Buying a condo unit for short term rental (e.g. Airbnb), if done correctly, could really give you a positive cash flow and an ROI of less than 8 years (based on our personal experience from running 2 Airbnb's since 2019).

@@abonto our Airbnb's are not even in the metro...it's at Calamba, Laguna. As long as you make your listing unique and IG worthy, you'll be ahead of the competition already. Even if your listing is priced a bit higher. If you deliver value to guests, then good reviews will follow and consequently more bookings, not to mention repeat guests.

@@elpmid I don't invest in parking lot as it's not worth it at least where we operate. For example, a parking lot where we operate costs 900k with a rental rate of only 4k per month. That translates to around 18 years ROI.

It doesn't refer to the condo. Landed refers to "bahay at lupa". They're comparing condo to houses on lots.

Why is the second market cheaper than a pre-selling one if the price of the former has already increased based on market values? I hope you get my question, Sir Vince. I'm planning to buy a pre-selling condo :)
I prefer second market over pre selling unit. It depends kung may cash to purchase the condo unit. Way cheaper than pre selling condo
Probably because of various personal and economic reasons. Some sellers need the money for medical reasons or some because they have to relocate or migrate. These are just some of the reasons you can find "bargains" in the secondary market. If you have spare cash sitting around, you can really find value here.
A real investor would HOLD til it's time to sell. These are Panic selling or palugi for some personal/Financial reasons.

Secondary market means yung bibilhin mo na unit is from a condo owner instead of buying from the developer itself.
If you are a wisebuyer you should not buy a 😢😢😢😢condo bakit malaki rin ang gastos sa membership fee mentinance mahal ang tubig hindi pwede mag ingay mag pukpok 😢😢😢😢 tapos delikado pa sa lindol at sunog no to condo be a wise buyer po😅😅😅

Worst developer: NSJBI, ang pangit ng units, low quality, ang onte at liit ng elevator sa sobrang dami ng units, sobrang tagal ng turnover- yung sakin 8yrs na nganga pa din.
