    What a great video - speaking as a mortgage advisor from the UK. The video is clear, concise, simple to understand and, most importantly, its Unbiased.

    Thanks for the video. Super informative! Two questions: firstly, when is the right time to get in contact with a conveyancer? Secondly, when should you have your building inspection done? Should these steps be before or after making an offer? Or before signing the contract? Thanks!

    • @MortgageBrokerAustralia
      @MortgageBrokerAustralia  Před 5 lety +3

      Hey Claire, this is an AWESOME question! In Queensland, generally, you'll get in touch with the conveyancer when you're about to sign the contract.
      The process goes like this:
      - Find a Property You Like
      - Make an Offer On the Property, subject to 14 days finance + 7 days building and pest
      - Offer gets accepted
      - Real Estate Agent will send you the purchase contract to sign
      - You get in touch with Conveyancer to double check the contract is good to sign
      - You sign the contract and get rocking and rolling
      Pretty much it's at this point you get in touch with the building and pest inspector.

    Thank you, guys for this great video! Just wondering at what step the building & pest report should be arranged, and is any deposit paid upon acceptance of your offer (or does this happen on settlement)? I am looking to buy a property to live in in Melbourne as it's ridiculously expensive to keep renting.

    • @MortgageBrokerAustralia
      @MortgageBrokerAustralia  Před 7 měsíci +1

      Thank you for your kind words and for reaching out with your questions! It's fantastic to hear you're considering buying a property in Melbourne. Indeed, owning a home can often be more beneficial in the long term compared to renting, especially in areas where rental prices are steep.
      Regarding the building and pest report, it's generally recommended to arrange this after your offer has been accepted but before you enter into a binding contract. This step is crucial because it allows you to identify any potential issues with the property that could affect its value or your decision to proceed with the purchase. It's a part of your due diligence as a buyer.
      As for the deposit, it typically is paid upon the acceptance of your offer, marking the beginning of the formal process leading to settlement. The deposit is a sign of your commitment to the purchase, and its amount can vary. Often, it's around 3-5% of the purchase price, but this can be negotiated depending on the terms of the sale and the agreement between you and the seller.
      Both steps are key parts of the home buying process and serve to protect your interests as a buyer. If you have any more questions or need assistance with your home buying journey in Melbourne, feel free to reach out. We're here to help make your home buying experience as smooth and stress-free as possible.

    I've just turned 20 and only saved 10k over the past year. I earn about 45k/year and i want to leave home as soon as possible. I fear if I rent, it ill severely stunt my progress in saving money.

    • @MortgageBrokerAustralia
      @MortgageBrokerAustralia  Před 4 lety

      Hey Chris, mate I wouldn't beat your self up over paying rent it is a part of life - you need somewhere to live after all! But you could look at trying to minimise the amount by sharing a place with a friend, or just renting a room. You can also look at 'rentvesting' as a strategy which can help you get where you want to go faster - czcams.com/video/Zh6TtCFluU0/video.html cheers, Jayden.
