    Not enough advice out on the internet of the risks thanks for posting this - had 2 situations in the past where damage was done and had difficulty in getting property back can be extremely stressful. Just having 12 months payments factored in to any deal would be top of my list to make sure you can enjoy your journey into property. It’s your ultimate insurance policy

    at this point I really do wonder if its better to just buy property to let without mortgages... especially right now with interest rates so especially high!

    High interest rates and 52% taxes on rent received (Depending if the property has a mortgage)

      Aint worth it. 52% tax is totally outrageous. Should be 30% tops for all the hassle we go through as property owners.

    It’s no harm to have somebody give a somewhat realistic discussion on this.

    Would you have advice on lessons learned about picking tenants, based on the experiences you've mentioned here?
    Did the guy have good references and employment records?

      I rushed into it, to be honest, and didn't get references. It was Celtic Tiger development and there was a lot of supply chasing tenants. Check out the references properly and you will get the most protection.

    Where there no signs at the start that they were risky tenants.

      No, it is very easy to end up with poor tenants, and previous landlords, to ensure getting rid of them, will give a satisfactory reference and give a hospital pass
