  • The Colorado Springs house has extensive vandalism damage from a previous tenant, soiled carpets and a fridge in the basement filled with year-old meat in a broken refrigerator. Still, the home is expected to sell above asking price with cash-on-hand from the buyers.

      I doubt you will find anything on CZcams regarding the renovation process of this house. There are clips of the post "renovation" but nothing that shows the progress. There is good reason. My family purchased the home in February (we were stationed overseas; bought sight unseen at the advise of our realtor) and moved in last month (13 May). In the past month alone, we have faced nearly $100,000 in repairs to the home. We are currently in the process of creating crowdfunding options as we are a military family who has already spent all of our life savings into this marketed "slice of heaven".

    The vandalism isn't that bad from a contractor's repair viewpoint. The walls, doors and windows are generally intact. The property was very dated anyway - the carpet needed to be replaced, the hardwood floors was worn and needed refinishing, the bath and kitchen is dated. Spray on 20 gallons of high-hide white paint, install some carpets, refinish the flooring and you'd have a nice rental within a couple of weeks.
    The vandal should be prosecuted by law enforcement. It's unlikely that suing the tenant will result in any recovery of money because the tenant likely doesn't have any money and doesn't care about their credit.

      Finally a voice of reason among all the hype. All the damage here looks to be cosmetic. Nothing that a coat of paint and new floor coverings couldn't fix, together with kitchen and bath updates.
      A true house from hell would have structural issues that would require a complete teardown.
      As an owner, I would be more worried about the unresolved home owner insurance and the unpaid roofing contractor issues.

    What the former tenant did is not that rare; the law considers this a civil case, so the property owners only recourse is to sue in civil court. First they have to find the former tenant, then go through the expense of a lawyer, only to find that the judgement won is meaningless since the former tenant has no assets.
    When someone can damage another persons property to the tune of 10’s of thousands, sometimes even into six figures, and there are no consequences, then it is a free for all of destruction for anyone who feels like it.

      Woah, Sean. Commenting without watching the video or reading up on this. The "tenant" wasn't even a tenant. Her mom passed, she moved in without informing anyone of her mom's passing. She stopped paying the $2800 in rent last year. She had a new roof installed w/o permission, and then told the contractor to "drop dead" w/o paying the 38k for the roof. Even if none of those circumstances were present, she destroyed and vandalized someone else's property--which is a criminal offense. Regardless of life circumstances, criminal offenses are always just that: criminal. Yes, she should be in jail

    That is going to be a very profitable flip.
    My first house was in just as bad as shape. It even had a huge hole in the roof. It was a probate sale, was vacant for a long time and was vandalized.
    Bought it, fixed it while living in it, sold it for a huge profit after two years to get the tax free gains and was absolutely hooked on real estate investing. Almost 30 years later and I am still investing in real estate.

    The sad fact is that the vandalizing squatter prolly will never have to face any consequences for her actions.
    It's a civil matter. The owner is dead, the out of state heirs will just be happy to get whatever money they can get out of the sale and not spend more time and money on litigation, and the new buyer will focus on the rehab, maybe try to get some money from the home owner insurance company.
    There certainly won't be any money recoverable from the vandal since she's broke or what the legal profession calls judgment proof.

    It is vandalism of property. The landlord could take the tenant to small claims court. Problem is often you can’t get the money even if the ruling goes in your favour. However, list the judgement with a collections agency. It may cost you another few hundred but worth it. The debt will now follow the tenant if anybody else does a credit check on them. I would even, every couple of years check their status and put a lien on any property they ever buy, even if it is just a truck. Ridiculous when there is outright malicious destruction of property that a person can’t be charged simply because they happened to be a tenant.

      @@yodude832 He can still sell the house and go after some costs in small claims court. In small claims court you don’t need a lawyer and only have a few small fees. But, yes what is your time worth to go through the process and I think most in most courts you can only claim a maximum of $5000. I am a small landlord. Only once in my 15 years as a landlord have I had to evict a tenant. Just over $3000 lost. After I had the tenant/landlord boards ruling I paid a fee of $100 to just file it with a collection agency. Never expected to get a dime back but at least it is on record now so if another landlord does his due diligence and background checks on them, it will pop up.

    Well before COVID-19 hit, two tenants who had been evicted from one of my parents' rental properties after they missed several months' worth of rent tore a door from its hinges before they left. Compared to what happened to the house in this story, what my parents experienced was incredibly mild.
    There's a prevailing attitude that landlords are evil parasitic monsters that prey on the poor and working class. On the contrary, many landlords are regular people without deep pockets who are just looking to build a retirement nest egg after a lifetime of hard work. The landlord allows a tenant to live on his property and make use of its amenities, and in return, he receives consideration in the form of rent payments. It's a fair bargain.
    As much as landlords may be sympathetic to changes in the tenants' financial situation, they can't afford to let tenants stay in a home rent-free for long because, as it turns out, houses are not cheap to own, both in terms of their upkeep and the mortgage, HOA, property taxes and other expenses. The lack of affordable housing is a serious issue that needs addressing, as is the issue of slumlords who actually *_do_* fit the definition of parasites, but the regular folks who happen to own second homes and rent them out for some extra retirement money are not the problem.

      They are parasitic. They hoard single family homes that many would rather buy than pay someone else's mortgage. They need to stop playing monopoly and allow young families to own a home.

    That disgusting squatter was let BACK IN by the property management after being evicted! The crazy lady also left cats inside to die.
    "Myers said a complaint filed to the Colorado Division of Insurance has not been answered. Foster said she filed a report to police concerning the vandalism at the property. Colorado Springs police Lt. James Sokolik told The Post that the case remains open but is inactive. He said authorities have not been able to contact the former tenant or the property management company.
    The house is approaching foreclosure because of several liens on it, including the $38,000 roof allegedly installed by the former tenant, Foster said."

    I've seen this and worse happen so many times. Start giving people jail time for it and watch the incidents decrease. They know they'll never have to pay anything because most or all who do these kinds of things have no money. You can't get blood from a stone. Just put them behind bars.

      Yeah I read the washington post article. The tenant that rented the house initially was there for 10 years and passed away. The tenant's daughter moved in without the owner knowing and created this mess. She really locked her 2 cats in the bathroom and left them there to die.

    That house won’t take nearly $150k to fix up. Some drywall patches, paint, new carpet, paint stripper, blinds, and depending if those floors are hardwood, they may be able to be stripped and refinished.

    Oh whatever its not like it can't be easily fixed. A little paint, patching the walls, new carpeting and some new appliances and there ya go. If the foundation, roof, septic system was damaged or if the house was used as a meth lab, then that would be an entirely different story.

      That house is worth 800,000 - 900,000 all day long. Buy at 6, put 2 or less into it and boom 💥 profit. An investor or property flipper will do quite well with this property.
