Many people cannot face the reality and truth. If you can't. Don't follow my channel 😁 I am not here to sugarcoat my words. I am here to share the truth and the fact that is happening in the market. You may not realise it because you are not the buyer in the market today.
Somehow I agree with you that property agent sometimes needs to be the counselor. He/She need to advise the buyer, not only to help them on the property transaction, but also in their journey when buying property.
My last property purchase a few months ago, the seller agent reduced close to 100k from the listed price from about $2.48M down to $2.39M .. perhaps desperate to close the deal or under pressure from seller to close.
I was about to walk away from the deal because I didn’t wanna be the new record holder. I didn’t have an agent with me but I did my homework and I know what I need, not what I want plus how the market was going at that time - some price softening was happening and I decide to take action.
Any way, I don’t know whether is it a case of the seller being unrealistic with his expected selling price or the agent giving poor advice to the seller.
The mentioning of Buy First is very real, most people underestimated the $$ impact of paying the ABSD upfront.
but don't you agree that there are a lot of units that they market 100k-150k above the market value and in the end they close it also around 70k or less than their asking? i see like everyone asking way way above last transacted value by tens of thousands... I thought means still can view lol

Real life incident. My friend bought an apartment for 1.56m in 2021. The asking was 1.65m. That’s not 100k lower, it’s 90k.
Buyers are not wrong to be demanding on their expectations as they are finding a 'home' and not a house. Bottom line is never ever settle for something less just because the viewings were done far too many but yet can't land a choice, or too few choices in the market for one's liking - just wait and continue because it's a journey not a sprint.
One of the point, few months back me and my wife managed to reduce price approx 400k from the listing 😂

I agreed, there is no need to let any agent think or teach you what price you is suitable. U can offer the pice that you deem fair. If you cant get it so be it.

How about sellers who set unrealistic pricing? Put high price to test market for huge profit because of greed and FOMO.

Private residential sector is a free market. Government regulations is the invisible hand that regulates the market. Economics 101. Nothing fair or unfair. Seller maximises value. Buyer looks for value. What is transacted becomes market. Dont let emotions cloud yr mind or be angsty😄. Buyer can lowball all they want. Seller are free to ask for the sky. Nothing's stopping them. Chance of transaction happening reduces. That's all.
Can we use the srx valuation as a gauge of the price for the unit?
