    First time buyer here. I think engaging a buyer agent is important. Buying process actually is straight forward, where you can read everything about the procedures from the internet. But it is too much info, and we cant be spending so much time on the nitty gritty if we have our own job outside. And also, agent will protect my rights and provide me with advices that i overlook when buying a house. I think first time buyer and agent should work together, and buyer should also read up to have some basic understanding of the whole process

    exchange of cheque and otp should be simultaneous ie exchange, any deviation from that is at the issuing party's risk

      Not true. Nowadays people use paynow. Don't use cheque anymore. For a seller to sign a otp. The agent need to prepare it and meet the seller and all the sellers have to make themselves free and sign it together. If there is no deposit collected. Why will the seller side make all the effort to get it done with the risk that the buyer will back out later because no deposit is collected?
      Sometime it's not the physical efforts. It's the mental thing, when seller sign they thought they are going to sell it off and there goes a buyer that go MIA when collecting the option. The seller definitely won't feel good about it.

      I've both bought and sold recently, otp is just a template, fill in 3 fields, there's nothing to stop you from meeting up and exchanging otp for paynow simultaneously. Issuing otp takes 5 min. As a seller, I hate buyer paynowing me when I'm not ready to issue otp, it's a tactic buyer agents use to attempt to stop further negotiation on price. I refunded it on the spot, other sellers could be tempted to keep it if no other offers

      You are both right. It's basically about offer (buyer cheque) and acceptance (seller issue otp. Buyer decides whether or not to exercise within option period). First time buyer may mistakenly think they are the ones accepting. Seller pay first is market practice. Buyer paynow you to test your resolve also nothing wrong. Maybe low ball (or your price too high) but its an offer nonetheless. At the end of the day everyone want (or wanna feel) like they have a good deal.

    Hello Aaron,
    Just curious - Do you think in general, an agent can save the buyer more money when offering/negotiating buying a resale/newly MOP flat?
    Or rather... do direct buyers usually end up paying more money without an agent (over offer/never negotiate)?
    The agent fees are approaching 6K++ these days so was wondering if it's even worth saving the money.

      Good question. I won't use generally. Because it's case by case. But I think people are misunderstanding the agent roles and scope. But again. Yes, with proper techniques there always chance that can save money. But nevertheless, I think the agent job is more than that. Ensuring a smooth process. Looking out for any red flag. Advising the client on any problems with the deals should also be a important part of engaging a agent.
