Hyderabad government got 30k acres land if they tie up with good reality companies and construct affordable homes it will have ripple effect and generate lot of employment.. Only few realtors holding a chunk of land and created hype in the prices time for Telangana government to bring down the rates and viability for home buyers else we will see a shift

This always remains a questionable issue. Looking into the demography and accessibility, AP needs to focus on infrastructure development as top priority to invite investors whether it is domestic or foreign. Amaravati or Vijayawada have no land bank to suit either manufacturing or service or IT sectors to accommodate. The only option is Vizag which already houses some IT and ITES companies with international air connectivity. And most important aspect is hot and humid weather almost prevailing throughout the year.
An investor primarily looks into such issues. Hyderabad is an exception and promises all these basic necessities with no room for any sort of delay.
This is the best time to buy in Hyderabad...all those who bought during Telangana agitation made money, who purchased during trs first tenure made money. Those who purchase during revanth first tenure will make money.

Hyderabad is always best but now it will be in saturation or slow development in coming years I guess. Hyderabad land prices skyrocketed in last 5 years due to tuglaq administration in Andhra Pradesh..

Here are a few facts from the past.
1. Everyone thought land prices would go down after Telangana separation. In fact, land rates are increased.
2. Chandarababu Naidu was the first CM in Andhra after Telangana separation. In this period also, land rates increased in Telangana.
3. Hyderabad is already a well-established and developed city. Already, the HMDA master plan is in action. We see the developments happening.
4. Another real fact is that Hyderabad is not a new city, and it has not been constructed or developed by Govts. It has had its own existence for more than 500 years. The governments extended the city as per needs and future vision.
I hope, Andhra will build a great capital city with global standards with in a short time. It is not necessary Hyderabad growth should go down to develop Andhra.

If Hyderabad is become second capital what is sitation pl think that
TDP unnappude amaravathi real estate zero ayyindi(2014-2018). yendukante amaravathi soil is suitable for multi crops. not for multi stored buildings(construction expenses are more). it was proven in the previous TDP govt. in-between gannavaram, agirapally is the best for capital having lot of govt lands ,bearing capacity of soil is very high,and having railway, airway and road way connectives.
