment idea! The hurricanes definitely don't seem to slow down people investing and moving here! @@chris3341

    There is no sea level rise, Pitt Street bridge is proof of that. I grew up on the top of MtP 9ft so high it was hard to breath due to the thin air. MtP use to flood all the time when I was little. I've powered boats down Center st and McCants. Those are fake stats made by fear mongers Charleston use to flood a lot more than today thanks to drainage systems. You may want to do a video with more details about the beaches as to different sections, rules/ laws and parking. Where to surf. What's good for kids, where to fish, good privacy, where not to swim, where to party. We want people to have fun, you pick the wrong place you're not going to have fun. Nobody wants their kid swept out by a rip current, get hit by surfboards, find their car has been towed with a $500 tow fee or be around a bunch of wild people when you just want to soak up sun and read a book

      I laughed about the 9 ft so high it was hard to breath from the thin air haha. That's crazy about Center and McCants! Well that's good to know. I see they're always working on updating the drainage systems still too so that's good. And great idea! I did a similar video a while back on the beaches but I could do an updated and more in depth video. Thanks for the recommendations!
