They almost make you dizzy watching the image move left and right. Hahaha. Nice and slow "n" steady would give viewers time to absorb what they are watching. Hope I'm not being too critical.     Hey, Ryan! I 100% agree with on your final thoughts. Many cities in Mexico are becoming too inflated (price wise) for the average Mexicans or even foreigners/residents. So many of these cities in Mexico and Colombia are being slowly being priced out and some are becoming flooded with "gringos". The homes you showed on this video were super beautiful in terms of aesthetic, functionality, and practicality. Great advice that applies to anyone: Go invest where no one is looking at or considering. I concur with that statement! Very inspiring video, Ryan! 🙏

      Well said, Aaron! In general... why would you escape your high cost-of-living city, to go to another city that is becoming a high cost-of-living city, to only be surrounded by mostly expats AND potentially have locals not like the idea of you being there. I love the idea of repatriation and/or becoming an expat... hence why I'm doing this channel, but I don't like over-conglomerating all in the same areas, and not accustoming yourself to the culture over the years. Spread out a bit, meet and befriend locals, learn the language, and look for good housing/apartment deals even just a few neighborhoods/cities over... save a ton of $, and go to the most peaceful places where you will be treated the best, welcomed, and respected!

      You can work with a Re-Max agent to construct any of these models, or other models they offer, if you purchase land first outside of the city. Land is MUCH cheaper than the USA, especially outside the city.

    Beautiful homes, super cheap in relation to the world! Paraguay Floods heavily, are these homes in that zone? Low elevation vs higher elevation, one wrong on right!

      Much appreciated! And agreed, pricing is right if you ask me. As far as flooding concerns - no, most flooding happens closer to the rivers, creeks, and the bottom of hills on main driving routes. None of these are right by those places. I didn't see any red flags of flooding lines or anything like that in any of these houses either. Also, water filtration/plumbing is much better in newer homes. That unfortunately tends to be an issue for older homes built many decades ago.

      Encarnación is stunningly beautiful. I wanted to go this past September but wasn't able to - but I'll get there later this year. If you visit and want to be surrounded by many others with a ton of things to do, go in Paraguay's summer months (December-February). Book a hotel before though! Don't just show up otherwise you may be out of luck. If you want to go in the calmer time of year, pretty much any other time of the year, it's great to visit with less visitors. In my opinion, Encarnación will be a very high tourist area in the next 5-10yrs even more-so than it already is, especially since Brazil is making it more difficult to travel to with even more harsh visa requirements. Lastly, if you were to buy real estate and/or invested in an Air B&B properties in Encarnación, my guess is it will only become more and more and more valuable as the years pass. It's a beautiful city on the rise, not just some border trading town like it used to be historically.

      Property taxes fluctuate at less than 1%, if I'm not mistaken. PY has some of the lowest taxes in all S America. Thanks for this question!

    Great house tours, Ryan! Banks require a 30% down payment in other LATAM countries. The down payment seems very low in PY, like 3.5% more or less from the numbers you shared. Is that the standard down payment to purchase a home there when financing with the bank, or is it that low because the financing is with the construction company?

      Hello my friend. I want to apologize for being misleading, and also thank you for this question. I'm a going to update my description and also dedicate another video to explaining the "seña" and general process. As far as I understand - the best way to think of the seña is it's a good-faith payment that reserves the property so nobody can outbid you and which allows you up to (normally) a month for you to secure financing with a bank in Paraguay. As far as the down payment to the bank, the down payment varies from 20-30%. I believe all these houses can be financed with Itaú bank - a regional bank in Paraguay (and Brazil). Itaú states on it's website that it finances up to 80%, meaning you'd need to come with the down payment of 20% (minimum). So, say you buy a house for $100,000 the seña is ~$4,000, then you finance the rest of the $96,000 (NOTE: We're assuming that the final purchasing price is the appraised value/price given by the appraiser), and 20% of the $96k is $19,200. So you'd owe $19,200 + $4,000 that first month equalling = $23,200... the true out-of-pocket cost you'd take on before your monthly payments to the bank begin. LASTLY, I'll add please consult an agent, lawyer, and even accountant before pursuing a house in PY. I will do my best to give the info possible to the best of my knowledge, but consulting professionals is always a great option. If I am incorrect about any of this info, I will comment below, and keep updating the info in the description of this video. THANK YOU AGAIN for this important question.       Hello, so yes there is financing for foreigners, but I believe you would need your cédula (residency card) to qualify, along with provable income as well you're bringing in. Maybe bank statements may do for that. So yes, there is financing for foreigners, a Remax agent actually just told me that the other day. The details of how to go about obtaining that financing may be a bit tricky. I'll see with a little more research if I do a video on this. Thanks for the question!

    I think they are a little expensive for the city. You could get similar in better locations for that price: like in Fernando Zona Norte or Lambaré or Luque. Also, nice apartments in Asunción.

    why do these houses not look well made. like even the windows aren't dual layered.
    they look good in the outside, but on the inside they look cheap.
    If i get a house there, i will definitely have it built the way i want it.

      I absolutely support everyone building houses exactly how you prefer. And Paraguay is a subtropical country in a very warm climate, so it usually never gets below freezing beyond a very rare nighttime frost in winter months (June-August) that always disappears when the sun comes up, so extra layer for insulation isn’t necessary like it is for cold climates - hence the reason these houses are a bit cheaper as well. But I guarantee you, these are very much quality houses that 99% of Paraguayans would absolutely love and have the chance to live in- as well as expats seeking a better life.

    Villa Elisa is super sketchy tho. Lambare is closer to Asuncion and is safer

      Depends on the neighborhood within Villa Elisa. The ones these homes are in didn't feel "sketchy" whatsoever. Much worse and "sketchy" neighborhoods in every small city and big city in the USA & other western nations.

      It's not super busy, but I hear ya. If it was on a quieter street, it'd be that much more appealing. I've seen other models recently very similar to this on FB Marketplace that I believe are on quieter streets though.

      Hey my friend, that's actually a great question. Now that I think of it, they still need to install those in each room. That would be something I'd negotiate for before purchasing, OR have them lower the price if for some reason they won't or you're looking for something very particular AC unit that may take awhile to get.

      Hey there friend, I wouldn't say Asuncion has true "suburbs" similar to North America. But there are quieter cities, and neighborhoods within these cities. I would say Villa Elisa is one of these. I would say if you're not retired, try your best to stay close to Asuncion and anywhere on Ruta 2. Asuncion > Fernando > San Lorenzo > even to Capiatá and beyond. Then again I am a little bit bias, because I know those areas better, but they are also developing faster. BUT If you want to be close to Asuncion, Lambare and Villa Elisa have some excellent deals on Condos, Penthouses, and Houses I've seen, quite a bit cheaper than the expat circles inside Asucnion center.
