I lived their for years, knew the original developer. The 2008-10 crash was brutal. Everything there imploded, in particular, condos in the village. One I know was two years prior to the crash valued in the mid 600 thousand range, it was purchased for auction for 95,000. There are three HOA fees if you are in the village. I haven't visited for awhile but think most of the homes are still 2nd and 3rd homes as they always have been and mostly vacant. I wouldn't touch a property there unless you can withstand a serious correction in the real estate market.
Everything everywhere imploded from the “global financial crisis” hence the term. How long since you’ve been back? This is not then, it’s now, and the community is sustainably growing, coming into its own amazing place to live.
Don’t think anyone should touch a property anywhere if they can’t withstand a correction, not saying it’s coming, cause I don’t have a crystal ball. All I can do is articulate the data and numbers.
@@ShaneJudge I was there a year and a half ago, and that just for a day to see how things were going. I was the president of the Village Association for a couple terms. I still have friends there, the restaurateurs mostly. To me the place has lost some of its charm. More and more houses, yes, but often mostly vacant investment properties, same as it was from the start. Until Henderson builds schools or at least routes buses out there, it will be tough to attract young families -- and expensive. That's just my opinion. I wish you well.
