I think the main question my wife would probably ask you this. How far away is the bonus room from the master bedroom. Turn that into an extra closet. That’s about the size she has now. in the current house we own now we actually did an addition onto it to become the master bedroom closet. Oh, it’s big don’t worry, but I still have to walk to the end of that end of the house to get my clothes.

The bonus room is upstairs above the garage, so not near the master. The master bedroom/bathroom/closet take up the bottom-left side of the house. This builder owns a few other lots in the neighborhood. Elevation can custom build everything, so if someone was inclined, they could have this home built for them with some modifications, one of which could be a bigger master closet.

📺 Did you watch until the end to find my "blooper"? I totally meant to edit that retake out. The reason i said "no" and backtracked was because i erroneously referred to the bonus room being over the garage. 😅 Nobody's perfect right?

I currently have a pool in the Orlando area and the only one that uses it is the guy that comes to clean it. I wouldn’t do a pool my next house even if it was free. Couple questions is this the dominant hill in the neighborhood? And how restrictive are the covenants? In other words, do they allow motorcycles? Because in the Orlando area most neighborhoods around this level, they say no to motorcycles and I say no to give them my money. It’s a simple as that.

This home is on the dominant hill and sits above 90-95% of the neighborhood. The covenants are uber restrictive in Governors. It's one of the premier country clubs in metro Atlanta. With that said, I am checking on whether or not they have any restrictions for owning and keeping motorcycles on property. I'll post a new comment under your question the moment I find out.

The closet seems very small in the master bedroom. I don’t think there’s enough room for my wife stuff. Let alone mine. Overall, it seems to be a great looking. House. Needs a little tweaking though.

You're not wrong on the size of the closet, I've definitely seen bigger in homes like these. I would have put the laundry room somewhere else, probably upstairs, and used the extra space it takes as additional closet.

What does the hoa run in there?

The country club has a mandatory $30,000 initiation fee. $5,000 more for golf. Most of the builders have priced that fee into the cost of the home and then pay it on behalf of the new homeowner. Club fees start at $295/mo with a minimum of $100/mo for food/beverage spend. The HOA has a $2500 initiation fee, and the yearly HOA is $3200, paid in two installments. It's definitely an exclusive country club.

      Ridiculous

So if I’m reading this correctly, the $30,000 initiation fee is already priced in to the house in the builder pay that are closing on behalf of the new owners. 295 a month to belong to the club then another hundred bucks minimum in food. The minimum and food is not bad. The only thing I have a problem with is the $2500 initiation fee for the HOA. 3200 a year it’s not bad if they can keep the undesirables out. they just raise their HOA here in Orlando 63 1/2%. And yet my front gator still looks like crap.
