    Good video.
    That said, passive flipping is one of the scummiest things people do just to make a profit, especially when they don't put in a lot of money at all.
    They didn't add any value to the property or to the economy, yet they jack up the price of properties, adding glut to the current real estate market.
    They are no different from scalpers.

      There was a real estate agent who immediately gave a down payment to the owner (her aunt) in order to transfer the property I was interested in to her name. Because she knew that I was so seriously interested with it, she would try to sell me "her now property" at twice the original price since it's hers now. Needless to say, I didn't buy it. She planned to pay her aunt after I pay her😂

      @@ChrisSuarezRealEstate She probably thought that most of her clients have no idea about buying properties since I'm still relatively young so she presumed she could get away with being greedy. Thanks to your channel, ordinary people like us can protect ourselves from being taken advantaged of by some. I learned a lot watching your videos and I avoided several mistakes when I was looking for some properties late last year. Thank you very much Chris!

    Hello po sir, may tanong po ako regarding sa Foreclosed houses sa pag-ibig sabi kasi dun na under BIR abatement yung unit umaabot ng up to 5 yrs bago magkaroon ng title. Pwede kuba iflip yung unit na ganun kahit aabutin pa 5 yrs bago magkaroon ng title. Thanks po.

    Ung exit strategy ko lang talaga since ung transfer ng title and all, iniisip ko DOAS with assumption of mortgage na lang exit ko para walang hassle ng transfer sa RD.

    Sir gusto ko lng sana malaman, pano ba kumikita sa pasalo? karamihan po kse ng mga nagpapasalo eh balik hulog lng. Lets say na 1.8M TCP tas ipapasalo ng 2.4M TCP. eh most of the difference naman ay napunta sa interest. If sa sasabayan naman yung price ng developer, wala po kukuha kse malaki cash out ng pasalo. Pano po ba kumita at marealize yung gain from capital appreciation ng property? Plan ko po kse maginvest sa condo. thank you so much Sir, you inspired me to invest in real estate. more power and God bless po.

    pero diko po itinuloy kasi may usapan po kami na pag iisipan ko pa po
    tapos tatawag lang daw po sila or mag tetext sila sakin para e comfirm kong itutuloy ko po ba
    pero di po sila tumawag tapos wala po akong natanggap na text mula sa kanila..pero deniliver na po nila kahit di ko naman po inorder ano pong pwede gawin dito kasi po ipapabaranggay daw po nila ako

    Hi Chris! Helpful video as always. May I know at what point during the "pre-selling period" you should flip the property? Is it as soon as you get your preferred appreciation AND x weeks/months before the actual property turnover? What are the estimated expenses during the transfer/flip? Thanks! :))

      Ideally towards the end of the downpayment period, you’d only pay for the transfer cost/fee which varies from developer to developer.:)

    I am not sure what sweat equity means, but I think, and correct me if I am wrong, is it something you can do personally so you don't have to hire someone to do it for you? Like maybe, some painting work or landscaping.

    Hi. What's your opinion on getting several condos and flipping all of it before the turnover? Is it advisable to get condos on launching/pre-selling price and then flipping all of them at a higher price a year or 2 before the turnover date? TIA

      Hello, yes it can give you a good ROI and sell it a little under the current price, but also take into consideration how sellable the property is since you're running against time before it transitions to financing. There are also developers who will charge extra with transfer costs.

      Hi! I think SMDC condos are good for rental income + capital appreciation. If youll take into consideration 1% rule, 8M property should have a rental income of 80K a month ( although thats quite hard to achieve) at least your rent can cover your monthly amort and expenses can be good enough since youre also earning from its value appreciation.
