    Thanks to this channel and Tom's book, I've been doing my version of this and even my wife has told me that whatever I did is awesome because I'm working less and bringing more money home. I'm less stressed, in a better mood, I get to spend a lot more time with my 3 year old daughter and taking them out to the park etc. The only difference I made in my version was that I instead of asking if it's ok to discuss money, I simply say "similar jobs we've done, based on the information you gave me, have been around $ to $" and then I stop talking to let them process what I just said and let them respond. If they don't immediately say anything, but after I know they had enough time to think, I start going over my available time slots for meeting them for a quote. That gives them another opportunity to talk, because if they choose a time from the choices I give them, it means they still want to go through with it, but if not, then that's the bullshit meter because they say something like ahh ok, we gotta think about it, or maybe they simply say to not worry about it because it's outside of what they were looking to spend. Either way, you come across like you're just giving information and not pushy, yet you used that conversation to qualify them.

    That intern’s face! That said, qualifying over the phone works for me, but I’m still almost always over people budget. So, here’s what I did, I went out and made a relationship with a smaller bank, like Regions. They want peoples business more than you big banks like BOA. I talk to the client about how many people don’t anticipate the cost of building/remodeling, and that most people utilize financing. I give them her contact card, and they reach out. I also give her the info and she will reach out. So far this year, working together, we’ve closed over $550k this way. Granted, it’s not all of my business, but it definitely helped me close my larger clients.

    I just love when a client tries to tell me how long a job or task should take, or how much it should cost them when they don't even know the first thing about how to do it. I sometimes ask where they get their information or who they are talking to because that's not realistic and that's not what the price is based on. For example, they will assume that two separate rooms that add up to 500 sqft is the same as one room that is 500 sqft. We're talking about how many extra dividing walls, doors, windows, and corners there are to deal with. If I'm going to trim out and paint a 500 sqft room with just four walls, two doors and one window, that is going to be cheaper than a 300 sqft room with one less door but two windows and a bump out with four extra corners to cut around. Then there is how bad the walls are because of bad painters or drywallers before me. There is how much wood is being used for the trim and what type of molding. I refuse to use mdf or cheap paint.. There is also, how much patch caulking and paint it needs to look right. And if a wall needs repaired or replaced that's a lot more. They always freak out about the price but they never find anyone to do it for less and always call me back but its too late and I don't want to work for people who don't understand how this works. There is a process. I have to spend an unknown amount of time when doing a rehab or remodel. Especially if you have to remove old walls and wood or float out old walls.
    I had one customer tell me that the new drywall should be faster than floating out all the old walls. I said no, that's not always true. I have to hang, tape and put 3-4 coats of mud on. I also have to remove old shit and fix the studs to make sure I can hang the drywall flush and square. And if I'm going to float out a few bad plaster walls that were repairable, each wall is different and needs a lot of hand work. It may take one coat or it may take four in some areas. I won't know until I start to do it. Anyone who gives a guaranteed deadline is not experienced enough to do a good job much less fast.

    I love this fuckin guy and his shin-fu. Ima implement and will follow up with results. Love the way he let's the customer feal like they are choosing their own price...it's kinda like an old fashioned card trick to where u guide the customer into a funnel and his confidence is what crams them through one of them. Badass brother ! Thank u !

    I like your delivery, straight to the point.
    I rather be kicked in the nuts, make me cry, make me mad, like a drill Sargent would do its for your own good.
    To keep on as we do still be repeating the **** up.
    And still be poor, still be struggling still be looking for leads.
    I'd rather have some tough dude ride up on his Harley, cig in his mouth, shades on wearing muscle shirt get off the bike toss the smoke spit says how's it going than some meek quiet guy afraid to speak their mind.
    It's a tough trade , learned a lot from managing bands stand up for yourself, get advice, don't lay down.
    I'm relocating thus year to bigger market, they want me to choose their city.
    Got to be better than here.
    NY painter friend painted here once in 27 years, flooring guy begs me for leads, a builder may lose his new house he built and has a family.
    It's not tough here it's impossible.
    Other communities pay my price, only 4 or 5 here will.
    Are repeat customer.
    I dress business professional polo shirt logo and name on apparel, hair trimmed don't use tobacco.
    I get some word of mouth then tell them my price not hourly rate. Suddenly not interested or get told I'm to expensive or more than expected.
    I understand a budget reason I bought a Silverado not the 90k Cadillac EXT .

    The "its to much" kills me. A lady my husband is very close with wanted her bathroom redone he priced her at 5k she said i cant do that hes like didnt you call me bc the company you called before was charging you 15k without even seeing the bathroom? He said you can pay for the paint, toilet, sink, tub, things for her bathroom and ill do 4500 to do your walls and install everything. Fine worked out. Then a guy called him before that to water proof the inside apart of his basement he already had everything so he said yeah ill do it for $800 charged by sq ft dude wanted him to match another comoany at $700 my husband said no. A month later he called my husband almost begging to get on his schedule! Iv learned just bc someone says its to much for them now they might just call you back later my husband has gotten calls to come redo what a contractor f'ed up half assed etc.

    I would say at the end of the day, there's just too many games that can be played on both sides. You just have to make a decision and go with it at the end of the day. Don't spend too much time because the time and money won't be spent on yourself...

    What if the potential client isn’t the one contacting you and instead you’re the one calling them? For example, I was given the phone number of the owner of a strip mall where I have been getting my haircut for years in order to do a full service power wash and softwash of the space. The landlord doesn’t know who I am, so when reaching out to the potential client, I don’t exactly have the leverage of that “what are your goals with this project” conversation, ya know?

      I agree you are operating from a different place when/if reaching out to a client in that manner..but…..you are still performing a service they need and are the professional.
      So getting a clear understanding of their expectations is still par for the course.

    I was told by a customer my bid was hilarious. It was an excavation job. 380’ feet of drainage. Digging a trench 3’ wide. Then 4 drain wells. Plus a communications ditch plus they wanted me to dig underneath the sidewalk and dig a tunnel. 2 days is what it cost me. $6,000.00 for job cost I pay my laborer $25 and my operators $30 and that’s including 8 hours drive time total.

    Hey All, new to the business game here. Looking for PRICING help.
    I thought a standard for Rough Grading was $1-2/sq ft depending on the conditions. When I quoted 11,000 SQ ft of wet clay mess for $11,000, I thought he was going to choke me through the phone. The price didn't sit with me either to be honest. I just thought it was standard pricing.
    Any input would be appreciated. We're just getting started! Thank you

      Find out what your overhead is, if not budget for what your overhead needs to be. Set a realistic goal for net profit, then find out your costs of labor. 1-2 per sq ft might work for small areas but for larger areas it’s mostly machine work that takes a day or two so that cost isn’t competitive.Factor in a rental and mark it up.

      @@TreverBlank exactly. This is the same with any construction job. Drywall finishing for instance: you have to repair 3 cracks in someone's living room, vs new construction taping to prime. The cost per hour will end up being more for the smaller job. Also people will pay more for specialized things as well, like in your case if they want you to build a retaining wall feature with a pond or something.

    Last year I collected a bunch of deposit fees. Although they made things feel better, they were still quite a few jobs. I ended up not getting. It’s pretty ridiculous. It was half of a kitchen remodel including butcher block countertops dating an old s trap, running electrical for a garbage disposal and ripping out moldy plaster. I believe the bid was like 3100. They Told me my price was ridiculously high. They were school teachers I always do not have the best luck with him. I think it’s because of their income bracket or maybe even how they think. Liberals rarely respect the trades. I am sure it really bothered on the third to pay me $50 to get that bid however, in hindsight, it was not worth and $50 for me based on how much time I spent on it.

    Tom, invest in a cutting edge videographer. When conveying information that can be boring, changing camera angles and timing cuts can make or break engagement. The straight on shot with some zoom in isn’t hitting your ceiling of potential. At the minimum buy two more cameras and hire someone with a great video graphic portfolio.
