  • Today I am sharing information about Colorado Springs that would be hard to find anywhere else. This isn’t a list of the best restaurants and coffee shops. I have lived here for a long time and I have seen the city change over the years, sometimes for the better and sometimes for the worse. I wanted to share some insights with you and I hope it’s okay that I pointed out a couple of problems in our city. I do this in case you received orders and are PCS’ing to the Colorado Springs Area or looking to find new opportunities in the area and you want someone who will call it like it is.

    I liked Colorado Springs (COS) -- lived there twice since 2013...and liked it enough to plan going back (late 2025) when I expect (!) the housing market to regain SOME sanity (be more affordable). Meaning, (1) the mortgage interest rate comes down big-time and (2) house prices fall some. I keep tabs on the market there re: housing supply & prices -- mainly the Banning-Lewis Ranch and Wolf Ranch areas -- the newer/new construction/new subdivisions builders are putting up toward Falcon and around Wolf "Lake".
    Am in West TX (ELP) right now, partly because when I left COS (October 2022) my real estate agent & I weren't able to find a suitable (affordable) property to buy. And my apt rent was increasing big-time (14%) for my next 12-month lease (COULD have afforded it, but WHY I asked), so decided to returned to "cheaper" TX to regroup and wait-out the housing storm. ;-)
    As for crime in COS, I carry (a firearm), so wasn't worried about crime evne if I were in a higher-crime area (or riding a bus). But then I avoided sketchy areas. As for COS, MOST of the city is fine and NEVER felt there was any increased crime issues there. WAY better than liberal Denver (and "diverse" Aurora) for sure.
    And being ex-military, I liked all those military bases there (and enjoyed occasional grocery shopping at the Air Force Academy's small Commissary).
    Yes, the roads in COS are sometimes bad, but given the extremes in weather I can see why potholes seem to be a regular "local feature." I bought a Jeep (in Castle Rock), and told people in COS I "needed a serious 4x4" just to make it through the terrible roads! Some of them believed me (but was only joking -- roads are not THAT bad). ;-)
    Didn't like Denver (even though parts of it are very nice/upscale) so only went there when I HAD to, such as for a medical appt at the VA Medical Center. But afterwards, went right over to Littleton (Ken Caryl Ranch area specifically) to do some things, then back to COS "the scenic way" (Hwy 105 to Monument). Been to/through most of the suburbs around Denver, but not that familiar with them -- I DO like Ken Caryl though, but could NEVER afford a new/newer single-family/detached home there!
    But then that's true of COS as well. However, I should be able to handle a smaller town-home/carriage-home (as said, in Banning-Lewis Ranch or Wolf Ranch) when the time comes. ;-)

      Wolf is a great neighborhood. BLR is in the news this week for changing their master plan on the next phase of development. Will be interesting to see how this plays out, the neighbors aren't happy. The city wants higher density housing so my guess is the new plan will be approved. If we get many more apartments, everything should start to get cheaper.

      If this is true then Colorado Springs has declined drastically. Colorado Springs was one my favorite cities I have lived in.

      @@Franz704 The Springs still is a favorite of mine...hoping to move back there in 2 years. As for Boulder, Denver (flaming liberal/Democrat) & Pueblo (crime) -- no thanks. Castle Rock would be a good choice, too., and puts you almost exactly between the Springs & Denver.

    I work for the military and it's literally impossible to be hit by any type of missile, bomb or Nuke in Colorado Springs. Nothing would get passed Las Vegas and on the east it would be the Carolinas. Not one thing would hit Colorado...ever.
