That's a stretch. Homeownership rate is 66% in the US as of 2023. Deals can be found if you are creative and flexible.
It’s kinda a pickle bc there’s a lack of supply and a ton of pent up demand. Builders need rates to come down to make supply but if rates come down, more buyers with cheaper money will drive prices up

I live in an extreme boom town in eastern NC where homes regularly sold over price without hitting the market. Now there's 6 houses in my neighborhood that have been unsold for 30+ days. Just saying

Kevin… I disagree… I doubt single family homes will come back into supply because all those 30 year mortgages at historically low rates will keep those houses off the market. I would be crazy to give up my mortgage…. Pay more fore a house and pay a higher interest rate… no thanks
Those people stuck in their homes also aren't BUYING homes. Net neutral effect, just lowers volume and increases volatility on the margins.
I agree there will be less supply… There will be even less supply as interest rates decrease but don’t reach the historically low rates reached during Covid…. Just not enough supply to keep up with demand.

I’m in North Carolina and I bought at $459K (thinking i had overpaid) two years ago and plan to sell next month for $600K 🤯. It’s strong as hell here in Chapel Hill, NC.
DCAing on options is very dangerous especially on short dated puts/calls. Be sure to give yourselves time if you plan to DCA on options

I agree with the union remark. I am a government employee and since 2019 our wages have not moved to adjust for inflation. This year many government/union workers are finally getting their pay increase.

I am a union pipe fitter... Alot of our contracts expired around around the pandemic... And we jst voted for 3 yr extensions on 3 percent annual raises... Those extensions are ending soon... Got a feeling we will have much better than 3% annual raises on next contract!
If you ever want to fly to austin and go to the north part .. Cedar Park GTown etc…. Check Killeen airport might be cheaper and easier then Austin Airport

I do expect stock to go up to 250$(Tesla) by the end of July. I remember what happened when we had the 5-1 stock split and i predicted the same scenario. It’s up to everyone whether they want to position themselves anywhere by then. I bought some shares when it went down to 140 ( i suspect it bottomed there) and been dollar cost averaging since

Anybody record Fed sentiment speech correlation vs. the Fear & Greed Index? I'm convinced things like jobs data would implode us if they were honest about part-time %, so they try to balance fear while they hold rates high... but gov spends/prints far too much to fix inflation (basic Keynesian at top of mind)

My spouse and I are adding a variety of stocks/ETF to my present holdings for the long term, We've set aside $250k to start following inflation-indexed bonds and stocks of companies with solid cash flows, I believe it is a good time to capitalize on the market for long-term gains, but it wouldn't hurt to know means of actualizing short term profit.
