    A very different side of Puchong, M Terra will be leveraging on the existing amenities and infrastructure around the location especially both of the LRT stations that are pretty close to site. From an existing owner of a property around the area, I'm very excited to see new developments taking place.
    After visiting many of their past project, I finally understand all the design specifications within M Terra such as the landscape feature right in front of the entrance that extends the perspective, the speed ramps to accelerate the pace of getting home, the family oriented facilities, the interconnected floor plates that passively share lift access... My favourite would be the layout tweak that addresses the flaw of having a 3rd bedroom attached to the internal void. What a refreshing approach!!
    The only thing that buyers must manage in expectation would be the existing surrounding around the site. The housing developments were around for a very long time so they look old. Therefore there will be a mixed feeling when you have modern LRT connection along with old roads. Also, it comes with that usual trait of traffic congestion just like any other main address.

    I live in this area. the roads going into puchong perdana and puchong prima is jam packed every day especially on school days, at least 2 primary shools and 2 secondary schools. And also the area surrounding lrt station is always packed becuase there not enough dedicated parking spaces, people leave their cars around the commercial areas. although its near to LDP highway you will stuck in jam as soon as you reach LDP. I would only recommend this place if you drive to work somewhere in USJ, Putra Heights or Shah Alam HICOM area through Puchong West toll plaza.

    i used to stay at condo located at puchong prima, which next to iherng first investment project, had move out from tat condo before mco. now relocated to bandar kinrara area, gave me extra 1 hour sleep to avoid jam along LDP, as i need to travel to KL and Bangsar area to work most of time.
    Puchong Perdana is pretty matured, best thing is most of lifestyle things, sports centre, makan, baiki your car, all are well equipped along that area, just if need to travel out of it, then will have the one jam away from every distance.

    For 580-620/psf, its really absurd pricing for this location. 600k you can get landed here easily. There's no value to unlock here for investor, only for own-stay.

    Only found this m terra after i locked in mira shorea park. Did have regret but not anymore. Ultimately both are in similar micro site. Maybe. Puchong and congestion. Layout almost same. I have that concern of the centre void room as well, likely will turn it into storage or walkin wardrobe or maybe hack wall the shorea one to make it open like m terra. Shorea is preferable as i use mrt more. PJ mrt is better as well, new infra. Will just have to see whether i can live with the puchong congestion to mrt equine at worst.     Hope 1 day, you would cover towns at the edge of Selangor, namely Beranang. It looks like KL and Selangor have maxed out, in residential development.

      I don’t think so. We are not even close to starting yet in my opinion. But let me check out other projects at the edges. Great idea:)

    When I see tennis courts, I can tell that the developer does not give much shit about what the residents needs.
    Their line of thought goes like this - "what cheapo facility can I build that will take up more of the space. How about a tennis court?".

      Actually that’s not very accurate, cheapo facilities would be mere open area tiled up then being labelled as ‘whatever deck’. Star gazing deck lah, yoga deck lah, relaxation deck lah… There are people who takes tennis court very seriously.

      @@iherngsure or not bro. How many times do you see people playing tennis in a condo? Almost never I can safely say. If developers care about the residents, they will build badminton or basketball or squash courts instead.

    One problem that is never solve. Every time there is condo, apartments etc, there is road side parking of these tenants.

    Everyone said traffic is bad in Puchong, but others like Cheras are worse right?

      Technically all matured addresses will have similar congestion issue actually. Subang also, KL also, PJ, Bandar Utama, Mont Kiara, everywhere lah. But one thing is for sure, if a location got no congestion issue, the real estate are not that ideal for investment.

      No bro, tbh puchong is the worst. The thing with Puchong is you need at least 15mins per route to get out from itself in order to travel to other places. The duration and length of congestion is different. Not to mention the days with raining which is almost everyday recently...
      Speaking from someone who just moved from Cheras/Ampang to Puchong🥲

      @@iherng There is some added nuance to this. Is it jam because of sheer numbers of people pulling power or just poor infrastructure? Then if you are located in such an area, is your particular development advantaged to bypass some of these bottlenecks?

    5 minute drive to LRT so Mahsing provide a shuttle van? Are people too lazy to walk nowaday or MBSJ refuse to improve walking infrastructure?

      Lakeville Kepong is one example that provide pretending solution for a real problem.
