      "Good jobs" are like musical chairs, there's maybe one good paying job for every 50 people, the rest have to settle for service jobs.
      WE DON'T PRODUCE ANYTHING IN THIS COUNTRY. All the good jobs got shipped overseas.
      Inflation just goes on forever, wages stay the same and you're all out here seriously demonizing the single moms because they didn't have the connections to get that ONE good job out of 100 crappy available jobs?
      I swear this whole country really WANTS to be completely split between a slave class and an owner class. This country wants its streets flooded with homeless, otherwise you would take it up with the top 1%, not the bottom 50%

    I stayed in a previous building with some section 8 tenants and I came home to $hit in the hallway. I didn't want to stay there no more. They were smoking weed in the hallway high all the time. People just sitting on the stairs blocking my way upstairs. I'm not saying all section 8 is like that but most are. Which makes it bad for the ones that's not unfortunately.

      @@mjay1638 exactly! My parents rented out their property to some people and they damaged their house. They poured concrete down the drains, stole the washer and dryer, let their pets piss and poop on the carpet. And the tenants weren’t on section 8.

      If I even think that an apartment complex I’m considering renting from accepts section 8, I back out and move on. Lived like that once and my new car was stolen 4 times in six months. Finally the car had to be totaled. These people smoke weed constantly, in and out of their units, mostly on the stairs. The garbage spilling out of their units into the breezeway and parking lots…etc…I don’t blame that no one wants to accept sec 8. You’d be crazy as a property owner.

    My family were on Section 8 back in 2013. We literally couldn't find a single apartment complex that would accept us. We went to probably about 50+, and all of them said no. Luckily, we had a relative that let us come live with them for a bit to get back on our feet. Now my parents own their own home and is considered middle class Americans.
    But it really is a struggle. The only apartment complexes that would accept you are the rundown ones in bad neighborhoods. I'm just glad my family was able to escape all that.

    Section 8 no longer pays for damages to property. So land lords get stuck with all the damages to the property. Ask any land lord who has done section 8 and they will tell you they don’t do it anymore and refuse to ever do it again. And in any real estate investment property section 8 is a loosing deal.

      @TheMan Right Chea are you an adult ? I’m asking because you don’t purchase renters insurance to cover destroying someone else’s property. When I was in my younger days and rented a house renters insurance would cover my belongings if they were damaged or stolen such as house fire or a break in, that’s why renters insurance was so cheap it didn’t cover the structure that’s called home owners insurance. If you’re tenants destroy the carpet because they let the kids spill food and drink all over it or decided they want a dog or cat even though the lease says it’s not allowed that is not covered. Tenant break the doors put holes in walls clog the drain flooded the basement ruined the furnace and hot water heater dented up the stainless steel appliances broken windows all not covered by renters insurance that I am aware of. Besides let say insurance for that is 1200 per year and you have a deductible of 1000 that’s 2200 for every tenant that destroys you’re rental let’s say you get 3 bad tenants out of ten years time that’s 6600 dollars. Plus the loss of income while the work is being done on the property which means the bank note on that property is coming out of your pocket. These are all Midwest prices so they are cheap.

      @Leftist nazi Censorship yes I am and I had to have renters insurance when I moved in recently. Have you had to buy any renters insurance lately? There's different types of renters insurance that will cover the landlord in case of damages to the property so most landlords make it mandatory to be able to rent. Maybe you haven't had the need to have renters insurance since you were younger and congratulations, but times have changed

      @TheMan Right Chea according to all state they offer no insurance for if a tenant damages the rental. This is exactly why you have a security deposit on rentals. If such insurance existed then why wouldn’t the government mandate you have said insurance on section 8 renters to protect the tenants and the landlord.

    News Flash people! Nobody wants the government telling them what they can and can’t do with their property. Did people really think that this no rent moratorium was not going to cause unintended consequences! No Ericka Williams spoke on this. Find her video on CZcams. I feel for the lady they were speaking to but she doesn’t get it because she is the one faced with the situation. It is time to be creative people. Figure out a way to get your own, if it means the whole family putting into the pot DO IT! If it means consolidating your income with a best friend, a group of best friends DO IT! If it means finding cheap properties with tax liens DO IT!

      i listen to Ericka as well the writing on the wall if you dont want to read it it is up to u..but this whole i can do bad by myself mentality means u will litterally will be doing bad ..every other race pools thier resocurces and build and move on...we have to see the forest instead of the individual trees..living together 5 years with family/friends and contributing to the mortage and or rent can change your life drastically by helping you pay down bills and save for a house/invest if thats your thing..i live at my dads house and pay rent and i have been able to pay down my billls quicker since the 1500 i pay is cheaper than the 2500-2900 this is NYC rent btw, i would be paying if i was a regular tenant ..we as a people need to look into this

    I'm a college-educated African American female who grew up in a segregated ghetto in MilwauKKKee and lived in the outskirts/suburbs of Atlanta (Chamblee and Lithonia) and Seattle for over 15 years. I'm not commenting from an "elitist" perspective.
    However, it's been my experience that every time a luxury apartment complex relaxed its income rental requirements and allowed Section 8 tenant, the tenants same their children were LOUD, unruly, UNCIVILIZED, weed-smoking troublemakers. The cops had to be called constantly. When any of them was a neighbor in these luxury apartments, they never knew how to conduct themselves or their unruly children in a respectful, decent, and CIVILIZED manner. They continued to live as if they were in the WORST projects, "The Bluff" or on Stewart Avenue and they brought in prostitution, drug dealing and other unwholesome activities with guns. Trash was thrown everywhere. They commandeered the Clubhouse, recreation room, bar, grilling stations, pool and movie theater with LOUD, BOISTEROUS underground, profane gangster rap, hillbilly country music, DRUNKEN Bacchanalian feasts, and FIGHTS. All o that was just in Lithonia and Chamblee (Cavalier@100 and Montage Embry Hills).
    They would bring in their thuggish friends and "hoochie mamas" who were ready to FIGHT you if you slightly bumped into them in the swimming pool. How they behaved in front of their little children and other resident's decent, well-mannered children by SCREAMING GD, MF, SOB, B and other profanities ruined the peaceful and quiet enjoyment throughout the complex.
    Amazon and other packages at Cavalier started being stolen so much that an Amazon-like package hub had to be installed. At the carwash stations, they GHETTO BLASTED their profane, gangster cRAP music at all hours.
    At Montage, when Section 8's were allowed in, their little ghetto children thought it was funny to pull the fire alarms. This happened at least 2-3 times per week at all hours. I noticed the decline in how these residents didn't care how they looked in community fitness center or other spaces. They allowed their children to play on fitness equipment and in the Business Center computer and faxes so much that there was a constant breakdown of equipment. The Section 8 men at the LUXURIOUS Reserve @SeaTac Senior Apts. that had a hair and nail salon, library and computer center, interactive fitness, yoga room, rooftop deck and jacuzzi, used the computer and printer to watch filthy porn and print it. Free computer printing privileges were taken away.
    Even if you or management approached them politely to turn down their bumping bass music that reverberated through your walls, you would get CURSED (CUSSED) OUT! Some management staff became afraid of them and many HIGHLY professional staff resigned because of the extra stress and threats caused by these thuggish Section 8 tenants.
    Looking at Muller in this video, even as a Black woman from the 'hood, I wouldn't want her as a neighbor. She's the prototype of the Section 8 THUGGETTE even I didn't want to cross.
    I left Atlanta and returned to the Midwest where tenants are MORE CIVILIZED. I wasn't going to pay CHAMPAGNE rent in very LUXURIOUS apartments and have Section 8 BEER neighbors acting a FOOL 24/7.
    Most of those apartments that rent to Section 8 are roach, rodent and mold infested anyway, but these tenants don't care. Which brings me to another point. I NEVER saw indoor roaches (not the Palmetto bugs) until the luxury apartments started allowing Section 8 tenants who don't think NOTHING of living with vermin.
    You can have these Section 8 renters on TV who don't even look decent or innocent in this segment, but when you have to live next door to them, 9 times out of 10, they are the WORST! My ghetto neighborhoods in the 1960's in SEGREGATED MilwauKKKee had less drama and were MORE CIVILIZED.
    Of course, decent residents from "up North" are considered "uppity" when we complain in Atlanta of Section 8 tenants' skunk weed smoke filling the hallways, smoking it on their patios with their LOUD talking profane family or friends, GHETTO BLASTING gangster cRAP music (MF, GD, BITCH, HO and SEXUALLY EXPLICIT LANGUAGE) on their patios, alongside the pool, clubhouse, outdoor grilling stations and carwash areas; it gets to the point where management gets tired of ME and other decent, civilized, hardworking residents complaining about them.
    Growing up poor in the 'hood, I NEVER thought that I would ever utter the above-referenced complaints against any poor person, but these Section 8 tenants have CHANGED my perspective 180°. I've experienced the WORST of Section 8 tenants who were both Black and white outside Atlanta and in Seattle. Most of them reek of skunk weed or alcohol and the men are PERVERTED sexual harassers.
    One further note. We grew up in houses in the 'hood, but even the ones who grew up North in the projects on Section 8 we're notorious for breaking and entering, stealing, dealing drugs, fighting, violence at school and other criminally-minded activities. This is not a "North-South" issue, it's a common decency issue that crosses race and regions. Whites who grew up in poor trailer parks are just as BAD when they transition into LUXURY apartment complexes.
    Now, because of my harrowing experiences with Section 8 tenants, I ask if Section 8 or low-income residents are accepted. If the answer is, YES, I won't rent there. Since returning to Milwaukee, I can't believe how peaceful, quiet, and respectful my neighbors are and this is a far cry from my past luxury complexes. Most Section 8's don't know and never learned how to live in decent, luxury housing and they are so accustomed to a HIGH LEVEL OF DRAMA (gunfire and knife fights), they think you're being TOO CRITICAL just because they are GHETTO or TRAILER PARK BLASTING music!! A Section 8 leopard rarely changes its spots. Sorry Ms. Cummings, I know you mean well, but most stereotypes don't happen out of a vacuum. In the case of Section 8's, I've seen them in all their ghetto fabulous and trailer park glory WORSE deeds. They trash up luxury complexes literally and figuratively.

      Their behavior makes sense if you think about it. Look, I get it if someone is down on their luck and needs a helping hand to get back on their feet. But this cannot be said for the majority of section 8 tenants. They have been on section 8 for YEARS and have no plans to make some changes in their lives to get out of it, and become contributing members of society. Their children see this sense of entitlement and emulate it. The reason they behave like you described is because they get rewarded for it by the government. Before anyone says anything, this transcends race and ethnicity.
      I am right there with you when it comes to NOT wanting to live in an area full of section 8 tenants. I don't have kids yet, but plan to have them in the future. Personally, I am all about working hard and taking accountability. I plan to engrain this mindset into my future children. However, when my neighbor has the mindset of taking advantage of the system in order to freeload, I run the risk of this mindset rubbing off on my children. Again, I don't care what race they are. I would rather live in a neighborhood where literally every other person there is of a different race/ethnicity than I am, but they are all hard-working families with good values, rather than live in a neighborhood full of freeloaders which happen to be of the same race/ethnicity as myself.
      P.S. This whole "luxury apartment" thing is nothing more than a marketing gimmick. In fact, I can't remember the last time I say an apartment complex which didn't have the "luxury" prefix in front of it.

      In general people do not take care of things that they don't contribute to. That's why if you buy a kid a brand new car when they're 16 they'll usually wrap it around a tree within a year. But if you make them work for, and they save up to buy their first car, they will usually take care of it. The lady can afford fake eyelashes.... yet we subsidize her rent.

    I have rental properties, and I would say people are a problem in general. My properties are not on section 8, and issues still occur. Honestly, people have bad living habits regardless of where they come from.

    I don't accept any vouchers, on my properties. Usually the tenant have a big heart but they bring family members or mates which come with negative impacts to the property.

      @@Joe-dw1dy Man I live in a luxury high rise apartment and right around the beginning of the pandemic we had an influx of riff Raff that moved in make a long story short they took advantage on the rent forgiveness thing and within 6 months this place started looking like a ghetto 😔, as of 4 weeks ago we have had 22 forced evictions

    They are going to be getting rid of section 8 and walfare period. Landlords have bills to pay as well. My heart goes out to the people who are being evicted hopefully they can find a place that still accepts section 8 but this is a wake up call the world is changing and people are going to have to carry their own weight because the safety nets are no longer going to be available like they were in the past. It's going to be really hard for a lot of people.

      No they won't get rid of the program. What they are doing in many Cities across the US is convincing City Council members to create and vote for the "income discrimination" into law forcing all property owners to participate in the program or be faced with a fine from Fair Housing advocates.
      It starts with media propaganda such as this video here that starts the ball rolling. Soon, in that City, the Section-8..... oh wait, "Housing choice voucher" program will no longer be a voluntary participation program. I have yet to hear of any large property owners file a lawsuit to fight this encroachment of our property rights. I hope many of them do, even taking it all the way to Supreme then Federal court to overrule it.

    After 2 terrible section 8 tenants, I decided I would never do it again. Plus, the section 8 inspectors are garbage. Telling me I need to repair a sidewalk crack for safety reasons, but they won’t cover anything that the tenant destroys.

      It could just be called there an increasing number of tenants from section 8 that bring families and unwanted criminal activites with them. NOT ALL. Look at the projects in most areas. If you allow tenants to move into certain neighborhoods, you all know what happens. Let's be realistic. Many people work hard to live in a safe environment. Other than don't have to POSSIBLY can take it for granted or get involved with someone that does.

    As a black so woman raised in Michigan. I have seen my mom buy a fixer upper fix it with her bare hands with little help get it to code. That was her most prized possession. Section 8 tenants move in and left my moms house so horrible my moms stepped into the living room and dropped to her knees crying. I was only 14 at that time but I will never forget it

They smashed the toilet and put holes all in the walls all because my mother had to go through with an eviction because they were going to lose their section 8 but my mom has let them slide on rent for months. They were taking advantage. They did it purposely to hurt her.

      Had friends who owned apartments and rented to a Mexican family. Well that family had other family members move in too. When they finally got everyone out they had to tear the walls down to the studs. They will never rent to Mexicans again

    Income discrimination? Is that now now a thing? I've rented to Sec 8 tenants and it was great as a landlord, rent was always on time, no problems with tenants. That was a single family house. The only reason I can see for a landlord to get out of the Sec 8 program is the caseworker not allowing a rent increase or if they have a lot of Sec 8 tenants and having too many tenant problems. For example if there's a lot of damage to common areas the landlord may not actually know who exactly is the cause so just clears out the entire building. Like it or not when you look at a group of low income people there are actual reasons for some people being low income that aren't very nice. We can all pretend otherwise, but a landlord has to deal with reality.

      This is either a troll or you got very lucky. I know one landlord who thought her Section 8 tenant was the best ever until they saw the condition of the home after move out. It was completely trashed. Now she only does full market rent with no Section 8.

      Sir, I was in a accident that injured my back. I had 42 years paid into the Social Security System since 1969. So I applied early and was approved for SSDI not SSI. So many people do not know the difference. SSDI is based on what you (I) have paid into the program. So yes I need rent assistance because most landlords want you to make 3 times the rent.

    Section 8 vouchers are generally correlated with bad kids, increased crime, and lowering of property values. The responses by property owners say it all. I do wish the family the best

      I had section 8 tenants in a property I owned in another state, everything you described happened in that property. I found metal spoons throughout the place, in the yard, burn marks in the carpet. I'm not saying all people on Section 8 are like that but, I wouldn't do it again, no way!

    If you know anything about dealing with Section 8 tenants. I don't knock landlords & apt buildings not wanting to deal with it. Most section 8 tenants are not good. I worked with 2 companies that oversaw 1000s of section 8 dwellings. It's a headache most times. Ill say this getting help don't mean you have to live filthy & tear people ish up.

    Landlords own the property. The problem is not the landlords, the problem is the section 8 system. It’s a challenge to work with Section 8 - they need to make it more efficient abs fair for landlords. They are not consistent - inspectors are not trained in a way that shows alignment and the payments have to be at market rate. Otherwise why should landlords accept the system.

      @@lisadelpeche3371 All the inspections cover are basic things - working and safe electricity, water, etc. It simply isn't a demanding inspection. Recently my city imposed apt inspection on ALL landlords (for which they are charged) because of slumlords. who let their properties deteriorate and then had to be condemned. Hundreds of tenants were displaced last year because of this.
      SECTION 8 apartment inspections force landlords to be accountable for the upkeep of their properties which they should be doing anyway. If a landlord can't afford basic repairs then they shouldn't be in business.

      @@zencat55 for decades I've dealt with City Rental inspections. I appreciate the consistency of the Inspectors resulting in my providing a consistent product. I have never rented to section 8. Not the cure-all, but I believe any Landlord Tenant Agreements, subject to courts, the Landlord should be Certified in the County of the property. I have witnessed court cases where the leases were not functional. Because someone who owns property does mean they can read write or comprehend.

    I lived in an apartment building that after a couple of years of my living there they started accepting section 8 tenants.. Within least than a week, my clothes were stolen from the laundry room. Day and night there was constant foot traffic, loud music, loud domestic situations, kids running up and down the hallway and strangers knocking on my door (looking for the weed guy).

      Bridget, just because things dont cost what you want them too, doesnt mean its corruption. If you brought more value to society, people would hand you cash in exchange for that value. To blame "corruption" for housing prices is like blaming fast food restaurants for not paying each of their employees 100k a year. If landlords couldn't get those prices for real estate, the properties would remain vacant, forcing them to lower their prices. The market has spoke and it passed you up. Instead of complaining, do like a logical person and move to a place you can afford, focus on increasing your own income with college or a trade and start a business. When you commit to those steps and find success, your entire world view will be turned up on end.

    The problem is that SOME ‘section 8’ tenants are a headache not just to the landlord but to other residents who pay full rent. A good apartment complex can easily turn into a sort of ‘the projects’ when unruly tenants refuse to comply with noise ordinances(throwing wild parties) some destroy their units then request for a transfer which costs landlords thousands in repair and renovations of their trashed previous units, drug dealing, unruly underage kids running wild outside at all hours of day/night and smoking weed etc.
    I’m NOT saying all or most section 8 recipients are a problem but some are. Which means if someone is only paying $700 for a unit they might not take care of it as much as someone else right next door paying $1,600 for a similar unit all out of pocket. The more money you pay, the more you tend to respect your unit and neighbors so not doing anything crazy that might get you evicted.
    Also, it’s hard for a landlord raising rent prices when he’s accepting section 8 vouchers because many future residents coming from more expensive complexes are not willing to live next door to ‘poor’ people who might be around all day & night with potential problems mentioned above. ‘Luxury’ apartments come at a premium price which includes a ‘peace of mind’.
    Those rich residents don’t want to park their BMW and Escalade next to a 1993 Honda Civic with missing hubcaps. The assumption is that that poor person parking next to you might be tempted to look into your more expensive ride and even smash your windows to steal your belongings so you’re mentally more relaxed if you’re parking next to other newer vehicles at home. Yes discrimination against the poor if you put it like that but that’s the way things are.
    The woman doesn’t have a case even after calling the news because what’s being done is LEGAL so unfortunately, she has to move out.

      That is true, unfortunately, exactly as you’ve described. I’ve viewed rentals that accept section 8 and/or private pay and you tell it is run by a slum lord. They aren’t kept up or maintained, which brings the market value down for rhe properies that surround them. No one wants that in their neighborhood.

    I don’t think forcing owners to accept people with section 8 is right. We were property owners in NYC and whenever we accepted peope with section 8 they were difficult tenants and trashed the apartments. (I’m a person of color so no racism here, just experience)
    At the end of the day owners are renting out their property and have the right to choose who they want in their building
    If the government wants to give money for low income housing why not just create more low income housing?

      It is income discrimination. On the landlords that is. Many, & I mean many of us didn’t get paid any rent for now going on 2 years. Let alone behind the scenes new laws via ea. State was enacted making it nearly impossible to evict tenants that don’t pay now. Also no one considers that when these disgruntled bums leave the damages left behind easily totals over $10k for each apt and that’s per year. Most importantly not paying rent & damaging isn’t considered a crime. And most of these bums are “judgement proof”. So even if u win a settlement against them, it’s only a moral victory. Totally not worth it!

      @@sweetladyfromdc when a City passes the "income discrimination" law, it is a law against landlords who will be fined when they refuse to participate in the program that already reduces the fair rent amount by at least 25% expecting landlords to be a charity operation. In this case, it is income discrimination against landlord's. They expect us to provide low income housing for a loss, at our expense. Why would we maintain rentals, follow all the laws, permits, regulations, cover many expenses for property taxes, insurance, etc., and suffer the headaches of dealing with rentals/tenants just to lose money? Income discrimination against landlords in this form will never work.
      My City made this law last May, thank god we got rid of all but one so far inner city rental. We will sell that one after tenant moves out. The rest of our properties are in townships outside this City. So that outrageous law does not affect us. I can still say "NO" when they ask if I accept S-8. I will NEVER participate in that program again. It is a nightmare and serves to devalue the community bringing crime and drugs when single mother's move in. Her loser boyfriend/baby daddies are hanging around behind the scene's to be taken care of by them.
      By the way, S-8 is not guaranteed income. They abate the rent every time the tenant fails to keep their recertification appointments or when tenant fails to fix tenant caused damages that were found during annual inspections. S-8 is also notorious for slashing the rent when tenants (single mother's) children turn 18, reducing her voucher from a 3 bedroom to a 1 bedroom voucher while still living in your 3 bedroom house, you suddenly get a one bedroom S-8 rent price. Of course with no explaination from S-8 why your rent was slashed $125 a month 25 years ago when the rent was about $600. That's a significant rent drop causing income discrimination against landlords.

Either way you have to move you cannot stay in your 3 bedroom apartment you are not allowed to stay in a 3 bedroom if thats not what your voucher approves. So if your child ages out you have two options move or stay and pay full rent if you can afford to. If you cannot afford it you have to go.

    The house that i was renting got sold cause they tearing down the neighborhood so we had to be out by Feb 28 an i cant find no apartment or a house who take section 8 so me an my kids had to move our stuff into a storage an move in with their Dad this whole move has been stressful an our cat ran away cause she was stressed an scare of all the moving. Just pray for me an my family that we find a new place soon🙏🏿🙏🏿

    Not enough affordable housing, section 8 has no time limits, a few bad tenants spoil it for the rest, a government that tied landlords hands on evictions for non payment of rent during the pandemic and so on and so on. Landlords have the right to decide who will be their tenant, they own the property. Property taxes are constantly increasing and capping Section 8 rent, hurts the owner financially. Let the government build affordable housing and maintain the property for purely Section 8 Voucher holders and wait a few years and see what the property ends looking like. They have low income properties all across the country and the majority do not look like desirable places to live.

    My sister had section 8 for years. She was a single mother and had some beautiful homes and apartments. She lived in Marietta for 4yrs and it wasn't her being a bad tenant.. it was the landlords who didn't want to fix anything. She even told me that they have landlords who will pay inspectors just so they can pass inspections. As far as the amount of rent goes. Section 8 paid the landlords way more for the places than they were asking for. My sister has been blessed with her section 8 since she had it. It allowed her to get a degree in pharmacology and raise her children without the stress of being financially burdened. Plus section 8 will raise your rent depending on your income. My sister had a beautiful home and her rent was over 2000 a month. Once she started working section 8 only paid 100 of her rent. So I think no one can blame the tenant or the landlord. It should be on a individual basis.

    The thing is landlords have the right to not:
    - renew leases
    - accept Section 8 voucher
    - accept people who don’t have a certain credit/income
    The Section 8 program needs to have their own housing for voucher holders.

    In this case, the management company and section 8 could not come to an agreement on terms (most likely rental increase amounts) and now everyone that participates in the voucher has to leave. Not because they are bad tenants.

      One of the other issues is that a lot of people from other states are fleeing to the south and paying up front 3 to a year worth of rent. That is driving landlords away from section 8.

I remember my mother making us clean the corners and the stairs in the house with a freakin' toothbrush!     A friend of mine owns two apartment complexes. He almost went bankrupt when forced to eat the losses incurred by Covid while people were living rent free and then bolted without paying the past due. He's now replacing those hand-to-mouth renters with people that have sound financial resources.

      Sadly he is discriminating against those that will pay they rent and did their own replairs during a time when even those with "sound finance's" didn't have that. Not all low income people trash the property and don't pay rent. Most of them pay the rent, don't complain about no maintenance and just do it themselves. Landlords and management companies need to do a better background check on applicants before outright denying their applications because their are alot of people with great income that don't pay their bills. I'm an example of those that had their income disrupted by covid closers, but paid my rent and my bills on times, not once touching the savings or emergency funds because shifted my business. No it was no where near what I made before but it paid the bills.

    While I feel bad for these ladies but I understand why people don't want Section 8 renters. My family owned property and section 8 renters were the worst. I have seen whole apartment complexes go from beautiful rental apartments to a ghettos in a couple years. It is unfortunate that the bad apples make it hard for the rest but there are so many bad apples in the Section 8 pool that if you value your property you don't want to fool with them at all. I hope these women eventually find something because they seemed like the good ones.

Also, I think you are sadly mistaken about renting being a thing of the past. Housing prices have outpaced wages and it is becoming painfully clear that the average person is not going to be able to afford a home. The average home price is the US is 374,000. Very few people are going to be able to realize the dream of home ownership. This is why being able to rent is going to be very important for people if they want a roof over their heads.

    Ah! Thank you Cobbs County! There’s a multitude of reasons why this big company stopped. For the record not all sec8 tenants are bad. The problem is that there’s far too many across the whole country that are. 2) section8 never kicks anyone out of the program due to their lease busting bad behavior 3) The tenants absolutely demolish the apt & there’s no repayment to the landlord they just move on to the next apt. Lastly laws for discriminating against them won’t work. or capping rents this will only worsen the problem. I for 1 have had enough of their criminal behavior & wouldn’t dare rent to them again.

    This isn't a "income discrimination", it's a Government force into private property owners business. They won't call it what it really is. Yet they still can not phathom why landlords refuse to participate which is largely a voluntary program until a City passes the "Income discrimination" law. In those Cities, if a housing provider is caught refusing S-8 tenant, they will receive a huge fine. You know it's bad when they have to force property owners to participate since there are not enough willing participants in the program, they have to force all landlords into it. It's complete BS!
    We invested in rentals many years ago in the City near us, we used to accept S-8. We had our experience, it sucked really really bad so we stopped accepting it about 25 years ago. At the same time, we also stopped buying inner City homes as we were buying far better houses in very good areas to upgrade for better quality tenants. Thank goodness we started selling out inner City properties years ago when tenants moved out. Because since last May, the City passed this ridiculous law. We have one house left occupied by a tenant for 15 years. Have wanted to sell it for the last 10 years but we don't sell unless they are vacant.
    I will NEVER accept S-8 again. Not only from being burnt badly by the last S-8 tenant but the program itself became intolerable to deal with. The rent amount alone is minimum 25% below market rate and at least 50% below market rate for our much better rentals. We're not in this as a charity.

      My elderly uncle in Birmingham rented out their old family home on section 8 and he says it was a nightmare. When he finally got the renter out, he let the house sit empty for some years until he ended up selling the house to a property investor who was willing fix the damage that was done just to be done with it. They turned it into a boarding house.

      The excuse used in CO was some of the section 8 Tenants Did NOT pay their portions to the Landlords as required. They are Not required By Law to Accept. Some if the Case managers were Not fully Vetting the applicants, rather using Nepotism and Favoritism to hand out Vouchers! It is Wrought with FRAUD.. If you are on Housing you can have a friend or relative stay for 2weeks max. This is to keep Generations from piling up in one dwelling. Some have been known to have a section 8 dwelling in more than one state. There are families found to be sharing children State to state for qualifying food stamps and welfare.     You can blame the moratorium for this...i work in real estate and alot of properties had to deal with mass evictions after the moratorium was lifted due to some renters refusing to pay....not all renters, but a good number of people abused the system and saw it as a way not to pay....was hearing it and seeing it as i worked property to property....its a lesson in a few bad apples will always spoil it for the bunch...

      It wasnt just sect8 people abusing that system.. I know people who were applying for rental assistant that were claiming they didn't need it but since it was there they were going to use it.. Plenty of RENTErs and mortgage holders were taking advantage of the moratorium.

    Landlords like everyone else has the right to say no. Sometimes the landlord just dont want to deal with the gov't rules because im sure its not easy for them either. See it from the landlords side and not just from a tenant view. I dont care the color of a person or level of education, you can always say no.       I'm a landlord who doesn't accept section 8. I work 50+ hours a week in manufacturing. To be honest, people are sick of the entitlement. The lady crying she had to pack her husband in a box comes off as ridiculous
      The working class needs to be close to job opportunities. There is no reason why nonworking adults need to be in the city. ATL is known for it's night life. From what I've seen, section 8 women love the clubs but that's not what is important to communities.
      Communities want productive member of society. Wages are increasing and so are rents. We have a retirement crises. More people drawing from the system than paying into the system. Nonworking people need to live in a cheaper area with cheaper rent.

Why do you think you deserve to add extra costs to the housing market? Why do you think you deserve to have any of your expenses met just because you took a second home off the market that could have gone to somebody who actually would have owned it and used it as a home? Why do you think you deserve any of that? For nothing? You don't build the house. Most landlords don't maintain their properties as well as homeowners do. We can't even get our landlord to fix a door and it's a multi property company that's been in business for over 20 years. They make over $900,000 a month from this property alone (obviously I don't know they're expenses) but I know they have the money to fix a door. Yet it's been broken for THREE YEARS regardless of how many times I complain. There are entire laws set up for exactly how to withhold rent from landlords because that's how often you guys don't hold up your end of the contract. It's pathetic that you're seriously going to sit here and act like you deserve extra money for taking home out of the housing market.

      @@taylorbug9 I got a raise at work and I increased rent. My employer offered $2k referal bonuses and $3k to the new hire. Now it's $5k bonuses for new hires with certain skills. I also received a $500 bonus to get vaccinated. I was already vaccinated and only had to show my card.

      Why don't you guys do a background check for the section 8 tenets and whats the difference between regular income tenets who can still tear up the apartment? You can take both to court section 8 doesn't protect them from damages also. They also lose their voucher. Can you explain?

It’s not worth the hassle, the stress of battling with the program to receive a fair rental amount, the constant repairs at inspection that the tenant made, I WILL NEVER ALLOW another sec8 tenant in any of my homes…it’s just not worth it…

Everyone has a choice, I worked hard to improve my credit & save thousands of dollars to purchase my homes..It wasn’t easy for me, both parents are deceased, I was only making 26k per year, I know the struggle..I went days without food just to pay off debt so that I could improve my life..Anyone can do the same…God bless you…

      @@flashoflight8160 regular pay tenants are also bad. Watched one vandalize the inside and outside of a house since the owner wouldn't renew his lease. The tenant voiced there was black mold in the lower level but the owner wouldn't remedy it and took him for eviction. Definitely don't think that was the way to deal, he should have just left.

      I live in a middle working class neighborhood and own a home. I would love to live in an upper class neighborhood but my income restricts me. I live where I could afford. If someone in my neighborhood started taking section 8 with low quality tenants, I would not be very happy. I work too hard to take care of my home financially and physically. The same thing for renters most people pay fair market rent and work very hard. Most people who pay for better areas to live in are doing so out of their own pocket.

    It probably has to do with section 8 rental inspections.Onece you try to rent out your property to section 8 they want to send city inspectors who will say unit is unsafe and make a list of 10k in repair to rent to section 8.Thats why it's better to rent to people who work.

    WOW....WOW!! This same thing just happen to me in November 2021 with the Atlanta Housing Authority. I am a 65 plus year old disabled senior citizen. Landlord refused to fix broken stove, leaking bathtub and the housing authority terminated my assistance & demanded I move out. I thought there was an eviction moratorium due to Covid. I had no where to go.

      This is the thing that bothers me, especially for seniors. Young women in their 20s on section 8 who choose not to work popping out kids is much different than responsible people. There needs to be new laws enacted to protect seniors and the disabled.

      Sounds like the landlord didn't want to pay for repairs when he knew he couldn't raise the rent to offset the cost. That's what happens when you limit rent increases. No rent increase, few repairs.

      This happened to me in (20221). Landlord didn't want to to do repairs. Instead of doing repairs, he refused to take my rent payment but turned around and filed for an eviction for none payment of rent, and I blame the Section 8 inspector for for most part. In April/2012. I moved into the house after the Section 8 inspector done the inspection, but while I was putting things away, I noticed that there was a lot of things that should have been fixed before I moved in. I even asked the inspector (3) times who done the inspection, but he didn't know, but I found out by another employee,it was him who done the inspection.

      Cobb County used to have housing projects, I grew up in 2 of them. They tore them all down and condemned them in the 90s/2000s. They didn't want to have housing projects in Cobb County

    Many of these women rentals are in gentrified areas..So if as the owner I can do a few renovations and get 1500 for an apt or deal with the govt who at times don't pay on time and let's be honest some section 8 tenants
    bring in Pookie and Rayray who arent on the lease well I wouldn't renew their lease either ijs

    Maybe the eviction moratorium backfired.
    No one cared about the landlords during this process. Rental housing is a business and not a charity. Although individual section 8 tenants may have continued paying their portion of the rent on time there were probably enough of them that didn't and they may have trashed the places and the landlords said forget that crap. And remember the landlords were not allowed to charge late fees either. So the landlords took a big hit. Apartment complex owners could probably recover (but their investors expect a return on their money) but individual landlords, as in single-family homes, a lot of them lost their properties. The eviction and late fee process exists to allow persons on section 8 to continue to have a place to stay. Remove that landlord protection and the landlord opts out. I figured all the government interference would have also caused rent to rise and for landlords to demand higher or more upfront fees such as security deposit and first and last month's rent.

    How about the fact that section practice income discrimination on landlords. I was going to rent my Atlanta property out to a Section 8 tenant but I put the brakes on the decision fast when 1st I saw they don’t even pay true market rent. They want landlords to abide by their fabricated low value market rent chart. 2nd they pay more money based on predominantly white zip codes than they do predominately black zip codes. Then the mounds of paper work and knit picky inspections are ridiculous. I urged the section 8 recipient to find somewhere else because I’m not letting the government discriminate against me and my property considering they’ve done it already for hundreds of years.
    Lastly non section 8 people leases are not being renewed or broken because of high rent increases so this is not just a section 8 thing. It’s hard on a lot of people who don’t even have the government’s housing support.

    Happening here in Wisconsin too ..my friend is disabled and is ready to have to stay with us .. same situation and there's no where for her to go 💔 😕 😔 I called landlords for over 2 weeks now. The few places that still allowed .. are full and there's alot of them saying no without even considering and ending the fact that they take it..and will not except any longer.

    Not all section 8 residents are bad and dirty people. Before I was a homeowner I rented a house off Shallowford Road near Noonday Park. The neighbors nextdoor moved in shortly after it became a section 8 home. I had no idea what section 8 was . Sadly The inside of the house is trashed, there’s trash in the front yard and the back yard. It’s pretty obvious they’re dealing drugs out of the house and I shit you not there’s eight little kids in that home. About a year ago they had a drive-by shooting happen. Every single homeowner on Sharney Lane wants them gone. Because of Covid the homeowner said there’s nothing he can do to evict them.

I see people buying houses that are three times more for what its worth. And on top of that majority of these houses need to be brought up to code and remodeling.

    I live in San Antonio, TX. I know someone who works at the San Antonio Housing Authority. She told me clients cannot find housing with what their voucher pays for. Rents r rising & as well as cost of houses. She tells me it’s hard seeing them crying. Desperate for help. Gentrification isn’t helping either. I feel for them. It’s getting really rough out there.

      @@circesoul2218 I don’t know where you’re from but where I’m at, that’s not necessarily true. In public housing a lot of times you have multiple generations living in the complex and in some areas, tenants are allowed to pass on their apartments to a family member. Section 8 waitlists are often closed for years at a time and the process is so slow that it often takes years just for someone to get approved.

      Hi, You have to be educated on the process of the program and other housing programs. I know someone who using her Section 8 Voucher to purchase a home. Brand new 5 bedroom two story home and received thousands through the FSS Program.

      In my part of Florida the waiting list has been open less than 20 days in over 7 years...but even if someone gets a voucher less than half can find a place...over 50% are recycled after 180 days.

    I totally understand. Accepting section 8 was the worst thing that I did as a Property owner. A completely gutted and rehabbed 4 unit building was destroyed in 9 months, and then there were roaches in every unit.

    Nurse here. No section 8. I was asked to to vacate my rental house because " they have sold the property." Lies. I was on a month to month payment and not on a lease. I went back to talk with latest tenants.... they are renting. Go figure.

      @@benijen no not always there's ridiculous rules landlord's are forced to follow I sold a house to a person got one of those government 1st time mortgages I finally had to tell them you either buy it the way it sits or I'll fund another buyer I'm not taken out this loan they are so they should be fixing theses stupid things so bottom line buy it way it sits or not but I was done guess what they bought it the so called rules are for them I didn't agree to them

      @@youtubehatesfreedom1870 Selling is one thing, renting property is another. If you rent out property , it needs to be suitable and not needing this, that and the other to be fixed

    I feel sorry for the mothers and the people. Sometimes you just can't be comfortable with government funds. I've been there and I got out of it. Because things are only going to get worse . They don't care about nobody

      It would be helpful first of all if these single mother's stop having babies by all of these different men or one man that don't really want no family with them. That will help a lot.

      You can't get comfortable with a paycheck either. Specifically being a wage slave. Because the prices for everything is shooting up two to three times as fast as wages.

    Here's the issue when people receive section 8 their rent can't be increased beyond a certain amount now if the first lady is paying $700 something a month out of her pocket section 8 might be paying $700 to 900 on top of that which is about $1400 to maybe $1800 total for the complex. Most of these apartments in Cobb County want at least $2k a month for that same apartment so they stop taking section 8 which has a cap so then they can charge $2k or more to a regular person and they don't have to do the same upkeep that the section 8 program expects.
    I don't know about here in Georgia but in other states if you on section 8 for a certain amount of time and you are following all the terms and conditions of the program you can use that voucher as a down payment to purchase an affordable house. Which saved the program hundreds of thousands and helped a lot of families become independent through homeownership.

      @@kendallwhite3734 regardless of who wants what they have to have a certain amount of low income housing in each county or the federal housing department will investigate. If they were smart they would contact HUD on a federal level and not the local news who can't help them.

    Internal Class warfare, this is exactly what I'm seeing in these comments. Respectfully in my opinion here's a very great question "Why is housing a commodity?" if a person get's up and goes to work everyday until they can afford to retire, should they not be able to afford a place to live with some human decency? The sentiment that I'm seeing here is "If you cannot afford 'market' price (whatever the landlord demands) then it's your own damn fault" not the fault of racist housing laws and practices from the early 1900s but the fault of the individual. My opinion is, housing should not be for profit, it is a right for every working person or every living person in this country, regardless of how much money a person is making everyone deserves a place to live.

      Nope, it a right. No one deserves anything. You have to earn it. Nothing is free and yes, if you can’t follow the rules at a particular property, you don’t have to live there. It’s not your house it’s theirs. And whatever is happening in your life is a result of your choices, most of the time, and is ‘your own dam fault’ and quit playing the race card.

Y'all took it upon yourselves to CHOOSE to procreate. Now that baby will grow up to face whatever scrambled mess older generations left behind. Literally none of us asked to be here regardless of race. 🤦🤷

    I don’t blame the landlords! I wouldn’t accept those vouchers. Too many problems come with it.

Most landlords have 1-2 properties they worked 2 job to acquire and still have full time jobs. It’s a side business. You don’t know anything about hard work because you’re always the victim right?

    If the government wants to provide public housing to the poor, than it should do so. Don't force private landlords to take tenants they don't want.
